House vacation rentals in Tulum

Just wrapped up an awesome weekend here for a buddy’s 38th birthday and had to drop a quick review before heading to the airport. This place is seriously incredible. Tons of space, every room has its own bathroom (huge plus), and the vibe is super chill but still luxurious. We had a big group and it never felt crowded. The rooftop pool and the palapa rooms were highlights, and the garden bathtub was cool too. The design of the whole place is beautiful—boho meets boutique hotel. You can tell they put a lot of thought into every detail. The concierge was on it the whole time—helped us book a private chef (so worth it), massages, and even got us into a couple beach clubs. Daily cleaning kept everything looking fresh, and the place has all the little things that matter—good AC, Wi-Fi, blackout curtains, Nespresso, the works. Perfect mix of fun and relaxation. If you’re celebrating something or just want a great group getaway, this place totally delivers!

Great stay! Celine and her team were very fast to respond and is so attentive and accommodating. We needed some band aids/gauze and her team brought over band aids in the middle of the night when we needed. During our stay, the upstairs pool did not work and Celine was great at communicating that to our group. Overall, great stay! Thank you so much for letting us stay at your beautiful place!

We had a wonderful week at Mataray Tulum. The place is beautiful and peaceful and having the private beach made all the difference. But importantly, the staff were incredible. So accommodating and friendly, and always offering advice on where to go for dinner or excursions. There was never a tie that we didn't feel taken care of. The accommodation was amazing. The beds were amazingly comfortable, and my husband and son had great fun in the evening playing pool upstairs. The balance of having your own accommodation, but being connected to a hotel if you want food or drinks was a great combo! We will definitely come for another visit.

This might be the nicest place I’ve ever stayed in my life. It is even better than the pictures would have you think. Hosts were fantastic and helped schedule taxis and other activities for us for fair prices. The neighborhood is very safe, walkable day or night, and has great food.

Alfonso was an excellent host, he and his staff quickly responded and made great recommendations throughout our stay. The house is beautiful, spacious and very comfortable. We would highly recommend it to others!

Clemence and her team were so attentive with us. We celebrated my bachelorette at Casa H and they helped us with drivers and allowing our decorators to come in. Feeling beyond grateful for having a great stay in Tulum.

Perfect location for foodies and families! We were within a short drive to everything adventure-related, and could walk to some of the best local spots (+ return many times). The team & Brendon were incredible, and it felt like we were in a hotel with the amount of attention and housekeeping throughout the week. Catalina was a fantastic concierge and helped arrange a private chef, massages in-house, and balloon decorations for the birthday. Laura is a superwoman who keeps the place & pools spotless AND crushes it in the kitchen. You can tell Brendon put a lot of love, humor, & his experience in the hotel industry to work in this place.

We had an amazing stay at this villa! The space itself is absolutely stunning—super spacious with plenty of room for everyone to relax and hang out comfortably. The concierge was amazing, giving us great recommendations, helping with reservations, and even arranging experiences at the villa. One of the highlights was having a mixologist come by, which made for such a fun and memorable evening. They were also very responsive for anything we needed. The location was also very good —close enough to walk to restaurants and a grocery store, which was really convenient. Housekeeping was also a great touch. We all had a great time at this villa! Would recommend for sure.

The home was beautfiul. Minor mishaps such as wifi, but the host was very communicative and fixed what was in the it control.

The pictures do not do justice to this beautiful home! Our host, Max was extremely responsive and accommodating. The beds were super comfortable, everything was sleek, clean and modern….and we all felt right at home. We traveled with children, and it truly felt like we never left home. All amenities in the home made it easy to cater to them. The location of the home allows for lots of privacy, so no need to worry if the little ones get a bit loud in the pool. We will definitely be returning!

Rosa and Vitto was amazing from checking in to checking out. The place was beautiful inside and out. Me and my wife enjoyed our stay felt right at home. Rosa was very helpful on booking a lot of things for us as well. I would highly recommend this place to anyone going to Tulum.

Sonny was amazing from beginning to end, super friendly and incredibly responsive. The place looks exactly like the pictures, and has 24 hr security… who are super friendly and helpful as well. Loved that we were able to walk to nearby restaurants and convenience stores. Sonny had endless recommendations making our girls trip so much smoother. His transportation recommendation saved us everyday, the chef, the marachi band, the masseuse, all beautiful. Our experience was nothing less of amazing. Definitely recommended and would definitely book again.

Eleonora has been a great host and her Airbnb perfectly fits the description. She has been very helpful when we needed recommendations. The place is very quiet and safe, especialy for parking in the street. The pool is nice and the water is fresh, which we enjoyed during hot sunny days. The pool comes with jets, hence it being called a jacuzzi I guess, so just know the water is fresh :) Overall, I definitely recommend !!

Definitely a good stay. A large house w nice rooms and a great roof to hang out on. Cool walk up too. Neighborhood is a bit quiet and out of the way, but pretty peaceful if you have a car. Hot tub on the first floor is definitely nice to have but can have a slight chlorine smell. Goes away if you open the doors and get fresh air. Hosts were very responsive and helpful through it all.

