Breath-taking Country Side House (Hall with grounds over 100 acres), 1h40 from London. Perfect to relax: fire places, big swimming pool, tennis court, orangery colonnade and two lakes.
"Perhaps the most beautiful house of manageable size in Suffolk" (Norman Scarfe), this exceptional Grade I listed Georgian country house is set in an extensive parkland and woodland: this wonderful location is perfect to make yourself relax walking through private breath-taking woods, swimming in the crystalline water of the pool settled in the middle of an amazing english garden and observing the incredible quantity of different birds, deers and squirrels which resides in the park.
  • We had a truly unforgettable New Year’s celebration at Worlingham Hall. We could not have asked for a more comfortable and stunning space. What we really appreciated also was how accommodating and attentive the hosts were to our requests and questions. They really made it seem like our satisfaction was their priority. We really could not recommend this space highly enough to anyone who is looking to have a large gathering in an idyllic setting.

  • Grand and elegant, yet quirky and homely too - once we’d got to know our way around! A magical venue that made for the most amazing and memorable wedding weekend. Special thanks to Sarath and his charming family for their discreet service and support.

  • This beautiful house was the perfect venue for my 30th, 23 of us arrived for a dinner (provided by the local, and lovely and brilliant Country Cuisine!), and a great murder mystery (by the great Murder Mystery Meals-this location provides the most perfect background for this!) followed by a one night stay. It was more than I could have asked for; Tommaso was great and responded very quickly, his assistant Mannon was lovely and helped answer my every question in the run up to the event, and Sarath, who greeted me on arrival, was a patient (as my train was cancelled!) and friendly guide. I wasn’t sure how much would need to be done on arrival, but we arrived to a fully set table for the event and it was all ready to go. This place has piles of room, a stunning big house feel, a ‘party’ room with full sound system and lighting (which was a pleasant surprise!) and glorious grounds with a warm pool. You would struggle to find better for a mid-size gathering-we all wished we could have stayed for much longer to truly explore (though I am sure they were glad when our loud group had gone!).

  • Amazing venue! I highly recommend!

  • What an epic stay for my boyfriend's 30th birthday! 22 of us stayed at this house and I had been planning this stay and party for 9-10 months. Tommaso was so helpful and quick at answering my messages, very detailed and always helped me out when I needed it! We arrived at the property and the staff were incredible, already were prepping for the dinner they were cooking and helping us with our groceries. The house was HUGE all bedrooms extremely clean and tidy, so much space for way more than 22 people. The pool area is lovely and we had a great BBQ! The dinner table was already set, the the chef that Tomasso recommended was superb, a 3 course delicious dinner and they did all the washing us, also helped us clean and sweep on our last day. Additionally, there is a party room that is not on the photos, with lights and speakers, like having your very own club! They also provided us with extra food, cups, straws, towels etc, everything you would need. Thank you for making this weekend so memorable and special for my boyfriend and my friends, we will definitely be back for another occasion in the future!

  • Sarath -the housekeeper- was great, house was spotlessly clean (for such a large, old, house). The garden and grounds particularly are in fantastic condition, with lovely flowers, shrubs and trees. Be aware that some of the rooms are not en-suite but this is to be expected in such an old house; all in all, a lovely place.

  • Great place, had a fantastic stay. Really enjoyed relaxing by the pool and having a big formal dinner in the awesome dining in the evening. Would highly recommend and will definitely come back.

  • Wow! What an incredible place. The photos don’t do justice to just how stunning and huge this place is. We hired the house plus a cottage in the grounds for my 30th birthday and it was better than I could ever have anticipated. The house easily accommodated 37 of us without feeling even slightly cramped. The food was thoroughly enjoyed by everyone, absolutely delicious! And finally the staff were fantastic. We barely noticed Sarath and his team yet everything was taken care of and delivered to the highest standard. The best weekend, in the most incredible setting, I could not have asked for any more! If you’re thinking of staying here, you must!

  • Beautiful property, beautiful views. Modern and warm. As a group of 12 that went for three nights, we found we did have to take extra toilet roll (to be expected) but also ran out of dishwasher tablets and could not locate bin bags, which we presumed would be made available (but we may have been incorrect regarding this). If you are using all the beds available, ensure to take extra bedding, as clearly stated in listing. The property itself is just magnificent. Just take extra provisions 😊

  • The Lite House is as beautiful as it appears in the pictures. A gorgeous location with huge windows and cosy decor that just beg for you to sit and wonder at the sea. Even in the depths of winter it felt like such a treat. When the sun came out pretty unbeatable so it must be blissful in summer. Perfect big space for entertaining and family/ friend get togethers. Lovely furniture and amazing utility room for muddy boots. Lovely and attentive hospitality. Can’t wait to stay again.

    Kate2020-01-04T00:00:00Z
  • We stayed at the lite house over the Christmas holiday and have had a wonderful stay, our host provided a lovely clean house and some welcoming treats and even decorated a tree for us. We all loved waking up and just being able to look at the ocean and taking our dog for long walks after eating way too much. The house was warm and cozy and coming back from the beach, feeling wind swept was a joy. If you enjoy staring out to sea and long walks then this house has that covered. Many thanks to our host!

  • Awesome house and location. We had a great long weekend.

