There is a new floor ac unit in the living room in case it gets too warm but temp rarely breaks 80 on Balboa.

WELCOME TO NEWPORT BEACH! We would love for you to stay in our apartment with a full kitchen, your own personal entrance and private balcony, excellent to enjoy a cup of coffee in the morning. There are Four beds: a queen, a pull out couch, and two singles that can accommodate five comfortably. You will have one free parking spot in front of the apartment. This is a quiet neighborhood off the main road but only a short walk to the beach, restaurants, the grocery store and Starbucks.
