Pocket Cottage is beautifully decorated, with thoughtful touches in every corner, creating a warm and welcoming space. It’s ideally located, close enough to enjoy the city’s bookshops, museums, and architecture, yet tucked away in a peaceful village setting that was perfect to return to after a day of exploring. We all slept soundly in the incredibly comfortable beds, and the calm atmosphere made it easy to unwind. Sarah was a wonderful host, attentive and thoughtful. After a long journey with our three year old, we were so grateful to find breakfast essentials and milk already waiting for us, saving us a late trip to the shop. The nearby pubs served delicious food with friendly service, adding to the charm of our stay. We’re already looking forward to coming back in the future.

We visited Joanna's cottage to celebrate my husband's 50th , as a family of 4 with two teenage sons. We were excited about visiting Yorkshire, as a new County for us. It did not disappoint! We arrived to a lit log burner, fresh sourdough bread, luxurious butter, fresh flowers throughout, chocolates and other personal touches, that made us feel like we were in a 5* setting. The cottage is fully equipped and also has books, board games , maps and guides. The roll top bath was a real treat and all the provided soaps and moisturiser, was from local purveyors in Helmsley and Wetherby. Both Joanna and Phil gave brilliant advice of where to eat and places to visit. Even though they live on the grounds, you felt like you were very private and had the whole grounds to yourself. The location is perfect to visit York, catch the Yorkshire Heritage Train to Whitby from Pickering and to visit many picturesque villages with welcoming locals and inviting ancient pubs and churches. We will be back

Fantastic out-building conversion, with a private garden and fenced area separating the property from neighbouring houses and the shared drive. The property is modern, extremely spacious and very well appointed, with pretty much everything you could think of.....Flo even left us some wood for the fire pit in the garden and fuel for the Eco-Boiler, as well as Kitchen essentials. Comfy beds, spacious bedrooms (including an en-suite), and a stunning open plan living area that blew us away. There was very little in the village, but the quiet and peace suited us perfectly, and the area is beautiful. The recommendations for local places to visit were also greatly appreciated. Definitely somewhere we would recommend and return to if we are ever in the area again. Thank you for such a great visit.

Such a beautiful barn in a stunning location. There were thoughtful touches throughout which made our stay extra special. The barn is beautifully decorated and peaceful with luxury additions.

The kingfisher cabin was absolutely brilliant, we only stayed a week but it’s perfectly doable to do 2 weeks and we would have done! Big windows in the living area and bedroom meant waking up and looking out to the little lake a dream, sliding the doors open to hear all the birds and wildlife around us. There is little areas like where the firepit is, the fields on either side where you can go to take pictures or pick up more wildlife! We had a power cut that affected all of North Yorkshire and Gemma was great in helping us get sorted and helpful suggestions for cooking food (use the bbq because it’s calor and a hob/oven style) Sauna - amazing Outdoor bath - amazing, red hot haha. 4 different sitting spots to relax outside. Full kitchen and utensils. We only actually ate out 3 times out of the 7 we were there. special mention to the big projector. With some of the apps already logged in (Netflix and Disney+) Would a million % come back, possibly at 1 year anniversary…

I would like to thanks both David and Carolyn for your excellent hospitality and kindness, we were able to stay quite a while as we were between buying houses… I would strongly recommend staying at the cottage… lots to do around the beautiful surroundings.. well informed and relaxing … we will be back Thank you
