The place was exact as described. It was quite spacious and we felt right at home. Considering we had a small baby, we didn’t have any issue during the stay. The check-in and checkout process was straightforward. The neighbourhood was quiet and had good commute options. Highly recommend this place.

Staying at the Gion house was an absolute treat. It was the best airbnbs we have stayed in. Curtis and staff were extremely helpful and friendly. They gave excellent recommendations and were very responsive to any questions we had. The atmosphere was beautiful and we appreciated the attention to detail of the historic home. We would highly recommend staying here and we would definitely return!

Great location with an izakaya at just 2 minutes walking, several convenience stores and an easy access to the subway.

We (me and my boyfriend) really liked the place. It was very clean and had everything in it what we need. It has a balcony too which was nice. It is also located in a quiet residential area and is close to all the stations. We recommend this place to everyone who plans to go to Kyoto.

My husband and son stayed at magnolia in summer 2025 and it exceeded our expectations. It is a convenient 15 minute walk from Kyoto station. The street and are beautiful and peaceful yet only 2 blocks away is a grocery store, several convenience stores and a subway station. The place has a separate kitchen/dining area and bedroom. The traditional tatami mats were lovely and the house was very clean with excellent amenities. I would absolutely recommend!

Ich hatte eine gute Zeit in der Unterkunft in Kyoto! Die kleine Wohnung hat einige Ausstattungen wie Küchenutensilien, Shampoo, Handttücher, Putzmittel, Waschmaschiene, was sehr hilfreich für mich war. Sie liegt etwas außerhalb, aber die nächste Bushaltestelle ist sehr nah und man kommt gut mit Bus in die Stadt. Die Umgebung ist sehr ruhig, aber es gibt einzelne kleine Restaurants, einen Supermarkt und einen Schrein in der näheren Umgebung, die ich auch gerne besucht habe. Die Unterkunft hatte an der ein oder anderen Stelle einen kleinen Fleck an den Wänden, aber Bad und Küche waren sehr sauber. Für den sehr günstigen Preis finde ich das in Ordnung! Die Gastgeber waren sehr freundlich und zuvorkommend. Insgesamt hat es mir sehr gut gefallen.

The apartment was very clean and looked quite authentic. It‘s a really beautiful traditional house. It is only 5 minutes away from Kyoto station by foot so there were a lot of restaurants and it is easy to get around. I really enjoyed the stay!

The place very convenient for tourists. Everything is there . Accessible to tourist spots ( walking ,train stations, buses). Will surely get back to this place .

This was such a wonderful stay! I completely recommend it to others. The space oozes charm and was thoughtfully designed. Yoko & Mayumi are delightful, communicative hosts.

ペットと一緒に泊まることができるのはとても魅力的です。 ベッドは硬めのマットを使用し寝心地が良かったのが印象的です。 駐車場も広く、目の前にはコンビニやドラッグストアもあり部屋でゆっくり過ごすにはよかったです。

The neighbourhood is really nice and quiet with many restaurants and konbini nearby. Even though it is quite far away from the nearest train station, there are many bus-stops nearby for getting around Kyoto. The host was really nice and helped explained to us all the rules and information about the stay, including nearby restaurants and amenities.

I really liked the place. It’s relatively close to everything and the host provided my stay with everything I needed. I plan to book this same place when I go back to Kyoto.

清潔感のあるお部屋でした。洗濯機もついていますし、お風呂場も綺麗。普通に気持ちよく暮らせるような印象でした。６歳の息子と滞在しましたが、部屋の広さもホテルより広く、子供がおもちゃで遊べる程度の広さがあります。 京都駅まで徒歩で約８分。重い荷物があれば、ゲストハウス目の前にバス停もあるので、大変便利です。 ゲストハウスにはエレベーターはないので、３階まで荷物を運ぶのは結構な労力ではありました。 よくわからないことがあっても、連絡すれば返信も大変早くありがたかったです。総合すると十分5★だと思います。

Ohara allowed me to stay in his beautiful home and was a wonderful host. Very friendly and the home was very close to the station and multiple stores.

We enjoyed our stay in Kyoto. It was in a great location and we were able to get to everything fairly easily. The space was small, and there is not space for oversized luggage. We carefully laid them on the bathroom floor near the windows and that still gave us enough space to move about. The rest of the flooring is tatami mats so you need to be very carefulnot to roll luggage on it. You also have to walk up a narrow stepped staircase for 3 floors to make it to the room so please keep that in mind. It had beautiful traditional japanese touches that made it stand out. The open air bath was a lovely feature and I especially enjoyed that. It also has a door for privacy. My husband and I did notice that it is not possible to fill the bathtub while the shower was on, so I would suggest filling the bathtub before you shower. Keep these things in mind when you are deciding if it's right for you. Overall, it was lovely and the japanese beds helped our bodies recover from each day of walking.

K/H did an amazing job as a host and making me feel welcome during my stay in Kyoto. Their clear directions made the stay seamless. Noise around the bnb was not as bad as expected ( rail line by the apartment), and it didn’t impact my sleep at all! Thanks again!

This my 2nd stay with Base in Kyoto. The place is conviniently Located near a grocery store and the train station In Hanazono. Will stay here again when I'm in Kyoto.

Very good experience of staying there. The room was clean and the facilities were all in good working order and the Japanese style bathroom worked well. The neighbourhood is also well stocked with shops and restaurants, and it's close to the metro station.

This was the best accommodation during our Japan travel. The place was so spacious compared to the other places we stayed at in Japan, and even the bathroom which I found very small in general around Japan was very big here. Especially loved the outdoor bath!! A baby cot and bath tub were provided and our baby slept beautifully during the stay. Our futons were comfortable too.

It is perfect for long stay! If you are a digital nomad, this is the place. It felt like home, the apartment has everything for a long stay, it is comfy, organized, clean and has enough tools for cooking. The neighborhood is lovely, very calm to relax and have a local experience in Japan. The only thing is that everything is far, 16 min walking to the subway station and 10 minutes to the supermarket/family mart. 1 hour by subway to downtown in Osaka or Kyoto/Nara. But for long stay this is not a problem once you have time to enjoy the city and the local neighborhood. Also in sakura season, the park in front of the apartment looks beautiful! There is a laundry room at the building so it is very easy to wash your clothes. Masako was very responsive and helpful all the time. I would definetly come back!

The location is great and the place was clean and comfortable. The only minor point is the fact that the entrance door and the toilet door of the bedroom on the 4th floor is a bit low, hence tall people like me might hit their head more than once...
