** Winner of Trip Advisor Certificate of Excellence** Standing imposingly in its own large garden, with heated outdoor pool and games barn, The Old Mill has been carefully refurbished to provide 7 floors of cutting edge design.
The Main house has a Master Suite with a Super King 4-Poster Bed, dressing room and luxurious en-suite with separate wet room shower and extra deep bath. Additionally in the main house there is a spacious double room with handmade oak bed, a contemporary triple room ( 3 single beds), and a Family room with a double bed and a set of bunk beds. The bunks in this room are suitable for children and lightweight adults only. • A stunning place with real ‘WOW’ factor. You will be praised and thanked for finding this place! Even better than it looks in the pics! Fantastic for a group get together. Lots of space and all warm and comfortable. Superb dining room for a formal dinner plus extra space to eat informally. Great showers, comfortable beds and plenty of hot water. It will be hard to beat....

  • Great house with lovely spaces, we really enjoyed staying here.

    Lorna2020-02-21T00:00:00Z
  • The old mill is a beautiful and unique place to stay. It was a perfect refuge from the weekend's storm, with lots of different seating areas , and a great open plan kitchen, easily big enough for everybody to be doing their own thing. Very comfortable beds in the range of bedrooms - privacy is an issue as noted in previous comments but worth it to stay somewhere so unusual. This was lovely for a february weekend break but would be amazing in the summer

    Kate2020-02-17T00:00:00Z
  • The mill is an amazing place to stay. The property has been renovated to a very high standard I would highly recommend any one to stay at the old mill

    Gav2020-02-14T00:00:00Z
  • We were a little nervous booking accommodation that would work effectively for 17 people, however the Old Mill was just superb. A classy development of an old and iconic venue that works very well indeed. The dining area at the base of the Mill was a real treat and worked wonderfully for our dinners and the kitchen area worked really well for the other meals. It is very well appointed and unique is lots of ways. It has plenty of space so you are not ever feeling cramped. One thing to consider is the intimacy of the three Mill Tower bedrooms that you have to talk through to get to a bathroom. They are beautiful but would probably need to be folks you know well to be comfortable with it. Sandra was a great host, accurate and timely communication , very reactive when we had a couple of challenges all of which was very helpful indeed. She also decorated the place beautifully for the Christmas celebration. This is an amazing venue for a large group, we would consider using it again. Thank you Sandra and Gary.

    Andrew2019-12-13T00:00:00Z
  • This place is one of a kind, and I can’t recommend staying there enough! Fair warning: it’s not the best if many of your guests want privacy and quiet as several of the rooms (including the master bedroom) have open staircases leading to them from communal areas and sound travels easily, as the posting clearly states. But this is an extremely minor cost to pay for what is a beautiful house, extremely thoughtfully decorated and furnished, with an amazing responsive and helpful host in Sandra. Go and you won’t be disappointed!

  • It is an amazing place to visit if you want to get away from everyday life. I turned my phone off for the whole time and enjoyed everything the place had to offer. The property itself has some great places to wander around and take in the beautiful scenery and wildlife. The Shepard hut was particularly wonderful, it's a luscious small space that was perfect for me and my partner. We couldn't recommend a stay somewhere more than this place! You will love it 😁

    Cassie2020-02-09T00:00:00Z
  • Clean, simple and beautiful. Perfect get away for getting away from life for a while. Will come again in the summer x

  • Lovely clean and warm shepherds hut in a beautiful location. Lovely listening to the owls, and other wildlife in an evening. A hidden gem.

    Phil2019-11-22T00:00:00Z
  • Absolutely beautiful. The cabin was very clean and cosy. Would definitely recommend to anyone wanting a little hideaway trip.