    Neil2019-12-02T00:00:00Z
  • The Lite House is an amazing space for entertaining. It is very stylish and warm inside, we felt so comfortable there. The only downside, was it could do with another double bed, there is plenty of room to accommodate this.

  • A lovely stay would recommend to people in future. Would make a lovely stay in winter with the log burner or use of the outside space in summer

    Michelle2020-03-21T00:00:00Z
  • We booked this stay as a spontaneous night away and it was absolutely gorgeous, whilst being very good value. The hut is so clean and tidy, with such thoughtful little touches. It was so well equipped with everything we needed. The fire was cosy and warm and we slept so well. The location was great for us and the hut is tucked away and feels very private. Couldn’t recommend this place enough! I’m sure we will back for future visits. Thank you very much Diane. Xx

  • Our second stay and we very much hope to return again. Such a cosy space, really comfortable bed and spotlessly clean. Great location, short drive to the coast. Lovely little touches such as home baked cakes and bread. Can't recommend highly enough.

    Ed2020-03-15T00:00:00Z
  • The stay in the Shepherds Hut was so lovely. It is decorated to a high standard, even the radiators are to die for! Perfect little getaway where we spent our Saturday in Southwold, followed by a Sunday exploring Dunwich Heath. Diane left us essential items and fresh bread/slices of cake! The log burner was perfect after a long day out exploring. So peaceful, relaxing and cosy! We will definitely try to rebook in the summer. A must visit and excellent value for money!

    Becca2020-03-08T00:00:00Z
  • A lovely place to stay, a great location for the Suffolk Coast. The hut is very cosy, lovely bread, cake etc on arrival. Really enjoyed our night there.

    Tracy2020-03-07T00:00:00Z
  • Idyllic stay, perfect location to unwind, facilities cater to all needs, comfy bed, Diane was a great host - welcoming with fresh bread and snacks provided! Highly recommend..

    Lewis2020-02-23T00:00:00Z
  • Really lovely place to stay, so clean and spacious (moreso than expected) with lovely touches like homemade bread and lager in the fridge. The fire was lovely also. It wasn’t very clear where it was located until we were right outside the property and that was a little stressful, also the oven was manually lit and I had to ask how to work it so I felt a bother having to keep asking dianne questions but she did respond quickly. all round excellent choice.

This exceptional Grade II listed early 19th Century Romanesque Palladian Villa set in extensive private parkland, woodland and formal gardens is the perfect location for a night (or nights) of total relaxation and enjoyment. The property boasts sensational original architecture, such as the double cantilever staircase with a jaw-dropping glass domed ceiling, designed by Robert Reid.
Ashman's Hall, Barsham "Having spent the best part of 10 years lovingly restoring the property from a derelict mess to my home, I'd like others to be able to share the same excitement I have walking through the front door each day. Probably one of the county’s best kept secrets - until now that is!" - Mike (Owner) Just a few minutes walk from Beccles, but standing in secluded isolation, in acres of wooded parkland is an outstanding Georgian Palladian Manor House. This is Ashman’s Hall a residence of local and national significance having a Grade II listing. It is a mansion of sheer elegance built to entertain high society, in it’s day, with it’s large well proportioned rooms and high ceilings. Built in 1820 for Robert Reid its grand entrance hall - with art deco statuettes and marble busts, unique domed ceiling and sinuous imperial staircases - is simply outstanding. During their stay guests have access to the whole mansion which includes; Library/ Morning Room, Oak Panelled Snug, Sitting Room, Dining Room, Music Room. Ashman’s sleeps up to 12 in 6 bedrooms. One with en suite bath and two with en suite showers plus three bedrooms serviced by a family shower room. For a special gathering of family or friends the hall is perfect and is an ideal retreat for the first night of a couple’s marriage. For corporate use the estate’s isolation and security measures ensure privacy during sensitive negotiations or high level meetings, and offers a landing area for helicopters. Nearby Beccles Aerodrome has a CAA Ordinary Licence (Number P837) that allows flights for the public transport of passengers. The hall is available as a self catering venue. We have a list of recommended caterers and suppliers should you require them.
Ashman's Hall is located at the top of Gerald's Hill and is surrounded by the beautiful Suffolk countryside, working farms and protected nature reserves.
  • The house was fantastic, we had a lovely time. Everything is very clean, the kitchen is well stocked. Mike responds to messages very quickly and is very helpful.

    Sarah2020-02-16T00:00:00Z
  • Mike was a fantastic host and was very helpful and is very lovely and friendly, my family and friends really enjoyed their time in the beautiful property. It a great place to go and have celebrations, as we celebrated my 30th and my mothers 50th. The pictures do not the house justice, so much space and overall an amazing stay. We will be definitely be booking again. A hidden gem.

    Lisha2020-01-19T00:00:00Z
  • This space is amazing. Built around a central double-staircase, the hall offers great bedroom spaces with plenty of beds for a large group like ours. The downstairs is huge with loads of room in the kitchen. The hot tub was a lovely extra for watching the sun go down. The grounds are great and the site was dog-friendly. The village is not far to walk and had plenty of things to do and places to eat; there is a Tesco and Morrison in the town as well as a smaller Co-op and a butcher. The common is a lovely spot for walking the dog.

  • Nice and vast property secluded and private. Not far from local pubs, restaurants and town centre, ideal for families and groups, murder mystery weekends and being with friends.