We had an absolutely incredible stay at Blue Deer Residences! From the moment we arrived, we were welcomed with such warmth and care. Lesley was an amazing host—so attentive, friendly, and knowledgeable. She went above and beyond by giving us fantastic local recommendations and even helped with making reservations and bookings. To ensure our 7-month old daughter was comfortable, Lesley provided a pack-n-play and ordered a baby bath tub and high chair just for us - talk about above and beyond! Her staff was equally exceptional—professional, kind, and always one step ahead in taking care of our every need - truly top notch service from the housekeeping ladies, maintenance staff, Victor and Dayvis! The property itself is stunning, perfectly maintained, and thoughtfully designed for comfort and relaxation. We couldn’t have asked for a better experience. Highly recommend Blue Deer Residences if you're looking for a memorable and relaxing getaway in Tulum. We'll definitely be back soon!

Reed's place is a beautiful, peaceful spot in La Veleta not far from several lovely restaurants with outdoor dining. His home is spacious, with a private pool, pond with waterfall, and separate areas for the living area and bedrooms. There is a small convenience store across the street, but we would still recommend renting a car, ATV, or scooter to get around for more shopping options, go to the beach, or explore the nearby ruins. Overall, we would recommend Reed's place for those seeking a more secluded hideaway in which to relax and recharge. Thanks, Reed!

Casita Lumi was the perfect vacation getaway. It was private and peaceful, yet still close enough by car into town and to the beach. The private mini pool was by far the main highlight where we would unwind at the end of each day and take in all the beautiful surroundings. We communicated mostly with the co-hosts, Alexis and Cindy, which were both super protective, attentive, and responsive. Thank you for an excellent stay—would definitely recommend and come back!

Casa Zaba was incredible! The location was perfect—close to everything yet felt private and peaceful. We pre-ordered ATVs through the property, which made it so easy to explore. We used them for quick trips to grab food and check out the nearby nightlife, and even rode them all the way to the ruins and some amazing cenotes. The free cenote included with the Airbnb was absolutely breathtaking, and the private beach access was gorgeous. The property itself is gated, which added an extra level of comfort. I’ve been to Tulum multiple times, and this was hands down one of our best stays. Highly recommend Casa Zaba for anyone looking for an unforgettable experience!

Casa Cangrejo is a beautiful villa in a peaceful neighbourhood within walking distance of many restaurants and a 20 minute drive from the beach. We appreciated the garden and pool, and the plentiful, cold water from the fridge. There’s lot of space to spread out and the villa was clean. We experienced some power and WiFi outages, and the pool wasn’t cleaned as often as we were told. The curtains in the bedrooms need to be improved and added to, so that it doesn’t let in so much light in the morning. Overall, would recommend this villa.

12 stars out of 10! We definitely recommend staying with Sevatulum. We were here for a 30th birthday party with 11 guests and everyone absolutely loved it. As guests who like booking our own itinerary & schedule, I definitely recommend booking things & transportation through the hosts. Epi (taxi driver) was amazing and prompt for each pick up/drop off. We are a very active group, who enjoyed lounging at the beautiful villa and spontaneously leaving for meals/events/workouts. Epi was at our service the whole trip! Yes, the villa is down an unpaved road but you are still halfway between the town and beach. It was no issue at all for us. We would even walk/run to a nearby cafe some mornings. Was safe and good exercise. The hosts were extremely responsive for any of your needs or questions. The house was well prepared and had everything we needed. Booking a chef for a few meals is a must!! They were great. Overall, great experience and would book again. Tulum was incredible.

What a great place for our family. We wanted somewhere away from the main hotel zone and was close to restaurants. We hired a car and everything was a breeze, able to get where we wanted with no hassles. And at the end of the day we had a fantastic house to come home to, with its pool and amenities. Cédric and Laurette were very responsive (not that we had many queries) and overall the house made for a chill and relaxing holiday.

This place is heaven! I now understand why this place has a perfect review score: it truly lives up to all of the expectations set, and then some. The house is super peaceful and private-with two very helpful and friendly caretakers onsite when needed, but totally out of your way when not. We basically lived in the pool and adjacent palapa and just lounged for 5 days in this small slice of paradise. Don't expect to swim in the ocean (we got lucky and the sargassum subsided 1 afternoon) -- but its not an issue at all. The pool is amazing + there are so many cenotes and swimming spots within a 5-20 minute drive (15 mins from Xelha, highly recommend). The inside is exactly everything a couple needs - it felt like a luxury suite at a 5 star resort. Large comfy bed, nice bathroom, and decent sized kitchen and living room -- all super clean and well stocked. We grocery shopped and cooked a few meals + there are many decent restaurants within a 5-20 min walk or short drive. We will be back!

I had an amazing stay at Celine’s place in Tulum! The home is even more spacious than the photos show. Everything was spotless and beautifully maintained, and the entire space had a peaceful, calming vibe that made it easy to unwind. Celine also went above and beyond by providing concierge services that made our trip so much smoother. They helped us stock the fridge with groceries before arrival and even organized a private chef experience, which was a highlight of the trip. Celine was a wonderful host! Highly recommend if you're looking for a serene and comfortable getaway in Tulum!