    June2019-11-13T00:00:00Z
  • This place was AMAZING. Gorgeous little shepherd's hut, tastefully decorated and absolutely spotless. A bigger bed than I expected, sometimes the beds in shepherd's huts are diddy but my long-legged SO had no complaints. There was a wood burner inside the cabin that made the place really cosy when it got started. And the showers/toilets were heated which made the stay so much more comfortable, big thumbs up there. I liked the wood fired hot tub but at the time we went (right over Halloween) it took absolutely ages to heat up – the guide said up to 3 hours but it was closer to 5, and it was actually only really warm by that point, not hot, but we'd run out of patience so just decided to jump in. Stargazing in a hot tub is pretty nice, getting out into the freezing cold was not. Interesting though, we checked the tub the next day just to make sure we hadn't left leaves in and the water was still warm after what, 8-10 hours? So if the hot tub was in regular use I think it'd have been much less hassle to get it going. There was lots of info provided about local amenities, but for nature you don't have to go far as there's a forest right next to the cabin! Only had time to walk in there once but we caught sight of a pretty big hare and the tail-end of a deer, absolutely picturesque. All in all I'd love to come back again and would definitely recommend it to others!

    Amber2019-11-01T00:00:00Z
  • Absolutely beautiful. If you want to have some time away from the world then this is your place. I have never been somewhere, where I’ve never wanted to leave. We had a beautiful welcome note which is always a great touch! We were provided with so much information in regards to the area and places to see, and places to eat etc. I made two new chicken friends who really made me and my boyfriend feel at home aha! It was nice to have company when washing up!😂 The walks, cabin, scenery and experience was out of this world! Thank you x

Beautiful friendly village with good pub and local events. If you like fishing; fantastic carp tench bream roach & crucians that average 2lb in village pond but respect the local residents some treat the fish like their pets and I understand why. Pleasant drive to Kings Lynn and the wonderful north Norfolk coast.. Helpful, friendly owners even bough us home made jam and scones mmm. Spent a wonderful afternoon going round the open gardens in the village. Will go back "An English country retreat" We had an absolutely delightful stay in the Old School House and can't recommend it enough. It's location in the village of Wereham is stunning - it overlooks the village pond, across from the church and opposite the pub. A perfect English village setting. The property is extremely comfortable and spacious - it has attractive decor throughout and plenty of equipment. Many places we've stayed tend only to cater for basic needs but the owners seem to have thought of everything. This area of Norfolk is largely ignored and yet there 's much to explore. King's Lynn, Swaffham, Thetford, Ely and the North Norfolk coast a little further afield. The National Trust property of Oxburgh Hall is a nearby gem too. However if peace and quiet is what you need you'll find it here. We'll be back. "Great Value" Roomy, comfortable and well-appointed accommodation in a chocolate-box English village setting. I was really impressed by the facilities and equipment available. There are plenty of touristy places to visit within reasonable driving distance. The house has plenty of room and is very well-priced, especially for a large group - a club break, family reunion holiday, retreat etc. The wood-burning stove and stock of games and books make it an enjoyable place to stay even on a cold wet day. ‘Thank you for allowing us to stay in your lovely home. It was truly stunning . What a view and location’ . ‘You have created a magical place’ ‘We had an amazing time in your house. It is really beautiful and perfect for entertaining’ ‘House very spacious and the pics on the internet do not do it justice’ ‘House is so well equipped, every kitchen utensil you could possible need’’ ‘Pub super, very friendly.’ ‘Pub allowed us to take our dog in and made friends with all the locals Guest have all of the House exclusively available to them for their stay. Arrival usually from 4pm and departure by 10am Let for minimum of 3 nights. (2 night breaks may be possible. Please message). Front door key is in key safe so you can let yourself in and make yourself at home. We live next door and if we are around we will try to welcome you personally. We or other neighbours are always happy to chat and advise on local area if needed. Lovely friendly village House situated by village pond and opposite lovely pub with good food served Wednesday, Thursday and Friday evenings. Damage deposit of £100 (£500 for lets longer than 4 weeks) required.Returned after let. Bookings are for minimum of 3 nights. (5 nights at Christmas and New Year)p
Lovely friendly village House situated by village pond and opposite lovely pub Pub has been complimented regularly by guest as really friendly, welcomes families, children, dogs. Has good menu. Lovely dog walks from the house Fishing permitted in village pond
  • Lovely weekend in the old school house. A very warm welcome with some thoughtful touches. We thought the place was full of character, spacious, warm and comfortable. Everything we needed and more was available. Picturesque setting with a great pub nearby. Highly recommended. Thank you.