    Sanjay2019-12-01T00:00:00Z
  • This is an absolutely amazing house. My friends and I had a fantastic weekend away in this luxurious setting. The kitchen and dining room were perfect for cooking for large groups. Michael was extremely helpful. Check in was very easy, and he was really flexible with timings. He also kindly returned property which was accidentally left at the house. I would highly recommend this place.

  • This house is perfect for a weekend get away with friends. I’d highly recommend it and we’d love to come back again soon. It has everything you’d need and we only needed to bring food and drinks. The hot tub made it extra special and the grounds are beautifully maintained. Michael was a great host.

*** FOLLOWING GOVERNMENT ADVICE NO NEW BOOKINGS TILL JUNE *** A unique space in a detached timber building arranged as a "Cabinet of Curiosities" (BEWARE Some are quite scary). The space is heated by a wood burner. There is a sleeping loft with double mattress, and a further double sofa bed in the lounge area. It has an office area with wireless internet. There is a sauna and hot tub. There is an adjacent shower room/toilet and small kitchenette with a fridge, microwave, toaster and kettle.
This is a detached timber building measuring approximately six metres by four metres at the end of a rural garden, the building materials have come from all over the world and each object inside has it’s own story to tell. For example, the Aspen used to clad the sauna was collected by me during a trip to Parnu in Estonia and above the door you can find a shingle from the roof of the first prison in Australia. I have always been a “collector of the unusual” since my grandfather took me to visit a museum when I was about 6. The exhibits here are a mixture of genuine artifacts and genuine hoaxes!! Guests can look around my collection and I am happy to discuss it with them. The building is insulated, double glazed and heated by a wood burner, the logs are responsibly sourced by me by clearing standing dead trees from woodland approximately 1 mile away then seasoning them naturally under cover for a year or so. The space comprises of: . A lounge area approximately four metres square which houses a small museum in the style of a Victorian "Cabinet of Curiosities" . A sleeping loft with double mattress (Please note, this is accessed by a vertical fixed ladder). . A double sofa bed in the lounge for when there are more than 2 guests or for less agile visitors. . An office area with a desk, fast wireless internet, DVD player/ projector with surround sound system (There are a wide variety of DVDs in the main house that you can borrow). . There is an electrically heated sauna under the sleeping loft and hot tub outside (We ask you to consider a voluntary donation if you use the sauna or hot tub as they are expensive to run - this can be placed in the antique offertory box by the sauna door) . There is a further loft space above the porch which contains further items of interest. . An adjacent building houses a small kitchenette with a fridge, microwave, toaster, kettle and washing up bowl - crockery and cutlery for your use are stored in here. There is a shower room with a shower, wash basin and toilet, and a further "museum" room. Please be aware that some guests may consider some of the museum exhibits to be a bit gruesome and scary (they include such things as a grave robbed Victorian skull, a trunk purported to have contained the remains of a murder victim and a feejee mermaid etc. as well as less scary artefacts such as a suit of armour, rare Oliver typewriter, gramophone, clocks, a magic lantern and such like.
We are situated in a small village in the Norfolk Broads. There is a pub in walking distance but no village shop. It is really peaceful and has no streetlights which means we get to see the most amazing skies at night (There is a telescope available for use if you ask at the main house). From the museum you see more wildlife than people!
  • The cottage is even better than the pictures in terms of space and what’s around it and content is interesting and cool! Absolutely loved the hot tub out in the private garden and sauna in the room. We were totally warm with the wood burner and bed was comfy. Note that as advices I’d you have issues with mobility getting up the ladder to bed would be hard but no worries for us and they did offer sofa bed if issue. Sweet touches from Dave and Sue everywhere - will be back in summer when pool is sorted. You should go stay here!

    Laura2020-03-20T00:00:00Z
  • wow! this is a gem of a find! so many things to look at and from arriving with a welcome sign and prosecco for my partners 50th we enjoyed every second.. the woodburner keeps place sooo warm and the sauna and hot tub were well used! sitting outside stargazing is awesome.. a fab place to chill out and relax.. the local pub closes on a monday so we drove into beccles and went to the wine vault which did lovely food! totally recommend a night at the museum!!

    Linda2020-03-17T00:00:00Z
  • This place is unusual and glorious, in a quiet setting with plenty of wildlife about (saw my first leverets!), and comes with many thoughtful touches, and interesting things to see and do. Dave and Sue are kind and friendly hosts. We really enjoyed our weekend stay and would love to come back in future.

    Beth2020-03-15T00:00:00Z
  • BEST AIR BNB EVER! Set in a beautiful little village is this hidden gem which is Dave and Sue's Night at the Museum. I can't think of anything to fault and I'm really struggling to pick which aspect of my 1 night stay was my favorite. The hosts (and their dog!) were just lovely and welcoming, the items in the museum were so much fun to look through, the cosy bed, !!!THE HOT TUB!!!, and just general homeliness about the whole place was very memorable. The village pub (as reccomended) served really yummy food and had great hospitality and atmosphere. I'm truly delighted we have had this experience and can't wait to return. The hosts really went above and beyond and it didn't go unnoticed.

    Chanel2020-03-12T00:00:00Z
  • Fun and whacky (in a good way) stay. Lovley to lay in bed and look out the window across to the field to see chicken and rabbits running free. Hot tub was deliciously hot, and the peacefulness was bliss.

