Once a laundry servicing the main house this property has been converted into a comfortable cottage for 2. The property is accessed via its own driveway and has its own garden with plenty of parking. It is a 5 minute walk to the town centre.
“What a gem! We came to Ballater to explore Cairngorm National Park, and Paul’s little cottage was just perfect. Very small and super cosy, with total privacy. In the evenings it is very toasty and we chose to utilise the kitchen to cook our own food and chill in front of the telly. On one night we ventured down to the village (under 10 minutes walk) and ate at India on the Green which was outstanding, and on another we drank at The Deeside Inn in front of a roaring fire and a live band. Our stay was absolutely lovely and could not recommend it enough.”

You can enjoy gentle walking to Munro bagging from the Glen Doll carpark, where many walking routes begin, from our doorstep. The Clova Hotel is just 3 miles away. We welcome couples, solo adventurers, families (with kids) and pets. Price is based on two people sharing, second room available by negotiation.
“Our stay in Katy's place was fabulous. The house is in a beautiful place, ideal if you want to explore the area. The nature there is impressive. Katie and her husband were very welcoming. The room had everything we needed and we could even enjoy a relaxing evening in front of the fireplace. They also offered us a lovely breakfast and we were able to use the kitchen to prepare our meal. I loved this place and hope to go back soon!”
This 19th century cottage is in quiet rural and scenic Birkhall, 3 mins drive from Ballater. Ballater is a pretty Royal Deeside village with shops, cafes restaurants and a supermarket. Perfect for dog walking cycling skiing & fishing. The cottage has a stylish modern interior, private parking, secure shed, large enclosed garden,central heating, 3 ensuite bedrooms with TVs. “If you're on the fence about booking this place don't be, it's stunning, the house has everything you need, just book it. We will be returning to this location which isn't something we normally do! The fact all 3 bedrooms are equal in features and amenities means 3 couples don't need to fight over who gets the best room, although we actually went as a couple with our dog and baby and this also worked out very well. Ann went out of her way to make us feel welcome. The house was clean throughout with lots of equipment in the kitchen to ensure you can arrive with your food and just start cooking which was ideal after our long journey! We visited Balmoral during our stay and would highly recommend the Land Rover Safari tours (£145.26pp) which last 3 hours and showcase some of the best beauty spots in the area. We also visited Ballater (including Rothesay Rooms Restaurant, The Balmoral Bar, CO-OP, Chalmers Bakery & Lochnagar Indian Brasserie), Loch Muick (remember £4 cash for car park) and several of the towns around Cairngorms National Park. Wifi was good. Space for plenty of cars. Dog-friendly. Great facilities. Decent bedding. Overall 9.5/10.”
