My second week staying here, Jorge & his mom are the BEST hosts!!! Never any issue with communication (very fast!), always willing to answer questions. This place is GORGEOUS!!! If you are not familiar with this type of area, it will look like your renting a concrete box - do NOT let the exterior fool you! Behind those walls are beautiful landscapes, very quiet, very private and super safe! It's very safe to walk, very peaceful, you have conveniences nearby (Sam's club, Walmart, grocery, convenience market, restaurants, pharmacy, etc.). The place is as pictured, so much space inside and outside! We did not want to leave this beautiful paradise! Our taxi driver commented when pulling up, this is a very expensive and very nice neighborhood! Don't wait, book this place , you'll be glad you did!

i recommend the house, because what we liked the most is the security in the fractionation, which the host was from a day before, during and afterwards very attentive to us and our needs. The house is comfortable, comfortable, it has everything you need from glasses, cups and pans, to washing machine, iron and parking. in conclusion we would be back with my whole family on site.

... spending a few days at Gabriel's house has been a very special experience. I arrived very late after missing my flight. No problem - I'll wait until midnight. I was very hungry. No problem - he took me to his favorite taqueria. I didn't have the money to pay. No problem - he lent me money. What to do in Mexico? Private villa, perfect to hang back in a group. Neighbors are very quiet. Pool and beach right at your doorstep, what else could you want!? Quick walk next door to the ferry to Isla Mujeres. Will definitely come back!

We had an amazing stay at this property! Paola and Gerardo were exceptional hosts who went above and beyond to ensure we had a memorable trip. They recommended a variety of things to do in Mexico and helped us arrange everything—from a private chef and transportation to booking our excursions. The highlight was definitely the private yacht trip to Isla Mujeres—an unforgettable experience with stunning views and delicious food. The service at the house was also outstanding. Paola’s mom was incredibly attentive and made sure we were comfortable throughout our stay. The home was spotless, and we felt very safe thanks to the 24-hour security. We also really enjoyed relaxing by the pool, especially with the beautiful weather. This was a perfect place to stay with friends and family, and we highly recommend it!

I enjoyed my first time in mexico. I loved the location of the place since it was very safe. I walked outside every night and never did i worry about my safety.

My stay at Jose’s place was a wonderful experience from start to finish. The location couldn’t have been more ideal it’s just a one minute walk from a beautiful marina side mall with a fantastic food market and a great selection of restaurants. Enjoying meals with views overlooking the water was a definite highlight. One of the most unique features was the direct marina access, you can rent a jet ski or even charter a private yacht right from the backyard. It really added an extra level of luxury and convenience to the experience. The home itself was clean, comfortable, and exactly as described. It had everything we needed for a relaxing stay. Jose was incredibly responsive and flexible throughout our visit. His easygoing communication and willingness to accommodate made the experience completely stress-free. For the quality, comfort, and unbeatable location, the price was great. I would absolutely recommend this place to anyone visiting the area and would gladly return in future.

I was delighted with the place, 😻 everything was super nice, even better than the photos. José Luis was always attentive to any questions I had or what I needed. I really enjoyed my time, I would definitely come back!

Everything was excellent!! The check-in instructions were clear and even allowed us to store our luggage in advance and we are very grateful. Few hosts currently allow it. They welcomed us and showed us the apartment's amenities. The truth is, we were delighted with the apartment, the pool, the area is very quiet and if you don't have a car you can move around at all times on route 1 or by Uber, The host also made some recommendations. We felt right at home, we didn't want to leave. The pool is huge, we rested very well and you can certainly feel that they strive to keep everything good for their guest and I insist, it is appreciated. Don't hesitate to book it, believe me, it will be worth it. As mentioned, right in front is the xailing pier to Isla Mujeres. Another thing, it also has a washing machine with clear instructions for use. I confirm, I totally recommend the accommodation.

For seclusion and relaxation this is the spot! Pictures represent reality. From Cancun airport to ferry, ask host for R/T transfers (only $100) for peace of mind. Take taxi from ferry to house for only $10-15. Ezekiel was there to great us and he can also do a grocery run for you in advance. House has HUGE bedrooms, will host 8 ppl easily with room to spare. The private beach is exactly that - private! Homes, not hotels, on each side of property; all with their own beach. No construction noise for us while there. This side of island has calm waters unlike other side. Owners have removed seaweed out to 20 feet in the water. The seaweed is like short grass in your yard. It's not a big deal. We had a chef come and cook breakfast and supper for $170. They arranged golf cart for $120/day. Huge Chedraui grocery store is only 7min cart ride away; North beach less than 15. Ulan restaurant was amazing. Communication with host was outstanding. First time to island and HIGHLY recommend this home!

Super energy, great stay The description of the directions was great and we were greeted in front of the house. Everything was explained to us exactly and showed us. The place was very tidy, clean, bright, very inviting. We felt immediately comfortable. The view is awesome, but also the flair of the back of the house, so I liked the view from the bedrooms. There was 1 canister of water available and on request a second one came directly. We were taken directly to the supermarket in Cancun by the owner to make a big purchase. Food in Cancun is very expensive in my opinion. The rooms are super divided with the 2 bathrooms and the furnishings, great. At night, it was loud on the beach: people, music and motorcycle shows. It's only fair to mention this for people who are light sleepers. After 2 glasses of Mexican wine, I slept well, but my mother heard everything every night. My family and I had such a great experience staying at Josh’s place. The home was exactly as described—clean, comfortable, and thoughtfully prepared. The location right on the water was absolutely stunning and made for a truly relaxing getaway. Josh was incredibly kind and responsive throughout our stay. A special thank you to Gustavo, the concierge, who went above and beyond to make sure we had everything we needed—he was so kind, helpful, and knowledgeable about the area. The little touches throughout the home made it feel extra welcoming. I’d absolutely stay here again and highly recommend it to anyone looking for a peaceful and beautiful place to stay in Isla!

Michael's accommodation and service were very good! The very attentive and with a very good predisposition. The place is as seen in the photos. It's very cozy and the staff took very good care of us! I recommend it! Very good price for the area in which it is located