    Marcus2020-03-10T00:00:00Z
  • Quirky, comfortable and some lovely touches to add to the intrigue of a night at the museum. Firstly, David was a great host and his guide to some of the curiosities in the property was first rate. Lots of stylish little twists, lovely sauna and hot-tub (perfect for stargazing). Beautifully quiet and with plenty of fresh air. If you are in search of something unique, this is the place for you.

    Philip2020-03-08T00:00:00Z
  • Had a fantastic stay! Enjoyed the quirkiness and looking at everything the museum had to offer. Dave was a great host, extremely friendly and helpful. The hot tub at night looking at the stars was amazing! The wood burner kept the place warm and cosy!

  • A beautiful place. We visited the first week of January and it was stunning. The grounds are perfect out the way and very scienic, we took a drive down to a pub around 7 mins drive called the Fox it was great and we had a great meal there. We also took a 20 minute drive down to Southwold beach it was stunning with a dog friendly beach. We couldn’treccomend the house enough we all loved every minute of it! Thank you again Anna’s communication was great she was very attentive and happy to help us! Will be returning in the summer!

    Danielle2020-01-04T00:00:00Z
  • Anna’s home is really lovely. It’s in a very private, excluded location making it perfect to relax and enjoy the countryside. There’s great walks on the doorstep, our dogs & babies both loved it! The layout of the stables is great with no stairs and comfortable big bedrooms with en-suites. The wood fired hot tub is worth a go as well, incredibly peaceful chilling out in that under the stars! We would definitely recommend and would stay again.

    Simon2020-01-02T00:00:00Z
  • Anna’s place was so much better than we had expected. It was so private with spectacular views, and had such a homely feel to it. We loved spending a cosy day in by the fire and then using the hot tub again. Perfect for a few days away!

  • A fantastic country home for a quiet break in beautiful scenery. Close to areas of natural beauty this home is a perfect place for a group to get away. The house was spotlessly clean and had everything we needed for the weekend. The hot tub was excellent and kept us warm at night.

    Nathan2019-11-17T00:00:00Z
  • A beautiful stay in wonderful surroundings! Everything we expected and more.

    Charlie2019-11-03T00:00:00Z
  • Perfect place for a relaxing break.

    Denise2019-10-20T00:00:00Z
  • Anna was so easy to communicate with, the house was a PERFECT escape from busy London. No other people around at all, off the beaten track and with an awesome hot tub. Only thing I would say is to perhaps check if anyone is staying in the small property as that is right next to you so if you want complete peace then just check. Everything within 5 - 10 minutes drive that you could possibly want - fantastic little farm shop really close too! Thanks so much Anna...we will be back! xx

  • The room is quiet and the owner,Philip very welcoming.I would definitely return if I work around the area the next time around.

  • Philip is welcoming, polite and a charming host. The accomodation is comfortable clean and homely. Highly recommended for a short or longer stay.

    Penny2020-01-13T00:00:00Z
  • Philip's place is a perfect bolthole, with everything you need. Philip is an amazing, generous, welcoming host; he both leaves you to your own devices and is happy to chat away about anything and everything whenever you want/need. He's also very fond of chocolate, which I think is always a good character trait :) if you need any local information or just want to yell a little about the state of the world, Philip is there! There is a lovely garden out the back of the property, and the room has everything you need, as does the bathroom. The kitchen is well stocked with pots, pans, and appliances, and the house overall has a really homely feel, and is very secure. And for anyone who is glued to their phone/tablet/etc, the WiFi is perfect. Location-wise, you are: 20 minutes on foot from the train station/town centre, and about 10 minutes by bus. There is a supermarket just a few minutes in one direction, and the beach is accessible on foot just a few minutes in the other! The beach is beautiful, perfect for a stroll, plenty of cafes and bars if you want to stop and watch the waves. Thank you Philip!

    Kelly2019-11-30T00:00:00Z
  • A restful environment as I needed for the week I spend at the ibtc. Philip is a very welcoming and thoughtful host. And I was happy to find sage in the garden, and a full kitchen to cook as I like to chill.

  • We have had a great few days at Mole End. I booked it for myself, hubbie and children and our 2 small doggies so that we could visit my family locally without having to impose ourselves on any of them! Helen greeted us on arrival and welcomed us into the Van, which was lovely and toasty warm, not at all what I expected from a caravan at the end of October! A tastefully decorated static caravan with comfy beds, chairs etc. Lovely fluffy towels to use in the bathrooms. The kitchen is stocked with condiments, kitchen towel, cling film, foil and dog poo bags! The freezer even had some chips, waffles and ice cream in it! Helen left us a loaf of bread and pint of milk which is a lovely touch. A much required cuppa as soon as we arrived. The book shelf in the lounge has a read for everyone. I did pick up 'The trouble with goats and sheep' and started that! Location is perfect for dogs and kids, but also i'm sure very relaxing if you didn't have either of those! We enjoyed a couple of walks over to the park and along the river to Carlton Marshes. Carvery at the Wherry hotel one evening which is a great price weekdays. We didn't use the clubhouse or swimming pool so I cant comment on that. Overall a great little holiday home at a really good price. We will certainly be returning when the next round of family visits are due!! Thank you Helen for sharing your hidden gem! Carla & family (including noisy Reggie daschund cross who loved the low lounge window for guarding his fort!! I hope the local squirrels soon return!!)

