The Chapel Townhouse is a beautiful one bedroom townhouse, hidden in the heart of central Brighton, affording you the privacy of your own home with the romance, style and grandeur of the best luxury hotels. Described by guests as "absolutely spectacular", "too good to tell anyone about", "100 times better than a hotel", "the BEST place I have ever stayed in Brighton", "outrageously cool, perfectly located and really delivers the wow factor" and "seriously the best Airbnb I've ever stayed at".
A beautiful converted chapel dating back to 1876, the Chapel Townhouse is hidden along a private and picture perfect Victorian mews, accessible through private electric entry gates. Guests enter their own front door to find the grandest of staircases winding around an 8ft chandelier made from 300 antique crystal wine glasses, up to the Chapel Townhouse's studio room with a 15ft high ceiling, original stained glass windows, super-king sized bed, roll top bathtub and a second Victorian inspired chandelier made from black Lego bricks.......................
Despite being in the bustling heart of central Brighton, the Chapel Townhouse is so private and secluded, you'll feel a million miles away from the outside world. Hidden along a private mews, just off Church Street in the very centre of the city, you will find the Chapel Townhouse directly opposite Brighton Dome and Corn Exchange and moments from Brighton's famous Pavilion Gardens estate and the Theatre Royal. The Chapel Townhouse is also in the midst of the famous lanes and North Laine areas, packed with the best independent boutiques, restaurants and coffee shops. Brighton pier and seafront is half a mile away and we're walking distance from both Kemptown and Hove. You really couldn't wish for a better location.

  • The lodge was beautifully decorated and made for a lovely place to stay. The location is perfect - a short drive into Brighton, and in the middle of great country walks. Keith was so friendly and went out of his way to ensure we had everything we needed! Would definitely come again!

    Poppy2020-03-17T00:00:00Z
  • Amazing place to stay! Keith is a lovely, friendly host and was on hand if we needed him. Cosy cabin with everything you could possibly need... and more! Hot tub was amazing and great at night time. Would definitely recommend as it is great if you want somewhere to stay near Brighton!

    Katie2020-03-14T00:00:00Z
  • What an amazing stay! Keith was brilliant and picked us up from the train station to take us to the lodge. We checked in early and left our bags and went on a lovely walk waiting for the lodge to be ready. We used the hottub in the rain (highly recommend!!) and enjoyed some Prosecco. Keith also recommended us a local pub and even dropped us off. The breakfast in the morning was sublime with about 10 different elements. Couldn’t recommend this place more for a couple who want an evening away to relax in the country side.

    Frances2020-03-09T00:00:00Z
  • It was a fabulous stay! A very warm welcome from start to finish. The cabin is lovely & cosey. Perfect for a rainy day and we hope to return in the summer! 10/10 breakfast.

I highly recommend the place as it has a nice view of the mount during day time and amazing sunset. The garden at night was just magical and we had a good privacy. Highly recommend the place especially for couples

  • Great location in Brighton near some good restaurants. We were celebrating my son’s 21st at a restaurant nearby, so Calandra’s property was very convenient for us. We loved the quirky paintings and neon signs, the huge space downstairs and the master bedroom. Thank you for the chocolates and wine. I hope we can visit again.

