Sunrise Ranch - A Peaceful Country Stay + Hot Tub
Welcome to Sunrise Ranch!! Nothing beats the charm and peace of the Kansas countryside. It is one of our greatest joys to allow others to experience the refuge and serenity that the country brings. Whether you need to quiet the hustle and bustle of life, gather with friends/family for a retreat or celebration, or have a convenient stay to our nearby wedding venue, we are honored to share Sunrise Ranch with you. It’s our biggest goal that you feel comfortable and cared for. We are a 30 minute drive from Wichita, and 8 miles down an easy paved road from Newton. We are tucked back off the road for a private and peaceful experience. It is the most perfect, relaxing, rural setting. As John Denver says, “Country roads, take me home”, we too, hope that these country roads bring you to a place that feels like home. The space We purchased this property because of it’s location to our wedding venue. But not only did it come with the perfect 3 minute drive to the venue, it really couldn’t have been set up more perfectly. We envisioned families and groups of friends able to spread out into all 3 levels - the main floor, the full basement and the loft, AND the beautiful back deck. The ranch features a Master King Suite, plus 4 other bedrooms, all with a king or queen bed, AND a loft with additional beds perfect for the kids or extra guests. The master suite has a private bathroom, along with 2 other bathrooms, one on each floor. The ranch also features 2 living room spaces, one upstairs and one downstairs, laundry room, full kitchen, dining area, and 3 car garage. A smart TV is located in the living area upstairs, the basement downstairs and the king bedroom downstairs. You can use your login details for your favorite streaming service (Amazon Prime, Disney Plus, Netflix, Hulu). Don't forget to Logout at checkout. While we know you’ll enjoy the inside of this country home, it’s the outside that may have you coming back for more. Enjoy your morning coffee and the gorgeous sunrise, or dinner on the back deck, or around the firepit. Cap off your night in the hot tub under the big starry, country sky. We hope you feel like home with the amenities included in the bathrooms: basic toiletries available as well as linens, a hair dryer, etc. Our laundry room also has what you need - washer, dryer, detergent, ironing board, iron, etc. We think you’ll find the kitchen full of all that you need and more! We know some of you will be spending holidays here, so we have made sure the kitchen has some of those "hosting" necessities. Need some exercise while you’re enjoying your stay? The driveway is a ½ mile long and is a safe and serene walk or jog. Need to relax under the big starry sky, our hot tub is the perfect treat. Interested in grilling? We have a gas grill on the back deck available for use. We have grilling tools also! Guest access: Sunrise Ranch is accessible using a shared driveway. The driveway entry is off of the main paved road coming straight east out of Newton - First Street. And our 7 acres is nestled back into the countryside. When you see the iconic white farmhouse fence you’ve found your way. You will pass another residence on your right, and you will continue left at the Y and continue until the driveway leads you along the white fence and straight to Sunrise Ranch. There’s a lot of space out here, but we ask that you ask don’t cross any fence in order to stay off others’ property. Other things to note: 1. The basement bedrooms/bathrooms are not suited wonderfully for guests that are 6’2” or taller, due to the builder’s interesting design. So send your shorter people downstairs! 2. We do not allow pets inside Sunrise Ranch. We love our pets and we know you adore yours too, but we are firm on our "No pets inside" policy and to keep future guests with allergies safe, as well as our property in pristine condition. We can enthusiastically recommend Provision Retrievers as a fabulous place to board your dogs! . They are located out near us, less than 10 minutes from the ranch! 4. The ranch is completely non- smoking. We ask that if you smoke outside of the cottage that you please dispose of any trash properly, and not anywhere on our grounds. 5. We kindly request no large gatherings or parties while you are our guest. What’s around us: When you book the Ranch, less than 10 minutes easy of Newton, you will find that it's within: *8.5 miles from I-135, so a perfect stop for anyone traveling through Kansas. *10-15 miles from all major employers, Bethel College, restaurants and schools in Newton *Approx. 10 minutes to Walmart and Dillons *Approx. 1 mile to Harvey Country East Park (the lake!) *Approx. 25 minutes to East Wichita (via East Lake Rd/Greenwich Rd) - Chic-fil-a, Chipotle, Target, Starbucks, Top Golf (coming soon), and so much more. *Approx. 30 minutes to downtown Wichita *The TransAmerican bicycle trail runs right along the end of the driveway