    Carla2019-10-31T00:00:00Z
  • Mole End is a lovely holiday home in a great location. This cosy caravan had everything we needed. It is incredibly peaceful. We enjoyed being so close to nature and saw deer from the caravan. A short walk away gives lovely views across the water. You are close Everitt Park and Carlton Marshes, both amazing locations for dog walking. Thank you Helen for being a great host. We had a lovely stay and look forward to returning.

    Alice2019-10-25T00:00:00Z
  • This place is a perfect base for your adventures. It’s roomy, clean and perfect for families. A quiet little space that was just what we needed. Will definitely be back!

    Jane2019-10-21T00:00:00Z
  • We really enjoyed our stay at Mole End. It was definitely our best caravan experience to date. With Helen putting so much time and effort into making the caravan a home from home (cleanliness, decor, thoughtful extras), you couldn’t not be wowed by her hosting skills.

    Victoria2019-10-18T00:00:00Z
  • A real diamond. Sparkling clean, cosy, great location and every amenity you would want. Fresh bread was a lovely touch.

    Fraser2019-10-13T00:00:00Z
  • A great little place to stay. I hope to return again sometime.

    Adrian2019-10-11T00:00:00Z
  • We absolutely loved Mole End and do hope to return. We had some really fantastic walks, saw Marsh Harriers, Chinese water deer and a Heron to name just a few of the wildlife. The area is full of wonderful scenery and views. Mole End was indeed home from home, very cosy, wonderfully decorated and with lots if finishing touches that made the place comfortable. There is Aldi, which is about a 10 minute drive, if that, up the road too. Thank you Helen for putting such a beautiful abode on Airbnb and letting us stay there.

    Laura2019-10-06T00:00:00Z
  • Mole End is an absolute delight to stay in. From the impeccable cleanliness to the modernised features inside, this really is a true home from home feeling. Mole End is situated in a private setting; away from the club house, so perfect for much needed peace and quiet. We loved nothing more than sitting on the decking in the evening with a glass of wine under the stars - absolute perfection! Helen is the most amazing host from start to finish. She really goes the extra mile and makes sure you have the perfect holiday; one of the nicest hosts I’ve had the pleasure of communicating with. Anyone who stays here will not be disappointed! We loved every minute! Thank you Helen xxx

  • We had a really lovely stay, the place was nice and clean and there was coffee and tea which was a nice added touch. Couple of minutes walk to the beach. Ian was very helpful in sorting the booking out and responded really quickly. We would definitely stay again

  • The Seaside Escape is a nice small bedsit, very private and comfortable. We did not have the pleasure to meet Ian but he has been exceptionally good in organising everything and quick to respond to any queries. Location was very convenient for the seaside, small supermarket and two pubs within walking distance!

    Evie2020-02-26T00:00:00Z
  • We had a lovely evening at Ian’s place.... it’s spotlessly clean, cosy, stylish and in a great location for the sea... it’s literally round the corner from the back garden. We stumbled upon the restaurant at the Hog Hotel (which is a 5 min walk away from Ian’s) and the 1kg sharing rib eye was mind blowing! A blustery walk along the beach this morning cleared all the cobwebs away and left us refreshed and ready again to face our hectic lives in the city! Thanks for the great hospitality, would definitely stay here again.

    Emma2020-02-23T00:00:00Z
  • This is an amazing little gem, stylish, spotless and fantastic location. Has everything you need. This is our second stay and we would not hesitate to come back again. First class communication from host. Best instructions for directions and arrival we have ever had from an airbnb host.

  • Ian's place was spotlessly clean and stylish. His check-in instructions with regard to parking were fantastic and absolutely spot on. It was the perfect space for what I needed and would certainly look to book again next time I'm in the area. Thoroughly recommend.

The Boathouse is a single story annexe in a contemporary design, close to the main house with a shared garden going down to the waterside of Oulton Broad. It is a 10 minute walk into Oulton Broad, which has a variety of places to eat, a museum, Nicholas Everitt Park and boat trips. Southwold is a picturesque coastal town, a 25 minute drive away and Beccles, a beautiful market town on the banks of the river Waveney has a variety of independent shops and restaurants, both worth a visit.
The Boathouse has stunning views over the North Bay of Oulton Broad, with a variety of wildlife including herons, otters and kingfishers. The sunsets are unrivaled and the area provides many interesting walks along the bank of the Broad, including the Carlton Marshes Nature Reserve, with its rich wildlife.
  • Although not great weather, we loved our weekend away at Sue’s place. With excellent communication it was also very easy to find. We would highly recommend it to all.

  • Great location, great facilities, wonderful views over Oulton Broads and an exceptional host - fabulously relaxing few days.