Totally independent guest suite. Unparalleled location affording complete privacy on Brighton’s historic Regency seafront + huge rooftop hot tub King sized bed + ensuite wet room with fabulous waterfall shower. TV, towels, robes, hairdryer, WiFi, tea & coffee facilities Stunning private sitting room with amazing sea views, sofa, TV & fridge. Huge roof terrace + the only frontline hot tub in Brighton Perfectly located just 10 minutes to Palace Pier, the world famous Lanes & The Royal Pavilion
You will enjoy a stunning frontline penthouse suite with a huge hot tub and roof garden on Brighton’s historic Kemptown seafront. (If you are coming by car we have access to a guaranteed off road parking space that’s 90 seconds from our front door. Please check availability at the time of booking as parking in Brighton is at a premium throughout the year) The perfect escape for discerning guests. Extraordinary. Breathtaking. Private. Captivating. Beguiling. Exclusive. Relaxing. Revitalising. Value. All words used by our guests to describe their experience. Come and stay and add to the list. Try to come for two or more nights if you can. Every guest who stays for one night wishes they had stayed longer. It really is that special. So much so that many guests who originally came for one night come back for two nights or more. Staying with us is expensive. We know that. That said you’ll be staying in a guest suite in a £2m+ penthouse, not an impersonal hotel. Many of our regular guests were devotees of The Grand or The Hilton until they found us. If you want something totally unique, even by Brighton standards, the penthouse really is the perfect place to make you feel very special and totally privileged in a way that will leave you relaxed and reinvigorated with the desire to return time and time again. Whilst we are here during your stay think of us as your neighbours. We’re there if you need us. You’ll even have your own private front door into the penthouse. The Airbnb space is so private we often don’t get to meet our guests if we don’t do the check in personally. What you will find when you arrive at the penthouse is a gem, a one off, a totally unique space with facilities unlike anything else you can find anywhere in Brighton and Hove. Sitting in the hot tub looking straight out to sea and sipping a chilled drink whilst being gently massaged by the various jets quite simply does something to your soul. Please take a moment to read the kind and generous reviews. When you sit in the hot tub or on the roof terrace looking out to sea or up at the stars with the reflection in the sea from the lights of the pier you will appreciate that you are somewhere very, very special. You may have seen our penthouse on TV as it was featured on Sarah Beeny's Property Ladder. The penthouse has also been featured in Real Homes magazine. Location, location, location. Ours is simply the best. Wait until you see the views. You’ll agree. Apart from affording you unlimited* use of the only frontline, sea view, hot tub in all of Brighton and Hove you also get the following... A comfortable, stylish and generous double room with a king size bed enjoying an ensuite wet room with a fabulous waterfall shower. We provide huge bath towels, a hand towel, bath mat and fresh robes. The bedroom also has a TV with Freeview. There is a hairdryer, hanging space in a lovely period wardrobe with a full length mirror, an iron and ironing board and plenty of drawer space. There is a razor point plug and a plug for USB charging cables. There are also tea and coffee making facilities. Whilst the room is centrally heated there is a fan heater so you can always have the room at the temperature that best suits you. The main lights are on a dimmer switch to enable you to set the mood to your preference. There are also bedside lamps. You will also enjoy a private rooftop sitting room** housed in a 'glass box' with direct, breathtaking, unparalleled sea views. This room has a TV, a fridge to chill your drinks for the hot tub a Lavazza espresso machine, complimentary still mineral water and a comfortable sofa where you can relax, unwind and marvel at the astonishing panoramic sea views. The lights on this room are also on a dimmer switch to enable you to set the mood. There are 'love' blankets if you wish to snuggle up on the sofa. This room leads to the stunning roof terrace with quite simply the best sea views in all of Brighton. Glance to your right and you'll see Brighton's Palace Pier, beyond it the remains of West Pier and in the far distance Worthing and on a clear day the Isle of White. Glance to the left and you'll see Brighton marina, the largest man made marina in Europe. The roof terrace has a table and chairs so given good weather you can sit and relax with a drink or a morning coffee and simply marvel at the ever changing views. You will have unlimited use of the roof top hot tub***which also boasts direct, uninterrupted, sea views. The hot tub has 100 jets, lights and Bluetooth so you can enjoy your favourite music whilst you relax and unwind. Relaxing in the hot tub with the sea and Brighton Palace Pier as the backdrop has to be experienced to be believed. We will explain how to use the hot tub. Swimwear must be worn in the hot tub at all times. If you have long hair we ask that you kindly tie it back. It important to shower BEFORE and after using the tub. We do not provide breakfast. You are spoilt for choice with all the excellent local cafes and restaurants. We will gladly recommend our favourites. As an example, the highly regarded Corner Cafe serves breakfast/brunch/lunch from 8.30am and is a three minute walk away so you can have a lie in and never miss breakfast. Their coffee is lovely and they are always happy to amend their menu to suit you. Needless to say you are not obliged to go to there. It is however my absolute favourite cafe in Brighton. Whilst we cannot guarantee the weather we can say that we were in the hot tub on Christmas Day last year...Don't think of Brighton as only a summer destination. The winter sunsets are outstanding and the starling murmuration over Palace Pier is a wonderful sight to behold. Your rooms are entirely independent of our living space so you will never feel that you are intruding in someone else's space. Our airbnb rooms are only used for guests. You’ll never feel as if you’re in someone else’s home. Think of it as your own. In essence you will have a duplex penthouse with bedroom, ensuite, sitting room, roof terrace**and hot tub. There is no access to a kitchen but there is a fridge to chill drinks and ample tea and coffee facilities including an espresso machine. You’ll also have complimentary mineral water. The penthouse is WiFi enabled. *The hot tub can be used between the hours of 09.00am and 11.00pm **Access to the roof terrace is via the glass roof terrace sitting room. We may therefore need to go through this room for access to the terrace to service the hot tub. If that is the case we will always warn you that we need access. ***If you have a fake tan you cannot use the hot tub. We respectfully ask that you do not book our penthouse in the hope of using the hot tub if you have a fake tan as we will have to refuse you permission to do so and we will not offer a refund. This is simply to ensure the hot tub is available for the next guests. Fake tan discolours the water. We simply want every guest to have an exemplary experience. We will do everything possible to make sure you do. We very much look forward to welcoming you.
Our extraordinary penthouse, which featured on Sarah Beeny's Property Ladder, is located on Kemp Town's historic seafront spanning three traditional, frontline Regency townhouses. Location is critical when booking accommodation. Our location is unparalleled. The restaurants and bars of St. James and Kemp Town are within a five minute walk and offer a diverse choice to suit all tastes and budgets. We are happy to offer recommendations. It is a ten minute walk to Brighton Pier, Brighton's Royal Pavilion, the world famous Lanes and the North Laine area which is packed with over 600 independent retailers selling everything from antiques to vegetarian shoes. We have access to a guaranteed off street parking space that’s 90 seconds from our front door subject to availability and payment. Please enquire. We are located approximately ten minutes by taxi (around £8) from the main train station.
  • Couldn’t recommend any higher. Beautiful self contained penthouse with hot tub overlooking beautiful Brighton beach and pier. Communication in a very difficult time in the build up was superb with all queries answered immediately. Apartment was spotless and made for a perfect weekend away.

