“The place is amazing! The pictures do not do it justice. Carole keeps it extremely clean (literally sparkling). It’s very spacious and has everything you could possibly need (including an indoor garage! Which was very useful during the winter). The open concept living space with incredible views is perfect for a small group to hangout and enjoy the views of nature. If you’re looking for somewhere that feels quite remote but is still close enough to town, this is the place for you. Very easy 30min drive to Ellicottville for skiing. I highly recommend this place! We are already planning a return trip!”
Iris cottage is set on a quiet road in WNY just 15 mi. from Letchworth State Park and 5 mi. from Houghton College. “The pictures really don't do justice to this lovely cottage, it's cute and the space is very well utilized. Ben was very helpful with providing tips on food places and grocery stores nearby even before we arrived. There were only 3 of us, but there would definitely be room for 3 more or so with the bunkbed and provided air mattress. The beds were comfortable and we really enjoyed using the fireplaces. A big part of our mini vacation was cooking, and the kitchen was very well stocked. Ben even provided breakfast foods (eggs, milk, cereal, muffins, orange juice etc.), which was very appreciated. There was a very slight issue with losing power (they were working on lines nearby) but it only lasted 5 minutes, and Ben's father Allen stopped by to check on us after. Very thoughtful, but also unobtrusive.”

“If you are familiar with Rushford Lake, this RV is located perfectly for lake activities. It is a short walk or shorter drive to the launch site. There is parking available if you drive. The RV is exactly what is expect, plates, cups, utensils, fridge, A/C, bed, shower, etc... Trey the property manager responds to texts immediately!”
