We absolutely loved staying in this property - it is simple but has everything you need. The surrounding countryside is breathtaking and the accommodation is comfortable. The pool area and outside areas are beautifully maintained - full of flowers and really nicely kept. The pool was beautifully clean and wonderful to cool down in. We would absolutely recommend this venue - particularly for its superb location, just down the road from the pretty town of Citta del Castello which is full of great restaurants and shops - but far enough away to be incredibly peaceful and quiet. The views are amazing!

Where to start? I truly can't say enough good things about this property. It exceeded expectations in every way. From start to finish, our time here was a delight. Amanda was responsive, helpful, and accommodating. The location is remote, and a bit of adventure to get to, but Amanda had communicated that and we were prepared with the proper rental car that made it a breeze. The house is beautifully appointed, has every amenity, and lots of perfect spaces for both quiet moments and areas to gather with your group. The outdoor spaces and pool area are lovely, beautifully landscaped, and the views are spectacular. Book this place; you won't be sorry.

The house has a room, bathroom, living-kitchen, and a small balcony, all private. All of the areas are very big. We were very comfortable. We went in early January and the house was perfectly heated. The house was very clean, decorated, and with all the details cared for; you can see the dedication of the hosts. Spotless sheets and towels. The kitchen is perfectly equipped. The perfect bathroom too. The house is secluded in a beautiful, relaxing setting, with a private lake, unpolluted by the city. The outdoor garden is huge and nicely cared for (even in winter). There are tables and chairs, grill and parking spot. On the property, they live Ascensina and Elisabetta; they constantly took care of our stay being pleasant. It was very nice to talk to them, they are very nice and a great company. Great Airbnb, highly recommended!

Andrea's place was perfect for our short two night stay in the Niccone Valley, or fav area in Umbria. We were there in cooler weather and the floor heating took a bit to come on but once it did we were comfortable. I think it would be a great place in the warmer weather as the pool looked wonderful. The Niccone Valley is somewhat remote but with the location of this property you had the best of both worlds quick access to Umbertide and yet embedded in the valley. Would love to return in the warmer weather. Thank you Andrea!

This place is even more beautiful than the photos capture. The scenic placement and gorgeous views of the Umbrian hills are spectacular. The pool was cleaned every day, and the house and yard were perfect. To top it all off, we fell in love with a local restaurant with even more spectacular surroundings and some of the best food I’ve ever eaten (Il Sasso). The Pacini family were kind and hospitable, as well as generous with their fruits and vegetables!

Location immersed in the tranquility of the greenery, clean and always accessible swimming pool: it is the ideal place to relax. Stefania welcomed us very well, as if she had known us for a long time, showed us the spaces and gave us useful directions for the stay. Absolutely recommended!

We had such an amazing time! Such a calm and serene atmosphere! The place is quiet far off the main road and in the woods. Nonetheless it is not far from beautiful cities which make great day trips. It is also the perfect place to just relax, enjoying the sun and lay by the pool. The view is astounding and the staff was very nice and helpful. There is also a restaurant that serves food, which was very tasty! Would visit again for sure :)