  • Dean is a super host!!! He’s so quick to reply, easy to communicate with, friendly and overall goes above and beyond to make sure you feel at home. The penthouse is lovely- it’s a nice break away from our busy city life and the hot tub was the icing on the cake. We will definitely be going back

  • Stayed at Dean’s for my 50th birthday What can I say fantastic views, fabulous apartment and the hot tub was the icing on the cake. Will certainly recommend to anyone wanting a special night away. The only disappointment was having to leave!! Thanks again Dean

    Wayne2020-03-02T00:00:00Z
  • Very warm hospitality from Dean, made us both feel exceedingly welcome. We hope to return soon. The only thing that could have been improved was the weather, but it was February after all! Spectacular views from the roof terrace. Close to town and perfect for exploring Brighton. Additional car parking also extremely convenient. A highly rated stay :)

    Rob2020-03-01T00:00:00Z
  • Really enjoyed our stay, highly recommend Dean’s place for anyone looking for nice getaway. No matter the weather you can still enjoy the amazing view and the cozy hot tub. Can’t wait to come back!

    Nhung2020-02-24T00:00:00Z
  • Thank you very much Dean! I treated my mum for her 60th birthday, we both had such a fantastic time! The views are just stunning, even with cloudy skies and a strong wind, this was just a superb experience. The hot tub was an added bonus to the beautiful setting. We enjoyed it with a bottle of Moët (in plastic flutes) and oh my what special memories we have taken with us. I knew what to expect in terms of the lack of kitchen as I’d read the description/ rules and reviews. It’s a lot of money, but totally worth it! I’ll be going again later in the year with my partner. Thank you so much!

.....To get you in the seaside mood I offer a quiet beach themed double room, on the ground floor of an Edwardian building very close to Brighton seafront. My aim is to provide all my guests with a clean, comfortable and reasonably priced place to stay in a fantastic location, to use as a base to explore wonderful and exciting Brighton. A continental breakfast of croissants, yoghurt, cereals, orange juice and tea and coffee is included in the price of your room. There are tea and coffee making facilities and a toaster within your room. Please let me know if you are vegan or gluten free as alternatives can always be provided. In the room there is a flat screen digital TV, free fast broadband Wifi connection, a fridge and there is a hairdryer in the bedside cabinet. This room is a good size so it can accommodate up to 2 people comfortably, also there is a wardrobe so there is more than enough storage space. As you can see from the photos there is a dining table where you will be able to sit and enjoy your continental breakfast. Next to the room there is a clean and contemporary bathroom with a shower. All towels and bed linen are provided, should you require them there are laundry facilities and use of an iron and ironing board. The apartment is located on a very quiet, friendly street just 15 minutes bus ride from Brighton station. Take the number 27 bus (approx £2.40) towards Saltdean from Brighton Station, bus stop B. Get off the bus at the Burlington street bus stop on the seafront at the bottom of my street (Burlington street) The beach is only 2 minutes walk away. If you are coming by car please see the 'getting around' section, this will explain how the parking near to my place works. The city centre and the popular Lanes area are only 15 minutes walk. Here you can find the cosmopolitan cafe culture or browse the quirky and colourful independent shops and boutiques that make Brighton famous. This area is also where you can find Brighton's best known landmark, 'The Royal Pavilion', here you can also find many theatres, bars, restaurants and other places of interest to visit. Brighton's world famous Pier is 10 minutes walk along the seafront, here you can enjoy roller coaster rides and all the fun of the fair. If you go in the other direction along the seafront, about 20 minutes walk or 5 a minute bus ride you can find Brighton Marina. This is a great place to visit as here there is a lot to do and see. Why not take a drink in one of the bars and restaurants on the board walk overlooking the harbour and yachts? There is also a Casino, a Cinema and a Ten Pin Bowling and Kiddies Games Complex. Every Sunday morning there is a car boot sale, so there is definitely something for everybody. I look forward to welcoming you to Brighton, Gary
....I love living in the Kemptown area of Brighton as it has a village feeling. There are many coffee shops, traditional English Pubs (where you can enjoy a lovely Sunday Roast Dinner), restaurants, antique and other independent shops. It is only a 2 minute walk to the beach and the city centre is just 15 minutes walk away.
  • We had a mix-up with our dates and Gary was nice enough to extend our date to the new one for no extra cost. His location was walking distance to all the hot spots in Brighton. His place was very clean, had all the amenities and he even provided croissants, bread, cereal and orange juice for breakfast. There were more than enough pillows and towels, a tv and a memory foam bed. More than most Airbnb hosts offer! He also replied promptly and had many brochures with local places to visit.

  • Lovely and quaint place in Brighton. Perfect for a little get away to the coast! I would highly recommend staying with Gary and his extraordinary service and warm hospitality he provided.

  • We had a lovely time staying at Gary's place in Brighton! The room was clean and cute, with a small breakfast table and all the breakfast amenities (toaster, milk, juice, coffee, sugar, plus some continental breakfast items to prepare in room). There's a TV with cable, an adjustable heater, an iron (and board) and a small fridge. The bed was comfy, and big enough for two! Gary is a great host and was very welcoming. He took the time to walk us through everything we could need, plus gave us some tips for exploring the town. Gary is a seasoned host and has taken everything into consideration. We'd be happy to stay with Gary again :)

  • Gary responded very quickly and greeted us upon arrival. The flat is very well laid out and clear instructions around so you know what to do. The bed was very comfortable. The shower was good. A nice gesture with a continental breakfast, was well stocked up in the fridge. Overall a very comfortable stay and will be back.