    Joanne2019-10-27T00:00:00Z
  • I don’t know where to begin! I planned a weekend away for my partners 40th birthday and this property exceeded my expectations. The communication between the owner Sue was excellent from day one, she recommended several fishing locations we could access, gave clear and helpful directions and was very friendly, I had no hesitations about contacting her about our upcoming stay! Upon arrival the annexe was very clean, tidy and beautifully presented! The welcome pack was very generous and very much appreciated. The location is beautiful as it backs onto the broad and access to the water is permitted which was lovely to sit and watch the birds, boats and the sunsets were breathtaking!! It was lovely that Sue introduced herself and showed an interest in our plans for the weekend. Fantastic hospitality, perfect accommodation and a beautiful location! I could not recommend this place enough, we will defiantly be returning! :)

    Charlotte2019-10-21T00:00:00Z
  • Great tranquil place for a short stay. Sue is a great host who met us on check in and showed us around the Boat house and then left us to enjoy our stay. Great views ... stunning sunsets across the Broads. We’ll be back.

    Andy2019-10-17T00:00:00Z
  • We had a warm, cosy stay in the annexe which provided such luxurious and spacious accommodation with a generous welcome pack including fruit, eggs, croissants and even a bottle of Prosecco. Despite one day of torrential rain we were able to enjoy the garden views over the broad and watch the varied wildlife in this tranquil place. Sue was the perfect host and we fully intend to return in the future.

Market Place is very quiet, single horseshoe road, that leads off the High Street and on to Whites Lane. If you are lucky, sometimes when sitting in my garden you can the animals roar from the near by Wild Life park.

  • My family and I had a wonderful stay at Dee's place. The caravan was as described and has a wonderful open plan layout which was great for a group. The beds were comfy and showers very good. The place also remained very warm and cosy throughout. Location was great as not far from the coast and to the side of a hotel so there are not crammed into a holiday park. A great place for a chilled, relaxed escape to see the new year in.

    Bex2020-01-01T00:00:00Z
  • Open plan, large and comfortable. Good value for money. We will be back! Thank you xxx

  • Lovely accommodation and great location.

    Megan2019-10-01T00:00:00Z
  • Great place for a quick overnight stay over, A very large modern style caravan/lodge with all the facilities you would need and ideal for families. The hotel next door was good for a drink in the evening with polite staff and a very nice area to relax. The transport museum is right next door so if you are into this kind of thing it is the perfect place to stay as you can watch the buses and trams from the window. Overall a good clean place to stay for one night if travelling like us but you need a car if you wish to view the attractions within the area.

  • Great location, fantastic clean accommodation with loads of space, we are a family of six and always struggle to find somewhere to stay without spending a fortune. We highly recommend and hope to return for a longer stay.

Quiet former maid's room at the top of a Victorian family house, now refurbished with en suite toilet and separate shower on private landing with its own privacy curtain. TV, radio, hairdryer, tea and coffee making facilities, small fridge, microwave, wifi. £6.00 'full English' breakfast charge p/person/£4.00 continental breakfast. Ours is a family home where we have lived happily since 1979 and brought up our three girls, who have now flown the nest with families of their own.
This period attic room is cosy, separate and private, self-contained but sharing our front door. Please note that the staircase up to the attic is fairly narrow, so not suitable for the elderly, infirm, or those with heavy luggage. The futon bed is fairly low, but with a thick 'memory foam' mattress-topper to make it more comfortable. Most guests report a good night's sleep. There is a zed-bed for additional accommodation (e.g. for a child) if needed, also a travel cot.
Beccles is a historic market town on the river Waveney, approx. 10 miles from the sea and within easy reach of Norwich (20 miles) and Southwold (12 miles). The Norfolk Broads are about an hour away and the royal residence of Sandringham is an hour and a half's drive. RSPB reserve at Minsmere is 18 miles away, and Snape Malting Concert Hall 25 miles. The town's motto is 'Small Town, Big Heart' , offering all the usual amenities: a range of restaurants from pizza-parlours to fine dining. The 16th Century coaching inn at its centre is now a Wetherspoons. There is a Tesco and a Morrisons as well as several small shops/boutiques. There is an 18th C theatre and an open-air Lido in the summer months.

Dating back to the 18th Century, this quintessentially English country cottage has been beautifully restored from its former life as a pub on the route from Lowestoft to Norwich. Many unique period features have been retained and complemented by comfortable furnishings with a modern kitchen and bathroom to provide a super holiday property for short breaks or a holiday within easy reach of the Suffolk Heritage coast. An additional treat here is the use of one of the iconic beach huts at the Gun Hill side of Southwold beach and there's a large garden and parking to come home to.
1 Tunns Cottages is ideal for any time of the year with sunny garden/utility room and large but cosy living room on the ground floor, together with the kitchen/breakfast room, tap room for storage and modern bathroom. Both bedrooms on the first floor have great views of the surrounding countryside, the master with a double bed and single with a pull out which can be set up for you in the master for a child; there's also a convenient cloakroom on this floor. This end of terraced cottage sits back from the road with steps to the front door, off road parking for one car and a side gate to the large fully enclosed garden, mostly laid to lawn, with a patio furnished for outside dining.
1 Tunns Cottages is in the village of Rushmere in the Waveney district, approx five miles south-west of Lowestoft and 5.5 south-east of Beccles, a central spot for exploring all that Suffolk has to offer. The Benacre National Nature Reserve is also only five miles away, on either side of the village of Covehithe, where there are reedbeds and lagoons plus woodlands and heathlands on higher ground and over 100 breeding bird species, including marsh harrier, bearded reedling and a variety of ducks. Kessingland, with a fantastic zoo, Africa Alive (formerly the Suffolk Wildlife Park) is just under three miles away and the fashionable seaside town of Southwold is approx eight miles away with iconic pier, string of colourful beach huts, independent and high street shops, golfing, sailing and an excellent choice of eateries.
  • Lovely snug, cosy cottage in a great rural location. Lovely walks for the dogs and close to some great beaches. The cottage was tastefully furnished with some lovely touches. The stairs were interesting when you have had a drink!! But we soon got used to them. Would definitely recommend a stay.