  • Booked this place on the day that we needed it, on the off chance that the owner would see the booking. Ian called me straight away completely putting my mind at ease. He was wonderfully helpful every step of the way and a pleasure to deal with in every sense. The place itself is straight out of a story book, on a little pond with ducks and swans, opposite a picturesque little pub. Can’t recommend it highly enough!

    Tanya2020-02-04T00:00:00Z
  • Great place, lovely scenery and local area, close to king's lynn.

    Abi2020-01-26T00:00:00Z
  • Brilliant house which perfectly suited us as a group of three small families, with a great sized kitchen and living area. Lots of baby equipment which came in handy too. Location right by duck pond is lovely and there are lots of good forest walks nearby as well as a small children's playground in the village. Ian was a very generous host, the house was decorated for Christmas and there was a bottle of prosecco, biscuits and chocolates waiting for us. He also came round to fill our glasses during Wereham's new year fireworks which was a lovely touch!

    Bridget2020-01-02T00:00:00Z

    Natalie2019-11-03T00:00:00Z
  • We had a lovely family break at the old school house. The house is lovely and in a great location with beautiful views. The local pub was very cosy and welcoming too!

  • We came here for the weekend to celebrate a 40th birthday. We had a wonderful time. The house was amazing, sparkly clean, lovely and warm and lots of extra special touches. We were greeted on arrival by the hosts who were lovely and left us milk in the fridge and Prosecco and chocolates on the table which the kids loved. The view over the duck pond was lovely. We hope to return again soon. Highly recommended.

    Vicki2019-10-13T00:00:00Z
  • Lovely House with a real feel of a small town, great living space big enough for entertaining everyone. Great tips of things to do in the local area and more enough to keep everyone happy. Would definitely recommend staying here as Ian is a great host and more than happy to help out if needed.

A little self contained barn in the woods with easy access to Swaffham (2 miles)
Rural - the hamlet of Drymere is made up of 1950's forestry commission worker cottages and is relatively unchanged since.
  • Julie and Martin were so wonderfully accommodating for our stay and put in some really significant thoughtful touches which made everything so much more special. The barn was incredibly clean when we arrived and the kitchen was beautifully stocked with breakfast items. We were instantly very comfortable there and having the horses and chickens (and fresh eggs!) nearby was fantastic. Our dog took no time at all to get settled in. Drymere itself is situated smack bang in the middle of loads of forest walks and I’m only disappointed we didn’t have more time to explore. Would love to come back!

Everything you need is in the barn and lovely and clean. Shower is a large waterfall head which looks reasonably newly fitted..in the surprisingly spacious bathroom... We would definately return for another wind down in this delightful setting.

We have put much thought into how to make best use of the space situated on the ground floor. The large open plan bedroom/living area has 32" Freeview TV, double bed and wooden floor. The separate kitchen has cooking facilities, fridge-freezer, washing machine and tiled floor. The separate shower room houses a shower cubicle, toilet and heated towel rail. Electric central heating, electricity, bed linen, towels and Wi-Fi included. Private parking for 1 car. No smoking. 1 pet allowed.
Set within the Norfolk village of Scarning, New Inn Lodge is the perfect base for exploring the area. With a large open plan bedroom and living area and separate kitchen and shower room, the owners have put much thought into how to make best use of the space available and have created somewhere lovely to relax and unwind. Nearby lies the fine city of Norwich with its classic Norman castle, numerous museums, galleries and theatres and great places to eat and drink.
Norfolk boasts a number of notable sites for history buffs including The Gressinghall Farm and Workhouse Museum, and The Blickling, Holkham and Sandringham estates, which are all within easy reach also. You can be at the North Norfolk coast in 40 minutes where you can enjoy a range of lovely beaches, marshes and quays. Why not stroll along the Edwardian seafront and visit the pier at Cromer, go crabbing at Blakeney or perhaps take a ride along the coast from Sheringham on the North Norfolk Railway?. 40 minutes in another direction and you will be in Wroxham, the gateway to the Broads. Here you can join an organised tour or even charter your own day launch to drift along these beautiful waterways. Head yet another way for 40 minutes and you can be in the heart of Thetford Forest with its nature trails, Go Ape high rope site. A stay at New Inn Lodge means you are spoilt for choice for things to see and do in the lovely county of Royal Norfolk. Shop, pub and restaurant ¾ miles.