  • Comfortable room, only 2 minutes walk from the beach. The room is quite central, although located in a quiet neighbourhood with. good amount of bars, restaurants, pubs only 5 minutes walk. The room and bathroom were clean, and the added breakfast was much appreciated. I would recommend this place to anyone visiting Brighton.

    Guillaume2020-02-21T00:00:00Z
  • Gary is a lovely person, he helped us a lot. The room was very clean and the common spaces too. The breakfast is very good. If I returned to Brighton I would repeat without a doubt.

    Lara2020-02-11T00:00:00Z
  • The room was very clean, the location so convenient to reach the beautiful beach. Gary explained everything well so that I could use them comfortably without questions. Also, Gary was absolutely nice guy as he took me to fun places in Brighton in person and we've had an enjoyable conversation over some beers in pubs.

Our unique Ecopod was handcrafted in Wales, it is beautifully insulated with sheep wool and has a lovely smell of wood. The large double glazing doors allow you to make the most of sunlight, you are in the sunniest spot of the garden! The village has everything you need, four independent coffee shops, one bakery and two supermarkets. Further down you have the beautiful Hurstpierpoint, Ditchiling and Lewes, if you fancy more action, Brighton is 10 minutes away. FULLY HEATED for colder days.
We are close to the Downs National Park, as well as having Brighton 20 minutes away. So if you want to walk and visit the village, then it's easy. But it's equally easy to pop into Brighton for sea air or shopping. We are located close to the A23. The nearest station is Hassocks, which is 10 minutes walk from us. This is the Brighton line to London Bridge/ Victoria. Gatwick airport is 30 minutes by car. There's also cycle hire at the station in Hassocks, which is a 10 minute walk from our house. Hurstpierpoint is a nearby village with lots of shops and some great pubs, 5 minutes by car or 40 minutes walking. You also have Lewes, Plumpton, Ditchling to visit. Cyclists and hikers are also welcome. There are two "cycling cafes" nearby Proper Cycling here in Hassocks and Velusso in Ditchling. Pubs include The Bull, The Thatched Inn, Jack and Jill Inn, The Hassocks and more. We have a curry and chinese restaurant on the High Street as well as Fish and chips and Kebab Take away. Finally a local lady called Carly delivers amazing afternoon teas, she organizes everything and even takes the dirty plates away so you don't have to worry about the washing up check Carly's Afternoon Teas on Facebook. THE POD SELF CHECK IN AVAILABLE AND OWN ACCESS INDEPENDENT FROM MAIN HOUSE. The PODis tucked away on a corner of our family garden. It is NOT secluded and I think is not ideal for romantic weekends. If not sure please message me BEFORE booking. You will have your own independent access to the Pod. The sofa opens into a cosy double bed. Blankets and duvet provided. Own indoor kitchen area: microwave, small fridge, kettle, tea/ coffee facilities and crockery. There is no cooker so you cannot make your meals from scratch. You can buy lovely meals from COOK at our local Budgens or eat out at one of the local pubs restaurants (BOOKING HIGHLY RECOMMENDED) You have WI FI and TV (with Amazon Fire stick), internet can be slow at times but it is normally good. You can also have a hammock on the veranda of the Pod, we have one should you wish to relax in the Sun. There will also be a selection of coffee, tea, hot chocolate and biscuits for you. IF YOU CAN'T FIND THE DATES YOU WANT PLEASE MESSAGE ME AS I MAY HAVE A LAST MINUTE CANCELLATION OR THE DATES ARE BLOCKED AND NOT YET AVAILABLE.
The Thatched Inn is a couple of minutes walk and has good food and brilliant service ( please book to guarantee a table as they get busy) Southdowns nursery: lovely garden centre where you can have coffee, cake or nice meal at their restaurant. You can also buy beer, gifts and locally sourced produce. Bake out: small bakery and coffee house; 5 minutes walking. Butcher: is very friendly and has an amazing selection of meat for your BBQ. Train station: 8/10 minutes walk Walking trails: several around us, you can easily walk to Ditchiling, and other villages Mac's Farm: In Ditchiling, excellent for fresh eggs Wineries: Albourne, Ridgeview etc
  • I had absolutely fantastic two weeks in the pod. The interior is lovely made and extremely cosy. Also, really clean. And there is plenty of private, comfortable space around the pod. There are some really beautiful walking paths a couple of minutes walk. And Erica is a wonderful, kind and hospitable host. Having her and her family close by adds to a very good energy of this place.

    Wirginia2020-04-17T00:00:00Z
  • Erica s little garden pod is a perfect retreat for staying away from home. It’s warm, cosy, convenient and quiet. Erica has thought of everything, and though I stayed in March it is super warm and cosy inside. I’m coming back 😊

    Caroline2020-03-27T00:00:00Z
  • Loved my stay in Erica’s Eco POD which is so well designed and more spacious than looks in the pics. It’s very quiet, just the sound of birdsong which is very relaxing! Stunning countryside right on the doorstep so you can easily stay here without a car. The hammock is a lovely touch too. Would definitely recommend a stay here. Erica was a great host and very responsive.