  • Ian's place is the perfect seaside getaway for a couple or a family with a young child. We love the location, just a couple of minutes walk from the beach, just perfect. The house is clean and cosy with the essentials needed for a self catering stay. We couldn't fault it and would happily stay again. We definitely recommend Ian's home to anyone looking for a seaside break.

    Gill2019-08-19T00:00:00Z
  • Beautiful place in a great location that is only a 2 minute walk to the beach and 5 minutes walk to several pubs and a children's playground. We loved our stay here and wished we had booked a longer trip. We are hoping to return again next year though. Thanks Ian for a brilliant stay!

  • Great location, lovely house, parking. Clean, tidy and spacious. Easy check in and check out. Ideal for a short break. We would definately recommend.

  • Nervous booking as first time we had contemplated staying in someone's actual home, we couldn't have been proven more wrong. Ian's home is terrific, lovely clean rooms, plenty of storage space and a very comfortable bed. His daughter's room is ideal for a younger visitor. The delightful beach with amazing 360 degree views is less than a minute's walk from the house and you can walk into Lowestoft up the beach if you wish. Whether you use it as a base for exploring the delights of Suffolk or just want to escape the hustle and bustle for a few days, do consider Ian's place. We stayed for five nights, could have easily stayed for five more. Thank you Ian

    Rob2019-08-03T00:00:00Z
  • The place was great and spotlessly clean. Communication with the host was good and they were very helpful, would definitely stay here again.

  • My family and I ( we've got a one year old baby) have had a fantastic time at Ian's. The house is exactly as in the pictures. It is very cleaned and comfortable. Everything was so easy since Ian is very helpful at all times. The area is so nice. You can find places to eat, supermarkets and a lovely path by the sea that takes you into town in a 30 minutes walk aprox. It is a quiet neighborhood. No doubt we'll ask for staying again there if we're back to Lowestoft.

    Virginia2019-07-09T00:00:00Z
  • Our stay at Ian’s home was what we expected, warm, homely and peaceful. Communication was brilliant and Ian made sure we were provided with everything we needed for our stay even allowing us flexibility which is brilliant since myself and my girlfriend live on the opposite side of the UK. Having stayed at Ian’s before - when given the opportunity to stay again, I made sure that everything was perfect this time round and am hoping we would be welcomed again!

Quiet road, on coldesac. There's a good bus route to town & beach. Otherwise just a short 20 minute walk into town. 2 min walk to bus stop & row of convinience shops; post office, Premier shop, Bakery/cafe, Barbers, Butchers, betting office, and fish & chip shop. There is also a Tesco express a few metres further down the road and tea rooms just a 10 min walk in other direction. Sparrows nest PARK is nearby with an array of close by CAFES and AN ITALIAN RESTAURANT " Gardinios" and a short walk to the AWARD WINNING BEACH. Located on a small park, our chalet is a stones throw from the peaceful heathland and beach of Kessingland.
Kessingland is an ideal location to explore the Suffolk coast line, including the picture postcard town of Southwold (20 minutes drive or bus ride) boasting beaches and a bustling centre, for beer lovers, Adnams Brewery. Africa Alive wildlife park is a mile away and you are a 10 minute drive away from the blue flag sandy beaches of Lowestoft. Kessingland is a small friendly village, with several amenities including pub, restaurants, great fish and chips and small supermarket (Co-op). Larger shops, Morrison's, Asda, ALDI, McDonald's, Costa etc. are a short 10min drive away on the outskirts of Lowestoft. Further Information Access We are the third row back from the beach, there is a key safe to access the key. There is a security light, however it may be worth bringing a torch. Other things to note PLEASE NOTE Our chalet is strictly NO SMOKING, as a courtesy to other guests, please do not smoke in the chalet. The chalet is small, therefore would recommend for 4 people. If you are bringing a dog, it is suitable for small / medium sized dogs. In the winter please remember slippers / thick socks as the flooring takes time to warm up. Please visit our Instagram page for further pics of the area - peters_place_kessingland
The park is genuinely quiet, near the centre of the village. You can walk to the beaches, pub and seafront café (virtually everything). Please be respectful of your neighbours.

  • Myself and a companion travelled up to attend Lattitude festival. Even though we arrived early we were greeted warmly and given WiFi codes and the key to our room :-) The room was very clean, with plenty of wardrobe space and a handy safe. We were also delighted to be informed breakfast was included in our stay! Breakfast was great, we had informed the staff that were both vegans and nothing was too much trouble. Check out was also nice and swift, enabling us to get on with our journey home. Would definitely recommend.

  • Had a one night stay here, it is such a lovely place with a private entrance. Richard met me and gave me a tour of the apartment and gave me an information pack which was super useful! Such a cosy little flat and was very warm, the heating was set for my arrival! Within walking distance to shops and takeaways and the beach. The only thing that put me off slightly is being woken at 5am with noise from upstairs but they were up front about this as it is a family home so it was to be expected! Would definitely recommend and would stay again. Thanks for having me Richard and Nikki!

