Host was extremely friendly, responsive, everything was explained well, instructions were clear and easy to understand. There were lots of small details that made the stay easy and relaxing and it felt like home away from home. Definitely recommend this location!

Staying at this Airbnb was the right decision. The place is incredibly beautiful, as i have never seen such a uniquely built compound. The hosts are the best when it comes to communication, since they always replied less than half an hour from any message i sent them. I would absolutely recommend staying here. Just take into account that the road to the compound is very bad and bumpy and that there are a lot of bugs outdoors since you are in the jungle.

We thoroughly enjoyed our stay! The location was perfect for us, quiet, roomy, with access to both pool and beach. We loved the pool by the beach!! The building complex is great, although the walk to the unit is somewhat long especially when carrying luggage or groceries! We had a car so getting to restaurants and grocery options was easy. Tulum is not far, appx a 20 min drive where there are lots of restaurants and 2 large grocery stores. I would not recommend staying here without a car. Shana and her co-hosts are great, very responsive and friendly, as are the security folks at the entrance. We recommend this location without hesitation and would definitely return if ever back to Akumal.

We absolutely loved our stay at Fanny’s penthouse in Tulum. It was a peaceful, private retreat and a highlight of our trip. The top-floor unit is beautifully designed, stylish, and totally private—it’s the only unit on that level. The rooftop plunge pool and patio were perfect for relaxing, with lovely views. The bed was very comfortable, AC worked great, and the blackout shades let us sleep in. The open-air shower with sunlight and plants felt magical. La Veleta is a charming part of town with great restaurants nearby, though many roads are still unpaved—just something to be aware of. The unit is walk-up only, so expect stairs, but it’s worth it for the privacy and rooftop access. Fanny and Lucas (the concierge) were super responsive and helpful. Honestly, we wish we had stayed here longer and cut a night from our beach stay—it was that good. We’d absolutely love to return in the future. Highly recommend for a quiet, stylish Tulum experience.

We had an amazing stay at this Airbnb in Playa del Carmen! The location was absolutely perfect—just a short walk to the beach, shops, restaurants, and everything else we wanted to explore. The neighborhood felt safe and was incredibly beautiful, with plenty of charm and vibrant local culture. The home itself was spotless and very well-maintained. You can tell the host puts a lot of care into making sure guests feel comfortable. It had everything we needed and more. From check-in to check-out, the host was incredibly responsive, helpful, and kind—truly one of the best we’ve encountered. This place really made our vacation stress-free and enjoyable. Highly recommend it to anyone visiting Playa del Carmen. We'd definitely stay here again!

This was by far our best and favorite Air BNB experience ever. As we were coming from Canada, traveling abroad felt a bit stressful, especially as we were not at all familiar with the area. However, even before we arrived the hosts made us feel at ease. You will receive a highly detailed welcome document that contains recommendations for things to do in the area, restaurant recommendations, and helpful advice. This above and beyond attention to detail was so appreciated. The area residents are very kind and the location is very walkable to the main strip - bikes for rent on site as well! We had a chance to check out local restaurants that were minutes away walking, and they were fantastic. Finally, the room and accomodations exceeded our expectations. Very clean, sustainability-focused, and a beautiful pool that was appreciated especially after a day in the hot sun. Thank you so much to the hosts 😊

Jesus places was very clean, comfortable and well located inside Bahia principe condominium. Recommend stay at his place whenever you are around Tulum. He was a great host and was responsive every time we needed him. Easy check in and check out and great deal for the price. Thanks Jesus!

A truly perfect experience from beginning to end. I took my mom and a group of her friends here for a 60th celebration and everyone was so blown away. We felt so safe and comfortable the entire time. All of their suggestions were outstanding. Would absolutely recommend and am planning on coming back!

La casa es mejor que en las fotos aún! es super agradable y me encanta que es super tranquila la zona. Eso si, el club de playa es muy pequeño, y el acceso a la playa dentro del club es Mini! no nos quedamos a disfrutar de la playa ahí mismo porque no era nada cómodo. la casa vale totalmente la pena y el moverte al centro o playas cercano es supee rápido

Erik’s house was very spacious just as described! Erik was very attentive and always responded right away! My children enjoyed the pool during our stay! No problems during our stay!