    Sarah2020-03-23T00:00:00Z
  • This is ideal for a weekend trip out of town (in my case Brighton). We just needed a bit of distance in difficult times and found this little jewel here in Hassocks. Erica has a great eye for detail and I loved the mini marshmallows and the hot choc. There was home made granola and I loved the smell of wood when I came in. Very, very clean and very relaxing. Thank you

    Nadine2020-03-22T00:00:00Z
  • Exactly as described. Cute little eco-shed in the back garden of Erica’s family home. You can slip in & out without any trouble & the small space is fine for a couple. Right by the South Downs for a couple of nice walks.

    Stephen2020-03-15T00:00:00Z
  • We really enjoyed the pod. It was cosy, clean, had everything we needed in it, check-in/out was uncomplicated, and it is surrounded by beautiful countryside.

    Chris2020-03-12T00:00:00Z
  • Loved stying here! Very cosy, and there are lots of little touches like noce soap and shampoo, kit kats and creamy milk that made it even better. Highly recommended!

  • It was a very comfortable and homely hostel. The park on my way out of the house and on the way to the sea was also very good, and above all, I was reluctant to take this trip as the city is a city, but the owner of the house, Mike, was always nice to me. He was also very kind and brought me everything I needed. The puppy at home was also very cute. The schedule was twisted so I couldn't go to Seven Sisters, but when I was at home, I was very comfortable and healed. Next time I go to Brighton, I am willing to make a reservation. Super cozy and comfortable. The host mike was super kind and those road to beach was wonderful. Recommend for everyone who is planning to visit brighton. Thanks.

Quaint flint cottage, perfect as a safe quiet refuge from the hustle & bustle available for short/long stays (discounted) within the idyllic hamlet of Pyecombe in the South Downs. A perfect “off-grid” country retreat, cosy & quirky with unique vintage touches. My garden is a stand out feature & a haven for wildlife. “Cobb house” annexe available on request. Just minutes off the A23 with routes to Gatwick/London/Brighton, Pangdean is within walking distance. Free parking. No pets allowed.
This is a wonderful self contained hideaway which provides a perfect getaway destination for an off-grid experience. It’s a house like no other and I’ve worked hard to create the ambience over the years since I’ve owned it. It’s not for everyone and for those who prefer clear linear lines and stark modernism, it’s probably not for you 😁. I’ve been in solo residence here during lockdown and it’s been the most perfect “island” experience thanks to my lovely meandering garden which is a wonderfully safe and relaxing place to immerse yourself in. Knowing that there’s such a low level of COVID19 infection risk here has been reassuring during such a chaotic time and now that the restrictions are more flexible, I’m happy to open up whole house bookings here for those wanting a safe change of scene. My home is ideal for all kinds of guest groups, it makes for a perfect romantic getaway, it’s perfect for wedding guests attending nearby Pangdean Barn (I’ve even had Bride and Groom with guests staying!), walking and cycle groups, as well as family residences. There’s plenty of space for children to explore and discover in my spacious rear garden. Firstly, can I highlight that I have a resident independent female cat called Boo plus some feathered friends - I keep quail and bantams in the garden in separate housing. They are beautiful birds and give wonderful eggs which my guests are welcome to help themselves to. However for this reason I CANNOT ACCEPT BOOKINGS FROM GUESTS WANTING TO BRING THEIR OWN PETS. If I may draw prospective guests to a couple of booking details. Firstly, whilst I state that the total number of adult guests able to stay is 5. Ive got 3 bedrooms, two double beds with a smaller futon style sofabed in the attic. My stay charge is calculated according to total number of guests and the bedrooms made up accordingly - I do expect honesty with the booking and my neighbour next door always tells me how many people actually arrive to stay. Let me paint a picture of what you will find in house should you pick it: firstly, it is very much a rustic country home, decorated in a quirky style with a mix of contemporary and vintage pieces/art which are one-offs and reflect my eclectic taste. It’s very cosy and I've tried to include as much comfort as possible, my beds have mattress toppers and I only use quality pure cotton bedlinen. There are always lots of clean towels supplied, scented candles, a bathroom cupboard full of toiletries and styling appliances and you are welcome to use my home as if it were your own. The lounge has a fantastic working open fireplace if you wanted to bring a bag of logs and enjoy that, my kitchen has everything you could possibly need if you like cooking, and my conservatory is just a lovely space to sit around the table and view the garden. The garden is secluded and long with beautifully planted colourful borders, fruit trees, various seating areas and plenty of space for children to explore. At the end of the main garden is an additional separate garden space featuring a natural wildlife pond with waterfall and a hot tub. This area is separate from this listing as it contains a traditionally built Cobb House which is NOT included in the price on this listing. It is possible to negotiate an additional rental on this for larger numbers. You can see this separate out building at the end of my gallery. It cannot be seen from the house and is totally private but it only has access to the road via the main house.
I fell in love with this beautiful house as soon as I saw it. Set back from a rural country lane, it's located in a tranquil little hamlet called Pyecombe St within the rolling hills and dykes of the South Downs. With its myriad of public footpaths and bridle ways, it's a paradise for walkers, cyclists, nature lovers and riders. There are so many wonderful places to visit near here as listed in my local guide listing. In terms of local facilities, Pyecombe Service Station with a small M&S food shop is a 10 minute stroll at the end of Pyecombe Street right opposite my local pub, The Plough which serves a wide range of food. The popular wedding venue of Pangdean is within walking distance so my house is the perfect 'home from home' if you are attending a wedding there and would be good for a group booking. I know they say that Kent is the garden of England but this part of Sussex must be a close contender. From my home you have a panoramic view of all the surrounding grassy hills and fields of the South Downs and can pretty much walk in any given direction from here. Pyecombe Street is tranquil and aside from a background noise of the A23, the only other noises you hear are the regular clip clop as various local horse trails past my house! One of the benefits of living in a hideaway hamlet is that the people are so friendly and it feels so safe in terms of security. I ask that guests respect the local environment and restrict noise levels as the sound does travel in these older built homes.
  • Perfect stopover for a group walking the South Downs Way, nestled in a valley between the hills. The cottage is beautifully decorated - if quirky - and the kitchen is well stocked. A friendly cat resides and will wake you up for breakfast if the conservatory door is not pulled shut properly (we didn’t mind at all 🐱). Although map shows it as near a busy main road, it is set off on a side road in the old village, and you can’t hear the road traffic noise at all in the house.

