Such a fantastic place, big,clean, cozy and private. it had all we needed and more, very interesting use of colour too. we had a beautiful stay, wish we stayed more. we definitely recommend !

My parents wanted to stay in a peaceful countryside and this was the perfect place! Surrounded by nature, this very rustic and charming house is what made us feel like we were in the heart of Italy. The best part was how accommodating our hostess Maria was. She offered to pick us up from the train station as we got a bit lost, she also offered to show us around town on our first day there. She really made the area of Roca di pappa have a lasting impression. Thank you Maria, for being such a warm and generous host!

Had a wonderful 4 night stay at L'Olivaia. After 4 hectic days in the city it was wonderful to relax in peaceful surroundings. The villa is beautiful with a huge amount of space with fascinating artwork all around. The bedrooms and bathrooms were also large, clean and very comfortable. We had a great time in the large outside area, played and cooled off in the pool, and picked fresh lemons for our drinks. The hosts were very response and friendly. We would definitely return. This home is set in a very tranquil area yet is still accessible to the town closeby. The interior is very comfortable and tasetfully. The porch and garden were lovely areas to relax for morning coffee. The host and his family were very welcoming and were a great example of Italian hospitality. Although we had issues with the WiFi during our stay, they did everything to fix it and even reimbursed us for the data we used.

We were a group of 5 adults and 2 children (5, 7), stay 1 week. We were able to spontaneously check in earlier and check out later in the day. Giulia was always easily accessible. The place is spacious with beautiful views and sandy beach right outside the door! 🏖️ The residents of the upper half of the house were very friendly and unobtrusive. We only noticed each other at the beach. It didn't smell like smoke anywhere. We always found parking on the federal road for 2 cars. In one room, the federal road and the nightly train are very clearly audible. The window was always open due to the temperatures. The sea breeze usually ensured sufficient cooling with open windows even during the day. An existing lamp including extension cable for dinner on the beach is available. We were also allowed to use the catamaran and surfboard. A trip to Rome with train ride from S. Severa, online booking of the train tickets!, was very straightforward

The home is a charming mix of old world decor and modern amenities. Laura was the consummate host—very responsive, friendly and professional. The house is in a neighborhood, so you will hear barking dogs from time to time. There are two grocery stores a short walk away. And we found it quite easy to get wherever we needed to go from there in our rental car (for which secure parking was also available). Our only complaint was that the beds were too firm for our old bodies (all in our 70’s).

Lucilla was extremely friendly and responsive. We were a big group of 13 people and she was super flexible to accommodate our needs including super late checkout on Sunday. Thanks a lot!!

We had a wonderful stay at this beautiful villa! The place is spacious, very clean, and surrounded by peaceful nature. Alessandro was a kind and responsive host, always available to help. The house was well-equipped and comfortable for our group. We especially appreciated the quiet location and the lovely outdoor space. We stayed on my for one night, before heading to the airport the next morning. I'm so sad we didn't stay longer! the house and garden are so so beautiful. The primary suite is incredible, luxurious, has private terrace. the kitchen is so well appointed. we cooked a beautiful meal with ingredients that were already there and ate outside in the garden, played music on the guitar and piano, enjoyed the garden, and different spaces. it was so pleasant and comfortable, perfect for our large group - 8 adults and 4 kids. rafaelle was so communicative and helpful, even brought snacks and things for us. He met our every need. I hope we can stay here again in the future for a few more days.

Alessandro and Roberta are amazing hosts! They made us felt at home and connected us with many destinations and service providers to make our first visit to Italy truly memorable. The home is pristine and spacious, perfect for a large family gathering together. The design of the place is beautiful and matched the photos. So many walkable dining options nearby and a playground for the kids 8 mins away. The hosts live very close by, were very responsive to our questions and offered great advice for places to visit. Overall, i would highly recommend staying with Alessandro and Roberta.