We had a magical week at Adolfo’s place with our family of 5 adults and 2 kids. The location is spectacular and the kids loved being able to play on the beach and jump in the pool. Early risers will love the sunrise view from the beach. The location itself is an amazing jumping off point to enjoy Akumal (great taco spots in town!), Tulum, and local cenotes and eco parks. We were a bit anxious about not having AC in the main living area but the breeze was beautiful and it allowed us to really embrace indoor/outdoor living. The caretaking staff are wonderful and very helpful - they helped us arrange for massages at the house and kept the property meticulously clean. We also took advantage of Chef Carlos’s services and are so happy we did. The house itself is very comfortable. Showing its age in places but we appreciated it being un-fussy - especially with young kids. The kitchen is well-appointed with dishes but you’ll need to bring your own basic cooking supplies.

If you’re looking for the perfect Airbnb in Akumal/Tulum/Playa del Carmen—this is it! The home is stunning: spacious, modern, full of natural light, with an incredible pool and views. It’s in a peaceful, safe area, and the host and staff go above and beyond to make your stay unforgettable. They offer amazing recommendations—massages, restaurants, chefs, yoga, boat trips, cenotes, and more. We used Chef Ricardo for most meals and highly recommend him! We visited for a bachelorette trip and were welcomed with themed balloons and a super cute setup. Despite last-minute changes, the team was extremely accommodating and responsive. Whether it’s a bachelor/bachelorette party, family vacation, friend getaway, or a relaxing retreat, this place is a 10/10. Huge thanks to Charlotte and team for making our trip so special and seamless!

House was beautiful and super well laid out. Big new TV, comfy couch, and all the amenities. The place was clean, bathroom soaps and shower gels, and the fresh beds were amazing with soft covers and quality sheets. Area was new, secure, quiet and Jorge kept the yard and pool spotless. We used the clubhouse, pool and gym and it was great. The only surprise was that the beach was only accessible through the gate across a very busy highway. You had to pay to access it in the times laid out. It was not the “private quiet beach club” that was advertised. The Beach front was all private, with no other accessibility. Very commercial touristy beach.

She was amazing with response times!! The place was absolutely gorgeous and kept extremely clean. Every morning and afternoon she sent recommendations for food and activities. Very polite and proactive. 10/10 recommend any of her properties.

The location and this property was so beautiful! I can’t believe how private the property felt, the outdoor space was amazing and the views really can’t be beat. We rented golf carts to get around and that was so much fun, definitely would recommend doing that! Scott was incredible, he was one of the most communicative hosts I’ve ever had! He checked in on us in person a few times and sent messages regularly to make sure we had everything we needed and to see if we had questions. He gave great tips and recommendations throughout our whole stay and really made the experience special. The whole area had a power outage due to some heavy rain for a day or so and he was completely on top of keeping in touch, sending updates, and doing extra things to keep us comfortable. We would 100% stay here again and recommend this home to anyone! Every part of our experience was really fantastic and we truly had an amazing time!

Definitivamente el mejor lugar que puedas encontrar en Playa del Carmen, el departamento se sentía como estar en casa, no le hace faltama absolutamente nada, tiene todo, su departamento y las instalaciones de lujo, las amenidades grandiosas, Olivia fue muy atenta y muy amable, caminar a la 5ta avenida era un grandioso paseo, son como 12 minutos, definitivamente regresare! el mejor lugar de Playacar está aquí!

Alles im allem eine super Unterkunft - sauber, wie im Inserat und gute Lage. Allerdings war die Kommunikation nicht so gut. Bitten, wie Z.b. neue Handtücher wurden zwar zugesagt im Chat, aber wir haben nach langem warten nie etwas erhalten. Insgesamt würde ich trotzdem 4,5/5 geben. An der Kommunikation sollte wirklich gearbeitet werden!

Five star stay! From the welcome guide provided at booking to the communication throughout our trip this was the best Airbnb experience we’ve had to date. The Airbnb was exactly as described and the perfect location to enjoy Playa to the fullest. Can’t say enough good things. 10/10 wouldn’t stay anywhere else when visiting again!

Had an amazing week at Cherri’s condo - the view was unreal and we loved the great snorkeling right out front of the building!

Amazing location! Beachfront and in an exclusive private beach. The bay waters are very calm so perfect for snorkeling and swimming. The unit is beautifully decorated and it’s very well equipped. The plunge pool in the large balcony overlooking the turquoise ocean was a great way to cool off without leaving the room. And the rooftops? Wow! The gym that overlooks the jungle and on the other side, a second large rooftop deck with a roof pool where you can see the most amazing sunsets, with ocean views of the entire bay. BBQ grill and pizza oven on the deck as well. The location is perfect, only 10 minutes on the main road, from Tulum town and the hotels beach area, away from the noise but a fast and easy ride to go enjoy a night in the town. The hosts were friendly, responsive and helpful. We would definitely stay here again and we look forward to coming back to this paradise!