A delightful one bedroom self contained apartment set in the heart of Brighton. Light and bright and close to all things you will need for your stay. The wi-fi is good and strong. The kitchen has a microwave, a hob and an oven. Kettle and toaster are also there. There is tea and coffee in the cupboard for you. There are also enough utensils for cooking, lasagne dish, baking tray, saucepans and frying pan. If you don't fancy cooking you are close to lots of restaurants either in Hove or Brighton. There are also plenty more restaurants down on the Seafront. The bedroom has a comfortable ( often commented on ) double bed with bedside table. A hanging rail for your clothes, a hairdryer and an iron. The shower room is a large fully tiled shower cubicle with an electric shower. The Beach is 500 metres away. Restaurants of all cuisine tastes are very close by. Brighton Station is exactly 1 mile away with regular buses serving the nearest bus stop to the apartment or a taxi will be £5.00. Parking is resident permit only although there is pay and display parking available in nearby roads.
Located 10 metres off the bustling Western Road there is an array of coffee shops, a favourite being the Real Patisserie at the top of the road, about 1 minute walk away ! Fresh Pastries and great coffee are always essential on your mini break ! Why not wander around the corner to Brunswick Square and enjoy the lawned gardens with the sea just at the bottom of the Square. Or take a stroll along the Seafront to the Pier. As you hit the seafront below the apartment you will see the Meeting House Cafe open from around 7am for that first cup of coffee.

My husband, little Jack Russell and I, live in a quiet leafy suburb in northern Brighton. Our home is everything to us, it's open plan living with guests accommodation on the ground level at the front of the house. Fast broadband, tv and virgin box in your room. A private shower room (no bath). We also have a pretty garden. There is off street parking, a bus stop, 2 minutes walk, with buses leaving every ten minutes into the town centre.
Our home is very quiet, very clean, and much loved. With the accomadation being at the front of the house you are welcome to come and go as you please. Please note there is no use of the kitchen.
Patcham really is the best of both worlds. Fifteen minutes on the bus, you are really in the centre of Brighton, but to come home to a peaceful relaxing ambience can be very welcome! Seven minutes (driving) and you are on the South Downs Way.
  • Always perfect. Highly recommend.

  • Great welcome from Georgina and Andy. They are lovely people. They took the time to explain the best ways to get to town. The area is quiet and we were able to leave our car without fear. The room and the bathroom were very clean and we even had a small bouquet of fresh flowers

  • A really cosy and relaxing place to stay with very welcoming hosts.

    Jon2020-02-28T00:00:00Z
  • Lydia and Carolyn's place was great for what I needed - a super comfortable, excellent-value, snug bed for the night while working locally. It was easy to find, easy to park, and Carolyn was very responsive to messages during the day (I couldn't be sure of my arrival time, which changed a bit). Carolyn was very welcoming and helpful, and left me to my own devices. I had a very comfortable and quiet night's sleep too. Perfect. And the pub at the end of the road does a lovely pint of Harvey's Sussex bitter.

Javier also provided a kettle with tea coffee etc and a small bottle of bubbly which was very sweet! The neighbourhood also was quiet so an excellent place to sleep for a night near Brighton city centre.

This is a self contained area in our house with its own front door and parking. You can easily keep to the social distance recommendations plus It will be cleaned using antibacterial cleansers to reduce the spread of Covid19. It is a new conversion, in Westdene on the northern edge of Brighton in a quiet residential area. The apartment has direct access to our beautiful south facing garden where you have your own patio. NB -there is a quiet, railway line cutting close by and we have a dog.
The front door opens from the driveway where you have a dedicated parking space. This leads directly into the double bedroom with fitted wardrobes. From here you enter the lounge and kitchen area, with double patio doors opening into the shared garden. There is a sofa and a full length single sofa bed in the lounge area. We have an Internet TV preloaded with Apps for Netflix BBC I player and a Google Chromecast so you can watch international TV from your phone. There is a folding table with 4 chairs stored underneath it for dining or working on, it’s on wheels so can be easily moved into the centre of the room. The kitchen is all brand new and fully kitted out. The bathroom is fabulous with a large walk-in shower, unlimited hot water and heated towel rail. The whole apartment is decorated in neutral colours.
We are close to the South Downs way which is a long hiking trail. At the end of the road is a pub and Indian restaurant and there are shops close by for groceries and a post office. The pick-up point for the park and ride service to the Amex football stadium at Falmer is within walking distance , so you can leave your car in the road for free. If you work at Gatwick , it is 23 miles away and the coach stops at the end of the road ( 10 min walk ) or the nearest train station at Preston Park is a 20 minute walk away.
  • Had a lovely stay at Sue’s place! Was only a 15 minute drive from the beach. Had a lovely garden which the sun hit all day. Had everything we needed and Sue’s little touches made our stay even better, even came to the rescue with a first aid box when we had a small accident. Thanks for a lovely mini break Sue! We’ll be back this Summer hopefully!