Lovely accommodation , well equipped with all amenities . We were a group of 14 and had a lovely stay. The property is very fresh and everything feels like it is new . The host gave very good instructions which made our stay comfortable . The house is close to the metro station , so very convenient to travel from here .

It is an absolutely stunning place to be. The house is beautiful, the view amazing and the pool area an absolut dream! :-) We had the best weekend with friends there and everyone loved it. Felt like straight out of a Mamma Mia movie sitting there under the trees having breakfast or dinner. 10/10

Robertos place was fantastic! He and his sons went ABOVE AND BEYOND to accommodate our family. (offered transportation pick up, early check in, showed us step by step every amenity in the house, helped carry ALL our Luggage up the stairs, personal recommendations, comped breakfast locally, proscecco in both refrigerators...) I would give 10 stars 🌟 for service and helpfulness! This made for an amazing welcome and stay in Rome. I highly recommend! Gratitude 🥹

Daniele is a fantastic host. He was very responsive to some issues we had in the first couple of days. He was also very helpful when we had an issue with some of our luggage. The garden and pool are fantastic. The interior of the villa is nice but slightly dated. I would recommend a car to visit other areas and for supermarket. You are only 10 minutes from the local train station with direct trains which get you into Rome within 20-30 minutes. The town is quiet in the week but very busy at the weekend and maybe due to visiting in April there was not much open on the beach itself. I’m sure that changes as you get into the season. Some great local restaurants and bakery’s which were all reasonably priced.

We loved our stay at villa white. the pool was amazing and the views from the balconies was great. the house had everything we needed and we felt at home.

We absolutely loved our time here. The setting is amazing, the pool and adjoining soccer area are perfect and the pizza oven was a huge plus. The house has layer of character, history and family items from photos to books and art work. The Host was kind and attentive. We hope to return soon. Sharing the pool and common area with another family was a slight surprise but not an issue. This is a special place.

Wonderful place to stay for the beauty and peaceful Italian countryside. Romina was the perfect host. Romina’s mother made the best breakfast for us. I would rate this as one of the best Bed & Breakfast places in all of Italy.

We had a great 2 week in Riano. Roberto listened to our requests and was extremely responsive. The villa is perfect, the pool is even bigger than in the photos, very well located but traveling by car is recommended! Shops are nearby for shopping, even as some small restaurants. Hoping to return as soon as possible to enjoy the charm of Italy.

I was captivated by the photo, so I contacted the two hosts, who were extremely courteous and quick to respond and give me an appointment to see the place in person. Beautiful villa and low costs, it was perfect for the stay and for organizing a party. Everyone was impressed by the place and the villa, so much so that we will undoubtedly return. In addition, the two hosts suggested nearby places to shop (they even thought of some very good local products) and to better organize myself, making everything easier and special. As soon as we have the opportunity to organize another gathering, both for a party and for a long weekend of relaxation, it will undoubtedly be our destination. I am also ready to suggest some goodies to make the place even more full of surprises! Thank you very much.

Renato was very helpful, his very spacious accommodation is well located and in a very quiet area. Great for groups or even large families!

Giovanna was an excellent host and quickly accessible at all times. The house is very nice with a very nice large garden with old trees such as olive trees and other trees. Right next to the house is the parking space in the shade. The pool is in the middle of the garden and there are beautiful shady places to linger on the provided loungers. Here you can really relax after sightseeing in Rome or Tivoli and end the day with good wine and food. Fantastic. The house is new and very tastefully decorated inside and equipped with air conditioning, which we did not use. The new washing machine and dishwasher have also proven useful. The beds are also excellent for sleeping. In summary, it was a fantastic stay.

Beautiful location. Great pool. Gorgeous garden. Lots of outdoor space to enjoy. Easy home to spend time in. Host was thoughtful, kitchen was stocked with essentials like coffee and salt etc. washing machine and dishwasher were efficient. Host was responsive. The area is very restful. Small shops nearby to purchase essentials. WiFi connectivity was excellent. Not too far from Rome. We had a great stay.