Matthew & Caroline provide friendly, helpful and professional service. Situated in a secluded, tranquil rural setting and 35 minutes from the beautiful North Norfolk coast. The room stands apart from the main house across a sunny courtyard. The Peddar's Way is nearby, as is Houghton Hall, Oxborough Hall and Holkham Hall amongst other attractions. Maximum of 2 friendly dogs at £5 each per night cash. Continental breakfast included. Cooked breakfast available pre-booked at £12 per person cash.
This room was once the local dental surgery, though we have of course removed the dentists chair!
West Bilney is a small hamlet away from main roads amidst woodlands and farmland. We are surrounded with very friendly neighbours. The historic remains of an Augustinian Gatehouse which is one of the best preserved in the country is just down the road and there are beautiful scenic footpaths along the rive Nar.
  • Fab place, lovely host, definitely recomend

  • We had a lovely stay at Matthew & Carolines’, they are great people to chat with during the very tasty breakfast. They offered some great tips on the local area too. The room was very clean, cosy and private. We had a very relaxing stay and would thoroughly recommend.

  • A wonderful place with fabulous hosts. Wonderful setting, really comfortable, excellent room and facilities. Lovely breakfast in the morning with Caroline and Matt, all home made! Hugely recommend this home from home.

  • I've stayed at Matthews place twice now, each stay has been a delight. It's the perfect little get away one needs after a stressful week. The bed is very comfortable and the whole place is super clean. Has been lovely and warm on both arrivals and the diffusers give off a lovely scent when you walk through the door. Have only met Matthew once very briefly as was in a rush but he is pleasant and kind. Thank you for the wonderful stay, I think this location will be a regular for when I need to get away and unwind.

    Charlotte2020-01-12T00:00:00Z
  • Thank you for the lovely stay, we would love to stay again when at our next show in Norfolk. Great location, lovely room and a very handy pub at the end of the road. Thanks again, Kimberley & Matthew

Deep in the heart of Norfolk this much loved holiday home is an ideal place to escape the hustle and bustle of a busy life. WOODLANDS is a modern cottage with traditional touches, it has large light-filled living spaces and comfortable bedrooms. Ideal for families as well as couples wanting a little more space or friends looking to relax and unwind. Woodland walks and cycle rides are on your doorstep and a wood burner ensures you'll be cosy on cooler nights. Well behaved dogs welcome (2 max).
This little piece of Norfolk heaven, The Plantation, is so-called because it is positioned in an oak wood planted by the owner's great-grandfather over 100 years ago. WOODLANDS is the self-contained holiday cottage and makes up half of a spacious barn-style building (the other side is not rented out but sometimes used by the owner's family). The cottage has a light-filled, well equipped kitchen and a large yet comfortable living room with a wood burning stove (we provide a complementary basket of logs for guests in winter). The property has central heating & underfloor heating (downstairs) There are two large doubles - the larger room can have either a Superking bed or Two singles (just let us know when booking). All our guests are free to venture and wander in the woods and we welcome up to 2 well behaved dogs but we do ask for a small pet fee (£20 per stay - see below). The cottage is only 5 miles from the bustling market town of Swaffham with a great Saturday market and a few minutes drive to the beautiful Oxborough Hall (National Trust). WOODLANDS is the perfect location to enjoy the very best of the English countryside.
  • Fantastic accommodation

  • A lovely spacious home from home. If you want lovely dog walks and are a keen bird/wildlife observer, this is the place for you. So peaceful and tranquil.

  • We had a wonderful weekend break away staying in Sorrel and Kim’s place! The pictures do not show just how great the cottage actually is. We’ll definitely be recommending to friends and family. The perfect woodland retreat along with very accommodating host’s.