  • It is very lovely. Exactly as pictured. Owners are very friendly and let us check out later as no one was booked in the next day which was so kind of them to cater to us. Super clean, best prices you'll find in Brighton and a very nice place to stay.

  • Cosy place with access to the garden. Fantastic power shower. Very efficient and friendly host.

    Rebecca2020-03-14T00:00:00Z
  • Sue’s place is exactly as described. The garden and patio are beautiful, so if you are looking for a quiet place to stay and are happy to drive/taxi/bus in and out of Brighton town then her place is great. Lovely touches such as eggs, bacon, juice and milk in the fridge as well as coffee, tea etc.

    Clio2020-03-11T00:00:00Z
  • It's a lovely place and very comfortable. It was really handy having a kitchette too! Sue was very thoughtful and made sure we had everything we could need. We would definitely recommend and would be very happy to stay again!

    Victoria2020-03-07T00:00:00Z
  • Sue's flatlet is the perfect base from which to explore Brighton. Being out of the centre of town means you get a peaceful night's sleep, but are just a bus-ride away from all the attractions Brighton has to offer. Sue supplied bread, milk, eggs and bacon, jams, coffee and tea, so we were able to cook ourselves a lovely breakfast before heading off to town!

Beautifully located at the foot of the South Downs, the annex is tucked away in our pretty cottage garden. It has a cosy living area (and work space), a mezzanine level bedroom with double bed and a spacious, beamed bathroom with shower. The patio has a bistro table and chairs from which to enjoy the tranquil view. Moments from the South Downs way, it is perfect for walkers, cyclists and those wishing to explore the many highlights of the area, guests at Pangdean events or outings to Brighton.
The living space has a sofabed, chair and table, and is equipped with a nespresso machine, milk frother, kettle and crockery. It also has a desk with chair and wifi. The bedroom is upstairs on the mezzanine level. It’s in the eaves so you need to be a bit nimble to climb into bed! There is a patio area outside the annex where you can enjoy breakfast on warm, sunny days. (we are happy to provide breakfast by arrangement and for an additional fee). (The sofa bed is only suitable for children, and a travel cot is available if required. ) The annex is located in the garden of our family house. Access is via the garden. In the summer there may be children playing outside and/or adults enjoying a glass of wine in the evening. We have a friendly, young Labrador who loves to meet and greet. You are most welcome to enjoy the garden, relax in one of the seated areas or, if you’re feeling energetic, use the trampoline! Whilst being conveniently situated close to the A273, there is some traffic noise when sitting in the garden. If you have any specific requests we will do our very best to accommodate you.
We are thoroughly spoilt by our surroundings. Clayton is a small, pretty village at the foot of the South Downs. A footpath moments from house leads to the Jack and Jill windmills and South Downs way, with wonderful walks and stunning views. Nearby Ditchling is a pretty and historic village with two pubs serving good food, The Bull and The White Horse. The Bull has a lovely garden and seasonal outdoor pizza oven plus occasional film screenings. The Green Welly café is a great spot for breakfast or lunch plus there's the award-winning Ditchling Museum. Hurstpierpoint houses quaint antique and vintage shops, pubs and tea rooms . Hassocks can cater for most needs with two supermarkets, chemists and an array of other small shops as well an Indian and Chinese restaurant and fish and chip shop. We love nipping down to the beach in Brighton or Hove, or further along the coast, or walking out of our gate a few metres to the public footpaths leading up to the Jack and Jill windmills and South Downs way. There are numerous National Trust properties within driving distance and, if you enjoy wine, award winning wineries with excellent wine tours, including Ridgeview, Court Garden and Bolney Wine Estate. Enjoy antiques shops in Lewes, the Lanes in Brighton, or simply potter about this area of outstanding natural beauty.
  • We would highly recommend Verity's place for those looking for somewhere close to the South Downs Way. We were walking a section of the trail and stopped en route for a night. The annex has everything that one needs, a comfy bed, a very clean bathroom, a fridge and a coffee machine and kettle with tea. Verity and her husband were very welcoming hosts and provided us with some local tips about where the best places to eat were which we were very grateful for. We had the optional breakfast tray too which was just what we needed before our walk, Verity had provided some muesli, juice, yogurt, fruit, bread and croissants - a real feast! Thanks Verity and Ed for a lovely stay, we're very envious of how close you live to the South Downs!

Thank you for your interest. I have a newly-decorated double room in a large detached family house, which I share with my brother. I am available for questions, but tend to let guests do their own thing. Atmosphere is relaxed and friendly, with full use of facilities (although before 9pm in the evening). Please tidy up after yourself washing up or use the dishwasher. I will provide clean bedding weekly and towels if needed. WiFi is available Over 18's only
Free on-street car parking is available - and there very good links to bus/rail services. Two cats are in residence....so be aware if you have allergies!!
Quiet residential street backing onto the Downs, about 4 miles from Central Brighton. The area known as The Old Village became established in the 11th Century with the building of the Manor and the Church, which is of Norman origin.

