Amazing stay, great location and we loved the quiet, tranquility of the garden. Really nice rooftop with pool, sunbeds and jacuzzi.

Very nice apartment, with everything you need, is in a complex with several amenities, beach, a giant pool, jacuzzi, has restaurants. Very good communication and response from the hosts. Both at the entrance and exit were very punctual. The apartment is clean and working well everything we used. Highly recommended 👌

The apartment is spacious, modern and well located in a beautiful quiet environment. The city is very quickly accessible by car. The residence's beach is a 25-minute walk or a 5-minute drive. The pools in the residence are beautiful. We had a great time at Omar's place. We'd recommend this place for an unforgettable vacation. Thank you Omar!

We had a great time at this property, accessible at all times Paulina. The facilities match the images. In my opinion, the beach would be better if you have a car, since it's a bit far away and access is through the beach club.

Great place! Wasn't sure what i was getting into when we first pulled up as we'd never been to PDC before. Turns out we were 5 easy blocks from the beach and 5th Avenue which is where all the action is for tourist food and festivities. The place is also surrounded by 'local' food and fare as well - El Fogon is 2 blocks away, Walmart is 2 blocks away, many local tiendas from right downstairs to blocks away. Very clean - A/C's were working - had an issue with a drawer (at 7am) and Allen had it fixed within an hour. The balcony got great AM sun - i spent most of my time while there on the balcony just because we came from the North and i desired heat. But ... this place is not for those seeking solitude and silence, though. It's very loud with street noise. The tour busses start coming by at 7am and don't stop until about 9pm. All day. Everyday. But if you stayed closer to 5th Avenue you'd have to deal with the club music so it's a toss up. We had a blast and loved all of it!

We love staying on 38th, it is so quaint and so many options for dining and drinks. So close to the beach and 5th AVE. We would stay here again in a heartbeat. The pool and the view from the roof was worth every penny. It was very clean, unlike some of the rooftop pools where we have stayed before.

Firstly, Belen and Feranado are amazing people. They are friendly and very responsive when you have a concern, a question, or whatever you need. The location is great; close to all amenities and the beaches. WIFI worked seamlessly everywhere, the rooftop, and the unit.

Gustavo's place was just what we needed. Don't expect 5-star service, rather authentic Mexican living in an amazing place with 5 different outdoor locations to chill. There are leaves (it's a jungle paradise), and be careful for occasional branch that may fall. It's beautiful, serene, peaceful. There were also some bugs in the back (but it's a jungle paradise and we were there in May); one of the many terraces has a bug curtain that helps manage that. It's shady in the back, full sun on the shared rooftop (we didn't see anyone else up there). It's not a tourist neighborhood FYI! I've been to Playa del Carmen 4 different times, and this place was the best! Also the best local food close-by. So relaxing, and so many birds that sing all day! We spent most of the time in the casa. Pool has to be skimmed (the yard's greenery is spectacular -> leaves), but Gustavo is very responsive and helped run the filter mid-week as well. Gustavo speaks Spanish, use Google Translate if you need it.

This place is so peaceful and beautiful. The bed was amazing, ac and fan kept us cool in this hot weather, bathroom was cute and had hot water, we felt very safe and walked home from visiting a friend. We would definitely stay here again.

The location is perfect private and far enough from noise but at a walkable and safe distance to the 5th ave and mall. Also direct access to the beach 2 blocks down the street. On top of it , the house is fully equipped with beach chairs, umbrella, anything you may need.

The house is large and each room with en suite bathroom. Well maintained property with everything working and in great condition. Very private pool/outdoor area that feels like you are in your own oasis. But then just 3 minutes walk on a private path and you are in a gorgeous beach with plenty of space to chill an enjoys the ocean. the house is great but Alma, the property manager, made the trip. She kept the house spotless, made us breakfast every day ( and real Mexican style breakfast and cut fruit for us). We just had to go to the grocery store to bring supplies and she prepared everything fresh every morning. Everything was setup for us to enjoy every day. She makes it feel like you are staying at a 5 star resort having everything tended to. Playa Car it’s own own separate area with great security… everyone inside has to have a bracelet to get in it be a guest. Cuts on the number of people and crowds… but the house ilia just a short walk to the shops and restaurants. SAFE

If you are looking for a comfortable and peaceful stay, this is a place for you! The house is located at the end of a quiet street in a beautiful neighborhood. It has easy access to the Playa Car beach which is usually less crowded than other beaches in Playa. The host provided chairs, umbrella and beach towels, making beach trips even more pleasent. Communication with the host was absolutely perfect, she even came to meet us, which we appreciated very much. The house has a great collection of books, from Mayan culture and wildlife to mystery novels to read when relaxing by the pool. Overall, this was a perfect vacation. We had a great time at this apartment. Everything was as described, the private rooftop is just great and we enjoyed the private pool with ocean view a lot. 5th avenue and beach are only a short walk away, which is great. The beds were super comfortable and the kitchen had everything we need. Great place to use as a starting base to explore Playa del Carmen or just to relax some days in the apartment complex. Also, the free parking spot in the parking garage underneath the building was a big plus for us, as we had a rental car. We will be back for sure 😊

Lovely place! Couldn’t have asked for a more perfect view for morning coffee! The beach was great, pool was peaceful (no lack of lounge chairs), and easily walkable to restaurants and the grocery store. We loved the filtered water and well-appointed kitchen.

This was a great condo for four people to relax and unwind at the end of the year. It's an excellent location, right on the beach with it's own swimming pool and security folks. All the night life and restaurants of 5th Ave as a short walk away, making this one of the BEST locations in Playa. If there is a downside, its that being so close to the nightlife comes with a little noise. No problem. The front desk couldn't be more helpful and the property owners were very responsive to any requests. I couldn't recommend this condo higher.

Antonio & Karina are wonderful people. They met us at the apartment and gave us a run through of everything. They then provided a great list of recommendations and were around whenever we had questions or needed anything. The apartment is perfect, the location is 10/10 with views of the sea and seconds to the popular 5th Street. I loved walking to the beach and then being able to come back easily for a snack. We had a great experience, that was only made better by Antonio and Karina! I highly recommend staying here, you won't regret it, and I can't wait to come back!

We had an absolutely AMAZING stay! This was the perfect spot for a family vacation — we had 6 adults and one baby, and the house fit us all so comfortably. It was quiet, peaceful, and just steps from the beach. Honestly, it couldn’t have been better. Bruno, the property manager, went above and beyond for us — helping arrange airport transportation, grocery delivery, and making sure we had everything we needed. He made the whole trip so smooth and easy. The house itself is gorgeous. The kitchen was a dream to cook in, the bedrooms were spacious and thoughtfully laid out to give everyone privacy, and the common spaces were perfect for hanging out together. We were able to walk to most places, but getting in and out of the development can be a bit of a hike, so taxis definitely came in handy. This was one of our best Airbnb experiences ever. 100/10 — we will definitely be back! Couldn’t recommend this place more highly.

The condo had everything we needed to be at our most comfortable during our stay. Beautiful entrance, secure and super friendly security guards at the gate, excellent ambassador to greet us, show us the condo, and who was also very responsive with any questions we had. Beautiful pool in the center courtyard, as well as tennis / pickle ball courts within the property. Short walk through the jungle and Fase 1 to get to the best beaches in Playa del Carmen. Recommend!
