The location, layout, comfort and all the amenities of the house, the location being close to everywhere was great, the only problem was that the building was a little scary, a little creepy, but it was the best experience I've ever had. If I come again, you can be sure that I will choose it again. 😇✨

Beautiful flat with authentic vibe, nice light, everything needed here for stay. Planned to stay for 3 days, stayed 8. It was nice to spend time there reflecting and chilling. Thanks Sofio for that experience.

Our stay was great! The hosts were very responsive and quick to address any issues. We had some problems with the drainage, which they tried to fix immediately, but unfortunately, the issue persisted, and we had to leave. However, they handled everything professionally and refunded us for the unused nights without any issues. Great communication and service!

We stayed at the apartment with our 3 kids. The apartment is thoughtfully set up for families with games and a separate room for the kids. The apartment is nicely removed from the nightlife at the base of the ski slopes with curtains in the rooms to keep out the light. It’s still really easy to get to the lifts - just a 2-minute walk - and conveniently has 2 ski lockers for your gear. All the restaurants and the Spar are a stone’s throw away so you can eat out or in. Communication with the host was super easy and we were also suggested a car company for transfer from Tbilisi, which makes things easier with kids! We had a wonderful time at the apartment and will definitely return.

From the moment we arrived, everything exceeded our expectations. The host was incredibly welcoming and responsive, offering great local tips and even helping us with transport. The apartment itself was spotless, cozy, and full of charm — just like Old Tbilisi itself! Waking up to the view of historic balconies and cobbled streets was magical. The location is unbeatable: just a short walk to the sulfur baths, Narikala Fortress, and the best cafes and wine bars in town. It truly felt like we were living in a storybook. Highly recommend this gem to anyone visiting Tbilisi. We would stay here again in a heartbeat!

Nikoloz and his father were very welcoming and their unit made me feel at home. They were very responsive with any questions I had. Very nice hosts. The studio loft was quite interesting and it's pretty quiet when the windows are closed. Stores and restaurants are within walking distance. Fridge, washing machine, hot stove, silverware, cooking utensils and pots are provided. Bathroom towels, toilet paper and soap are also provided. The bed is big and comfortable for a good night's sleep. The outdoor patio is also spacious and there's a good view of the city. Looks really nice at night. Due to the sloping roof and ceiling, the shower stall will be quite small for taller people. It would've been nice to have shelves in the bathroom to put your toiletries on. A microwave in the kitchen would be nice to put in. Definitely recommend Nikoloz' studio loft to anyone. Would stay here again if I return to Tbilisi in the future.

The apartment is located very close to the Gudaura Lower Station and a grocery store. Also there is a spa center in the same building. The apartment is not very big but equipped with all necessary stuff, good for the small company of friends as it has 3 separated beds upstairs. We enjoyed our stay, thanks!

Let me review in Thai for Thai traveler. 1. Ruska is very quick to answer any questions by chat box. All questions are clear. 2. When you arrive at the Local Guide, you can call the entrance to the apartment. Two men come to welcome you, show you in and help with your bags. Very impressed. 3. The person who showed them in, recommended the place, and provided extra sheets, pillowcases, as well. 4. The room is spacious with a separate kitchen. The bathroom is spacious and there is a washing machine in the bathroom. Georgia has a iron rod dryer that releases the heat to dry the laundry quickly (never found in Thailand). 5. Best location, in the heart of the city, with parking. 6. Less than 500 meters walk to Liberty square. There are 3 convenience stores next to the property. There is a supermarket (Carrefour, Goodwill) nearby. Liberty square is awesome. You can buy fresh food to cook. 7. The kitchen is fully equipped, electric stove, microwave, sink. Most importantly, the price of friendship is the most recommended.

I have stayed at the place for almost two months. Good apartment and location.

I was living there for 4 months. It was perfect. One problem - if electricity was turned off (for the district - it happened sometime), you need to restart the hot water heater (which wasn't available from my part of the flat) But the owner knows about that (gets an SMS notification from the electricity company) and came after that to do it, even if I can't. So, as a result, it wasn't a big problem. PS When I rented a second part of the flat, I did it myself. PPS, it was one of the best flats I've lived in. And the full-wall window perspective from the bedroom was amazing!