Bohemian and full of character, Le Grande Roulotte does not compromise on comfort. Family bathroom with a shower, sink and toilet. Kitchenette with induction hob, fridge and microwave. Full sized double bed and two single day beds. Outdoor area. All bedding and towels are included in the cost of your stay.
Le Grande Roulotte is bohemian and full of character. We have included a well equipped family bathroom (with a shower, sink and toilet), a kitchenette (with small refrigerator, induction hob and microwave), a full sized double bed and two single day beds making this a real family holiday home. An Oak table with stools pulls out to provide an eating space for 4 people. There is storage under the beds for clothes and suitcases and a hanging clothes rail is in the cupboard under the TV. Built from sustainable timber with energy efficient materials such as sheep's wool insulation (floor, walls, roof) and A rated windows, the Roulotte is warm even in the winter months. A heated towel rail and an electric wood burner provide the main source of heating.
There’s so much to do and see in the area, from walking, cycling or horse riding along the South Downs Way, exploring the Sussex Heritage Coast, visiting sleepy villages and historic market towns, to experiencing opera at the world famous Glyndebourne. We are about a mile away from the South Downs Way and the famous Jack and Jill Windmills. The friendly village of Hassocks is a 15 minute walk away and offers excellent facilities including a selection of shops, a supermarket and several restaurants, pubs and cafes. Then cosmopolitan seaside city of Brighton & Hove is only 7 miles away and easily accessible by train from Hassocks mainline station, only a 12 minute walk away.
  • Highly recommended will be back next time I’m in the area

  • I had a lovely stay at Paul's Roulotte. It was cozy and comfortable, with everything I needed. The heating was excellent, and there was plenty of hot water. Everything was impeccably clean. Parking is just outside the Roulotte, and the Hassocks station is within walking distance should you need it. I very much enjoyed my stay, and I will be back. There are miles and miles of footpaths and bridleways to explore in the area. It's perfect for a walking holiday.

    Genevieve2020-03-08T00:00:00Z
  • Had a wonderful long weekend in Paul’s roulotte, which was cosy with welcome touches. The rainy weather did not dampen our stay and the roulotte was well equipped with enough room for 4. The location was excellent with the station not far walk and just one stop to Brighton. Thanks Paul, we’ll be back!

  • Not a bad word to say about staying in Paul's Roulotte! We visited for two nights for my birthday and it was just perfect. We stayed in January and it was so lovely and warm, cosy, comfortable and sparkling clean. The shower was fantastic, Paul was a fab host with excellent communication and some lovely touches. Already recommended it to friends and family. Thank you Paul!

COVID key workers, vulnerable people moving out from an infected household and other valid cases: have the entire house to yourself, I just ask that you water the garden as needed and self-clean when you leave. Top top double room has a low ceiling, the back single room has a small single bed (not suitable for tall people). Both have basic furnishings, nothing fancy. The kitchen is fully equipped.

A bright double room available. The room has beautiful views of the garden and downs in the horizon. Being a couple of miles from the town centre means it’s very accessible to access via bus. Also means the tranquility that the space offers is valuable too

I would like to offer this budget en suite twin room which is located on a quiet street in the popular Russell area of Brighton. Just few minutes walk to the beach, close to the city centre with all its vibrant shops, bars and restaurants.
    - The room is with private bathroom. - There are two single beds which are set with fresh hotel-quality linen. - In the bathroom you will find fluffy towels, toiletries and hairdryer. - Coffee, tea, sugar and milk are provided. - The place will be professionally cleaned before your stay. - The room is on the basement floor. I really hope you enjoy your time here!
The area of Russell Square is a very central location, perfect for nightlife, culture, and shops. You will never feel isolated or bored living in Russell Square and you will feel 100 percent Brightonian. Living in Russell Square means that you are in the heart of everything that is going on. Starting from Brighton Pier, Sea Life, Royal Pavillion, i360 and finishing with Komedia. Again, being walking distance from all the pubs, bars and clubs means that your social life is never quiet and you can pop out for a quick drink whenever you like. You won’t have to worry about transport, will have shops and the Lanes at your fingertips, and there’s an Easy Hours (a 24-hour licensed shop) about a five-minute walk away from you. Even better, you are by the sea. Walking down to the beach is quick and easy, you are basically at the pier already, so it is perfect for summer picnics or just to watch the sun set. What ever floats your boat. It’s right next to Old Steine, which means plenty of buses. This also means you don’t have to leave the pre-drinks until 10 minutes before you want to be in any of the clubs in Brighton, and you don’t have to get the bus to and from your night out.

  • Wow! Andrew is the definition of an absolute amazing host! Me and my friend who are new to Brighton had an amazing time at Andrew’s place! Andrew went all out to help us feel at home, he helped us to look at a number of places for long term accomodation freely! He once made us a delicious breakfast out of his free will! Communication with him is easy didn’t feel like we were strangers at all! The place is clean and organised! He even helped us with our first shopping taking us in different shops for our first shopping before settling in the new accomodation! He’s an absolute amazing soul! I would definitely recommend his place for anyone visiting Brighton! Thank you Andrew and be blessed!

I got to his place 9 pm , tried to order some food and he offered me some of his own cooking chilli con carne and rice. Great chef Andrew. Thank you . Highly recommend his place.