    Ryan2020-01-20T00:00:00Z
  • A lovely woodland weekend! The house and garden were ideal for our family. All 4 kids (aged 11 months, 3, 12 and 12 were catered for). The garden and woodland were great for exploring and playing in, and the large open lounge was a nice sociable space. Travel cot, high chair and baby gates were not just made available but all set up ready for us. The whole property was clean and well-maintained. Kim was a fantastic host with excellent communication and useful tips - she even left a bottle of wine as we were celebrating a big birthday! We weren’t there for very long so our time to explore was limited, but the play area in Beachamwell was brilliant. It’d be lovely to stay here again in warmer weather!

    Christine2020-01-12T00:00:00Z
  • Lovely, well-equipped cottage in a beautiful rural setting. Suited two middle-aged couples perfectly. As we were there in November we didn't use the patio or garden, but it must be lovely out there in the summer months. Wonderful walking country all around and a charming old-fashioned pub, the Twenty Churchwardens, nearby at Cockley Cley (but take cash, as they don't accept plastic.)

    Christopher2019-11-18T00:00:00Z
  • What a great place in the countryside. It has all the amenities you could wish for and was a very cosy stylish house

    Annie2019-10-04T00:00:00Z
  • An absolute haven - a stylish and comfortable cottage in a huge (unfenced) garden amongst the oak wood. A real sense of calm and stillness. Perfect. Just what we wanted but never thought we could find.

  • We had a delightful stay, the place was sparkling clean, the hosts were attentive and welcoming. They were accommodating to our late arrival and all round superb. The little touches such as the carnations, milk, orange juice, bread etc were a very pleasant surprise. They obviously were thoughtful enough to think of their guests and went above and beyond. The finish of the place was modern and stylish. Would definitely recommend to anyone.

My house is in a very quiet private estate but is less then a 10 minute walk to the town centre and less then a 5 minute walk to the bus stop. Norwich is approximately halve an hour drive away. So I believe best of both worlds, peace and quiet without being isolated.
Neighbourhood is quiet and neighbours are pleasant and polite.

  • We judged the accommodation to be fully up to the standards advertised and we have no complaints. Just to be clear, we checked-in but were unable to spend the night because the external event we’d come to attend finished earlier than expected and so we decided to drive home that evening. Our early departure should in no way be considered a criticism of the accommodation or our host. I can confirm that our host was ready waiting for us when we arrived shortly after midday. The accommodation appeared to be modern, clean and tidy. Our host had provided a set of freshly laundered towels and we believe the bed linen to be the same (though we didn’t end up sleeping there). The bathroom was modern and clean. We were told that while we were welcome to use both the bath and shower, the shower worked better. We are shower people so this didn’t bother us. Our host told us that we had the run of the kitchen and could help ourselves to tea, coffee and milk. Based on our limited experience we would have no hesitation recommending this accommodation to others.

    Arnab2019-08-11T00:00:00Z
  • Mandy could not have been more helpful, check in was made so easy and she was in constant contact making sure everything went smoothly. The rooms and bathroom were spotless and the shower was brilliant. Would definitely recommend to anyone wishing to stay here. Even though Mandy was feeling extremely under the weather and we couldn’t meet i don’t feel she could have done any more for us, great host