This large room has its own private corridor and rather grand entrance in this beautiful newly converted Grade 2 listed ex theatre. With tv area (Now TV) dining area, bedroom area and fully equipped kitchenette area with fridge, microwave, toaster and kettle (water from the bathroom) it makes a compact base for exploring the Suffolk coast, wildlife reserves and the Norfolk Broads. Located in the town centre, 5 minute walk from the high street, and 15 minutes walk from the station and beach.
Guests use the main entrance which leads to a small entrance hall. Here they’ll find books and games they are welcome to read or play as well as some beach games, kites and beach rugs in the cupboard below that you are welcome to take out with you. (Please note that taking towels from the property to the beach is not allowed.) From here you enter a long corridor with a beautiful bathroom at one end and the studio at the other. There are two other doors which are locked. One leads to my part of the building - you’re most welcome to visit anytime when I’m home - the other is another bedroom I call the Seagull room which is available to let in addition to the studio if you’d like some more space (1 kingsize bed) but is otherwise locked. You have your own front door key and can come and go whenever you like. There is a security camera over the front door on the outside so I am aware of people coming and going but I don’t monitor this in any way. The studio is one large room suitable for a couple of adults and up to two or three children. It would be a tight space for 5 adults - though the seagull room is always an option. It is all newly refurbished, the furniture, bedding etc is mostly new too so all in great condition.
As this building is 200 yers old it stands in an old part of the town with many truly ancient buildings. Only 5 minutes from the Heritage High Street and lowestoft’s famous ‘scores’ you can easily walk to the beautiful Sparrow’s Nest park in 5 minutes to see the lighthouse and the sea below. Ness point is close by (Britain’s most easterly point) and all of this smallish town is easily accessible on foot. The wilder North Beach and more touristy South Beach are fairly equidistant and both are worth a walk. The station is about 15 minutes on foot and provides easy transport to Oulton Broad and the many towns and villages of Suffolk (cycles allowed on board) as well as the cities of Norwich and Ipswich. On street parking is free and available outside the building.
  • Gill was a fantastic host, communication was great when enquiring/booking and check-in was very easy. Gill’s place was exactly how it’s shown in the photos but what the photos don’t show are the many thoughtful and unique little touches throughout the studio. Gill went above and beyond, she was very warm and friendly when we met but also gives you total privacy. The studio is totally self-contained and would be perfect for either a couple or a family of up to 4 like us. Thanks for a lovely weekend Gill x

  • Gill is a very accommodating host and her home is immaculate, in the cheerful seaside town of Lowestoft. The annexe had everything I needed for my stay. I would recommend to anyone looking to be self sufficient for a short break away or working away.

  • Our stay was great. Everything we expected. Well presented and homely place to stay right by the beach. Very easy to get to and clear directions given by host. Host also left me a little gesture which was a lovely touch. All in all, pleased with our stay and would likely book again if we decide to return to the area.

    Paige2020-03-16T00:00:00Z
  • What an amazing chalet. Everything was perfect and couldn’t have asked for anything more. We had a wonderful relax break with our two dogs and the beaches where beautiful. We will definitely be booking again.

  • Lovely little chalet, very convenient for us to be so close to a wide and quiet beach so we could easily walk our nervous dog without having to interact with many other people/dogs at all. Beautiful beach, especially the sandy bit along to the left as you look out to sea. We also enjoyed Dunwich Heath and a trip to the Broads. Everything was beautifully clean and we really appreciated the extras for the dog. Thank you.

  • Justyna was a great host - timely with replies and even stayed up a bit late to accommodate our check-in. The room was clean and Justyna made us feel welcome and at home. Would recommend!

    Karan2019-10-20T00:00:00Z
  • We had a wonderful stay, round the corner from Africa alive zoo which we visited. Room was big and clean, shower was hot and we enjoyed the coffee on offer. We really would have loved to met Justyna but she had to work and we left quite early. We paid for a full year at the zoo so will definitely book Justyna's place again the next time we go. Its only a few miles from Lowestoft and 25 mins from Great yarmouth so great location. Bed was big and got a great nights sleep, room was nice and warm, clean and not one negative. Wifi was ok also. Great host, thanks Justyna.

  • Excellent accommodation found here. Very pleased with this place. Firstly it is very large eith a huge ensuite and so this is excellent value for money. There is a huge amount of space and cooking facilities for relaxing including a really nice chilled area in the garden. Also can I say the interior is so calm and stylish. All for just £40 I am literally shocked. Definitely need a car so you can explore Suffolk coast line. I drove along the Suffolk coast line to southwold and beyond and this offers really quality fine dining, beautiful promenades and shopping experience and not touristy a very hidden gem here. Also my host was very informative and open with lots of information to give and a coffee machine 👍😌 Thankyou Justyna I loved your home!

Beach themed twin bedded room with an Edwardian touch. In a quiet location ensuring a good nights sleep, but with easy access to the beach (approx 200 yards) or to many of the beautiful locations that Suffolk and Norfolk have to offer.
We are very close to the seafront, but equally close to local shops or 30min walk to the town centre along the promanade. Alternatively there is a bus stop with a regular service into town 100yrds from house.
