If you can pull yourselves away from your woodland hideaway, the lovely village of East Hoathly isn’t far, with a cozy café, village shop, and friendly local pub to explore.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.

Welcome to our beautiful houseboat, a romantic retreat for two floating on our peaceful one-acre lake in East Hoathly. Relax by the cosy log burner, cook in the fully fitted kitchen, and wake in a lake-view bedroom where nature’s magic surrounds you. Step outside to gentle ripples and wildlife, or visit East Hoathly with its village pub, café, and shop just minutes away when you can pull yourselves away.

The Hopper Hut; cosy and comfy, EV charging point

The Hopper Hut has been named for the history of our home which was once a hop farm. We live in the oast building on the same site. You have quiet surroundings with views of the garden and pond, and comfortable accommodation in all seasons. Your king sized bed was hand made in England using natural wool and cotton for a comfortable night's sleep. At extra cost you can also use the EV charger.