Situated in the heart of Norfolk, a 10-minute drive from East Dereham and Swaffham. If you’re looking for something a bit different, with all the luxuries of a full cooked breakfast, indoor heated swimming pool facilities with a hot-tub and sauna on site and beautiful grounds to roam at your leisure – then this is it! The NEW Greenbanks Shed and Breakfast accommodation is set slightly back into the tree’s surrounding our on-site lake, glamping at its best!
The Shed consists of lounge/day set twin beds and all the homely basics such as a heated electric log burner, tea and coffee facilities and super soft bed linen! On top of this, you will have use of Water Shed just along the path. This consists of a cloakroom area, bespoke shack tin shower, sink, towels to use in the Shed and complementary toiletries. Full breakfast is included with the accommodation and is served every morning in the on-site Restaurant. Monday-Saturday 08:00-09:00, Sunday 08:30-09:30. For an extra bit of ‘glamping’ magic, our on-site fire pit is a great area to roast marshmallows around a campfire or even bring your own disposable BBQ’s and make an evening of it! Use of the outdoor facilities (fire pit, fishing lake) must be booked in advance to ensure availability for a nominal fee. Guests are welcome to use the indoor swimming pool at £10.00 per session for two guests, however this must be booked in advance as we have members and residents who use the pool regularly. Numbers are restricted to 6 guests per swim session as we do not have an on-site lifeguard. We kindly ask guests to bring their own towels to use in the pool facilities. Please be aware the swimming pool, sauna and HOT-TUB are in a separate building on-site from the Sheds, only a short stroll. Check-in is from 15:00 until 20:00 hours and checkout by 08:00 until 10:30 hours on the day of departure. If you require a later check-in/out, this can be arranged, however there will be a charge. If you are looking to holiday with your furry friend, 1 well behaved dog is permitted to stay in the Shed&Breakfast with you by arrangement with us prior to arrival.
  • A unique trip and incredible experience! Both Julie and her husband were very welcoming and helpful, and also cooked a great breakfast. The shed was above my expectations with lots of (very warm) blankets and pillows for extra comfort. We used the pool and hot tub, followed by the fire pit - which is a must for anyone staying! Overall a great trip and a wonderful end to the summer.

    Tanya2019-09-15T00:00:00Z
  • Our stay could not have been any more perfect than it was. I booked this for my partners birthday and it was really special, such a lovely little place by the river. Julie and the other staff could not have been any more helpful and welcoming, everything we needed was there and anything else we just asked. Even a surprise cake after dinner! The food in the restaurant was amazing, and the pool/hottub was a really nice touch. We will definitely be visiting again soon.

    Melissa2019-09-08T00:00:00Z
  • What a beautiful little space, has almost all you could want and if there’s something you think of just ask and the amazingly helpful and conscientious staff will be more than happy to help. Would 100% recommend to anyone and would definitely stay again.

  • Set in the most beautiful grounds, you could be anywhere in the English countryside. The shed is adorably cute and cozy but due to an issue within ourselves and no fault of the shed itself, we moved into the hotel on our second night. The hotel room was beautiful with period features and with the comfiest beds! Breakfast was delicious and they were able to cater for my vegan friend too. All the staff were friendly and helpful. My personal highlight was our evening meal...wow!! Easily one of the best meals I've ever had. Would highly recommend staying here, thanks for having us!

  • Staying in the shed and breakfast was a pleasure, the views are incredible and we made good use of the amenities which included swimming pool with hot tub and sauna and a bbq area with fire pit, which was perfect for the summer evening! The staff on hand were extremely helpful, friendly and accommodating making our stay a pleasure. I highly recommend staying here if you are looking for something quiet and relaxing with plenty to do in the nearby areas.

  • Nice view over the lake. Cosy place tos stay. Take dressing gowns and flip flops to wear to walk to the bathroom, swimming costume if you choose to hire time in the indoor pool and hot tub, and take a disposable BBQ and equipment to cook dinner outdoors by the lake. Breakfast next morning was very good and staff always very friendly.

  • Absolutely amazing space! A perfect little getaway! The shed is so unique with forest surroundings and couldn't ask for better hospitality. Would 100% recommend to anyone!

