Vacation rentals with outdoor seating in Allegany County

We were three couples and a six year old. The arrangement of the accommodation was just what we needed. Because we had travelled for a wedding we were out for most of the day and unfortunately bad weather meant we couldn’t make use of the outdoor facilities but we have already recommended the property to a friend and would like to return for a future family occasion.

Denise our host was absolutely warm and accommodating.. she went out of her way to drop off an extra heater when the place got colder (upstate NY in Oct). I’d happily recommend this to everyone! The kitchen was well stocked and we didn’t have to go anywhere to find Cuttery and dishes

We were looking for a break from city life, and Sheila’s place was exactly what we needed. Her home is beautiful—thoughtfully equipped, spotless, and filled with light. The spacious deck offers a stunning view, and we loved starting our mornings there watching the sunrise. Strolling the property was peaceful and grounding, and the chickens added a delightful charm—the rooster was my personal favorite. If you're seeking a calm, bucolic retreat with privacy and a kind, responsive host, this is the place. Highly recommend.

Absolutely beautiful and spacious! Loved that there were two separate upstairs, so it was perfect for my son and grandkids to have their space and then we could have our own space too but still get together during the day and have tons of family time! Tons of space for the kids to play and the animals were a great bonus for the evenings to unwind! Super close to Niagara Falls which was another highlight of the trip! Super host and awesome place to stay can’t wait to come back!!!

The large home was perfect for our extended family to getaway. Comfortable beds that provided enough room for everyone and a very large table provided the perfect space for our extended family to gather to eat and play games together! The location was very quiet and private yet within a 25 minute drive to Alfred State! The host even made sure there was an extra gas bottle there for the gas grill when i said we were going to do a picnic supper while there.

The place was pristine clean and very peaceful & Quiet. We enjoyed our stay and would stay again.

Great place to stay to explore Letchworth State Park. Very clean, nicely decorated, great wood stove for cozy evenings! Would stay again for sure!

We stayed at this property while in town for a family get together. The place was in a quiet neighborhood and was spotless. Jeff put a lot of thought into amenities and furnishings to make you feel like you were at your own home. And the eggs, bread, snacks, and coffee pods were such a nice touch. We were missing the Keurig upon arrival and when we asked, he replied right away that he was descaling it and he dropped it back within the hour along with more eggs and bread. We would absolutely recommend this property.

Jeff’s place was very nice and cozy. He supplied lots of extras. I would recommend his place for anyone looking to stay in the area. Jeff went out of his way to think of the extras for us. He had plenty of supplies. Very clean and cozy. Thank you Jeff for allowing us to stay while we were visiting with my elderly mom.

Steven was a very nice guy. His taste was impeccable. When I entered his place my son looked at me, knowing my taste and said, "what do you think?" My answer "Oh my goodness." The place looked as if I had decorated it myself. I absolutely loved everything about it--the decor, the antiques, the wallpaper, the ambiance, the music he had was awesome. I danced around the room. The gorgeous quilts on the beds, the comfy bed and pillows, the French doors to the wonderful front porch overlooking the adorable quaint village of Angelica with it's wonderful antique stores and friendly folks that live there. I wanted to stay there forever. I couldn't have been happier staying at Steven's place and would love to stay there again. Thank you so very much Steven Timothy, this is one of my favorite places I have ever stayed. I would recommend you to everyone.

An amazing stay at this beautiful home. The space was exactly as described, very clean and comfortable. Hubby and I enjoyed our stay and always book with Jeff when we are in Alfred. He's such a great host!!!!!

Second time staying at Jeff’s place in Wellsville. Perfect as always. This time we utilized both the upstairs and downstairs to accommodate all our family. We were in town for Alfred’s graduation. Jeff let us do pics in the yard on graduation morning. Very friendly and his places are spotless and comfortable!

1) Location. Location. Location. Walking distance to all things Wellsville (including the famous Texas Hot diner and "The Pink House" 2) Clean & spacious 3) From kitchen to bath and laundry, this place is thoroughly-stocked/equipped [i.e. you won't need to bring any kitchen appliances, utensils, pots, pans, containers; and you won't need to bring or buy any towels, shampoo, soap, body-wash, toothpaste, detergent etc.]. And fresh loaf of bread and plenty of butter and random foods for free too! 4) An exquisitely-high level of attention to detail. Even had a pre-frosted beer-mug waiting in the freezer. That's hospitality. 5) This guy Jeff must've been a fan of Kitty Kallen's 1954 hit song "Little Things Mean a Lot"

5 star place to stay if you're looking to get out in nature with a bit of night life too! Close to area trails and attractions. Bed was comfy, the home is clean with ask the amenities. Looking forward to returning!

Everything was like the pictures. Host was very informative about nearby locations with parks and restaurants. Place was clean and felt cozy. Definitely recommend!

We needed a place to stay from a long road trip and location was perfect for what we needed. Very peaceful and roomy and would recommend.