We absolutely loved the apartment and its well-designed interior! What I enjoyed most is how authentic it was, with so many details that you can observe around the flat. Very clean and spacious! The only thing is that the bedroom windows are on the noisy side of the street, so be prepared to hear everything going on outside.

New house, nearby grocery stores, pharmacies, cafes, stall with bread, vegetables/fruits. The metro station is no more than 5 minutes on foot. Freedom Square is 25 minutes to the old town +- 30 minutes to an easy walk along the beautiful avenue and the wonderful city of Tbilisi. Parking near the house or along the road, there may be problems, but for 2 nights of stay always parked at the front entrance. Quick contactless check-in, instructions from the host with a code from the lockbox at the entrance with the keys. The building has elevator, apartment on the 2nd floor with windows into the courtyard of the Ministry of Finance. The living room is combined with kitchen: comfortable sofa, armchairs, TV, cinema, dining table, chairs. Kitchen with good appliances, expensive dishes as in a restaurant (variety is amazing), spices, oil, coffee tea, sweets, sweets, water. 1 bedroom - 2 single beds that can be moved if necessary, designer armchair + very nice balcony with table and vineyard (there is a dryer). 2 bedroom - double bed, wardrobe, floor window and design again. High-quality linen, towels, towels, robes, mattresses. The bathroom is generally a work of art, expensive plumbing, washing machine, toothbrushes and paste, washing powders, shampoos and gels + good expensive toilet paper with a supply! The smell of expensive spirits in the apartment is relaxing and in love with every centimeter of the interior. Well working air conditioner. A very cozy apartment, pristinely clean, small but perfect for a short stay. Narges was very helpful and very quick to respond. The location is also incredible, right in the city center, and everything you need is in a minute's walk. Check-in and check-out were very quick and convenient. The only downside was that the ventilation in the bathroom doesn't work too well, so there's an occasional sewage smell and the towels don't dry when left in the bathroom. Also keep in mind that there's no shampoo/shower gel, so bring your own. Overall I'd really recommend staying here, it's a good apartment with a great host :)

It's much better than it looks on the picture. This is a best place at this price. I could stay here for a month comfortably with a large space for one person. Sunshine with a great view of the cathedral is beautiful. And its location is near from tourist spots, restaurants, supermarkets and metro. Above all, I wanna stay here again due to the very friendly and kind host.

A beautiful and cozy apartment in a great location of Tbilisi - good views, right in the heart of the old town and close to everything you would need. If you are looking for a place to be able to get everywhere easily - this is an amazing pick. The apartment is spacious and you feel right at home. The old architecture and courtyards around make it so much better. Tamar is also an extremely hospitable and communicative host. If you need recommendations for restaurants or are looking for something more specific - she is always willing to help. Definitely recommend the place for everyone coming to Tbilisi!

We had a wonderful stay at Marlen’s place! He is an exceptional host and even kindly offered to pick us up from the airport. The apartment is located on the top floor of the building, featuring a spacious balcony that wraps around from the kitchen, around the living room, and all the way to the bedroom. Upon entering, we were delighted to find the apartment spotlessly clean and fully equipped. As we enjoy cooking, we appreciated that the kitchen had everything we needed—well-organized, clean, and in great working condition. The location is in a quiet residential area, with several small grocery stores and one large supermarket all within walking distance. Fitness enthusiasts will also love that there are three gyms nearby, including one just across the street. Overall, it was a fantastic experience, and we wouldn’t hesitate to stay here again!

Great apartment for long stays! Have stayed there for a month. Nice location, many shops downstairs, close to transportation and city center. Great view on Mtatzminda and surroundings and a swing on a balcony. The apartment is spacious and has everything a guest might need. It is not perfect and has some scratches and minor problems here and there, but still a very good offering. In real life it looks a little bit better than what on photos. Also, there’s a questionable decision to have a door/window between two bedrooms, but it is mitigated by two thick curtains. Thanks to Zviad!

This is a nice and comfy place in a great location. Might be a better match for touristy folk over work&travel, since you only get one window and it is somewhat dark during the day.
