Ideal rural retreat for anyone and everyone! This cosy wooden cabin is a simply lovely place to stop and unwind. Set near to a small Sussex village with direct access onto the South Downs, Iford is on the wild fringes of historic Lewes (2 miles), vibrant Brighton (7 miles) and Newhaven ferry and beach (6 miles). Seaview Stay is cliff top escape with uninterrupted panoramic sea views. Enjoy the wonderful sunset and sunrise in this comfortable stylish 1 bedroom annex with your own terrace and private access. We are a 15 minute drive or a short bus ride into Brighton town centre with the added bonus of a beautiful and quiet location to return home to. Directly on the East Sussex coastal path with the nearest beach access only 5 minutes walk, also a short stroll into the beautiful South Downs National Park.

Jacks Cottage -

A beautiful oak framed building with great views of the south downs. Accommodation comprising of a comfortable lounge with TV and wifi and log burner. The kitchen is well equipped with a dishwasher, oven and microwave. One double bedroom downstairs with en suite shower room. Upstairs there is a mezzanine with two single beds and a sitting area above the lounge area with a bathroom with free standing bath. The outside space is a south facing patio with table and chairs and a BBQ is available.

There is a rear private deck with seating. Ideal for romantic escapes or active holidays. Enjoy the outdoors by foot & bike direct from the cabin. The local pub & village shop are just 10 minutes walk. Perfect for Glyndebourne, Charleston & Firle weddings or explore nearby towns of Lewes or Brighton.

The Garden Room, Warblers, Kingston Road, Lewes

The Garden Room is bright and spacious with lovely views to the south across the Lewes Brooks. There is a well equipped kitchen area, and you have your own front door. Coffee, tea, milk and some breakfast provisions will be waiting for you for your first morning. We are close to Lewes but with open fields nearby. It is a ten minute walk to a pub, for local beer and food. There is space nearby for a small car to park; larger vehicles can park about 20m from our driveway, on the Kingston Road.

Unique eco sustainable guest house built in 2022 with stunning views over private fields lined with Oak Trees as well as views overlooking a private new pristine 17m swimming pool. The beautiful pool is heated from March 2026. Quiet location, country walks (close to National Park) and a local pub 1 mile away. Modern, new stylish interiors with a cosy wood burner (in Winter months) and a large patio, BBQ and fire pit outside (wood not included). Conveniently located 15 miles to Gatwick Airport.

Romantic lake cabin for two, floating on our peaceful one-acre lake in ancient woodland. Relax by the cosy log burner, cook in the fully fitted kitchen, and wake to magical lake views from the bedroom. In spring, enjoy the woodland with bluebells and delicate flowers; summer brings long golden evenings over the lake, and autumn paints the trees in rich, vibrant colours. Step outside to gentle ripples, watch wildlife, or visit East Hoathly village with its café, shop, and pub just minutes away.

A gloriously secluded Shepherds Hut close to Lewes

Orchard Hut is a secluded and very private shepherd's hut fitted to a high standard, and situated in a gloriously peaceful meadow setting away from any road noise. The meadow is rich in wildlife and there are views to the South Downs that can be enjoyed from the hammock or the wood fired hot tub.The hut sits just outside the South Downs National Park, 3 miles from Lewes and 5 miles to Glyndebourne. There is direct access to a myriad of public footpaths with a good choice of stunning walks.

The Tin Cabin

"The Tin Cabin" is a beautiful space set in a peaceful location nestled at the foot of the South Downs, in the quiet Hamlet of Swanborough. It was lovingly built from scratch in the garden of our farmhouse in 2020. It provides the perfect spot to rest and relax after a day exploring the historic county town of Lewes (just a 10 minute drive away) or walking/cycling the South Downs Way. The Juggs, a traditional local pub is in the neighbouring village of Kingston, just a 15 minute walk.

The Annexe, Kingston near Lewes

A centrally located self-contained studio in the village of Kingston. Ideal for walkers of the South Downs Way and visitors to the universities and Amex. The county town of Lewes is 2 miles away and Brighton is 8 miles, with a regular bus service. The kitchen area has an oven, electric hob, microwave, toaster, kettle and plenty of crockery/utensils. There is a double bed, TV, wardrobe and a chest of drawers. The separate shower room is equipped with clean towels and a hairdryer.

Beautiful barn on the South Downs Way

Beautiful barn, perfect for walkers, also great as a comfortable and spacious base for exploring the local countryside. Local cultural attractions include Glyndebourne, Drusilla's Park, South Downs Way. This spacious artist's home is located right on the South Downs Way, and it is only about an hour and a half walk to the coast at Exceat. There is a tree house for kids, a couple of swing seats for chilling out on, and the Cuckmere runs through the bottom of the garden.