Retreat into nature in Owl Tree Temple, the perfect space for two amongst the trees. Here at West Lexham we have 6 Treehouses and 7 Glamping Bell Tents, all residing in 21 acres of beautiful nature and wildlife. To see all of our properties, please search for our .org website. In Owl Tree Temple you’ll find a delightfully comfortable double bed complete with colourful blankets and plenty of fairy twinkling lights. You’ll be surrounded by splashes of colour and rustic furniture collected from distant travels or reclaimed and hand built by local carpenters - it’s a magical woodland sanctuary to unwind and relax. By nightfall you can cosy up with the log burning stove (we’ve provided plenty of wood!) and enjoy a deep and restful sleep, drifting off to the sounds of the forest. For colder nights, Owl has renewably-powered central heating, making it delightfully welcoming throughout the year. Pathways through the surrounding woodland are lit by night • Please note the pool is closed throughout the winter as it is an outdoor pool. Usually we reopen this April - October Owl has its own ensuite bathroom with a steaming hot shower, with bath towels and organic hand soap and shampoo provided. There is also a small table with 2 chairs and a kitchenette complete with kettle, toaster, fridge, tea, coffee and a cool box. Outside your tree temple you’ll find tables and chairs along with your own gas-powered BBQ. For cooking larger feasts, head over to the fully-equipped, communal Garden Kitchen (Oven, hob, freezer, pots, utensils etc.). Here you’ll also find the wood-fired pizza oven and the nearby communal fire bowl. There’s so much to see and do here at West Lexham. We have a heated outdoor pool from May to October, with many guests choosing a refreshing wild swim in the lake the whole year round. There are also 2 rowing boats for you to take on the water along with a tennis court with views across the lake. We have recently completed a huge Japanese meditation garden - an enchanting spot for a morning stroll or finding a moment’s peace. We have planted every type of tree and shrub indigenous to the UK here and work hard to promote habitats for wildlife. In spring and summer, the site is alive with glorious flowers attracting many happy bees and insects. We are close to some of Norfolk’s best pubs - The Dabbling Duck in Great Massingham is a particular favourite! We love the saturday morning market in our local town, Swaffham, where there are 2 big super markets. We are also just half an hour from spectacular sandy beaches and a short drive to some awesome cultural attractions including Houghton Hall and Holkham Estate. For the kids, there are plenty of adventurous days out. We are 5 mins drive from ‘ExTREEme’ high ropes and the award-winning Hootz House at Pensthorpe is 25 mins away. Please feel free to ask us for recommendations!
There is a love of the land and a belief in sustainability in its most all-encompassing sense at the heart of all that goes on here. We are run on over 90% renewable energy, with heat provided by our renewable wood chip boiler. Our deliciously mineral-rich drinking water comes from our own chalk spring and are grounds are nurtured to be a paradise for conservation and wildlife.

  • What can I say about this little gem. Set in quiet, idyllic Norfolk countryside though close to tonnes of great things to do, we really had a dream stay here. First of all, communication was incredible. All of our questions regarding coming with a little baby were answered immediately. The hosts were so helpful and accommodating and offered us a load of great recommendations for things to do and places to go. The studio was spotless and classily done. Lovely comfy queen bed and all the amenities high quality. Lovely shower room which is important. The high ceilings and exposed brick make it a lovely place to hang out and the underfloor heating was a touch we greatly appreciated. Great value for money and a wonderful New Years away. Would Highly recommend to anyone looking in this area.

The Old Stables is a refurbished 17th Century building. Containing a double bedroom, a spacious and comfortable lounge, and a cosy and fully functional kitchen you will have everything for the perfect base to explore Norfolk. The Old Stables has a large garden for use of the occupants. There is parking next to the cottage and wifi is also available although due to our rural location it can be slow and intermittent at times.
The Old Stables as the name implies are a renovated stable block from the 17th Century. There are some original features such as beams and the rings for tying up the livestock. The bedroom has a super comfy bed ( we know thats an essential when not in your own bed ) and has a wardrobe and hangers and a spacious chest of drawers. We also will supply a pop up cot for couples with a small child should it be required. The garden area is about 1/3 of an acre and is the perfect space to relax under the fruit trees. There is an abundance of wildlife and if you are fortunate early one morning you might see the deer grazing in the fields opposite the property. The Old Stables are a perfect spot to explore Norfolk as we are situated centrally. With little or no noise or air pollution you are guaranteed a great nights sleep. Also with no light pollution its a great place to watch the stars at night on the patio with a nice glass of wine.
The cottage is in rural Norfolk and the nearest shops are 3 miles away. The nearest larger village is Hingham which has a lovely pub and restaurant, The White Hart, and a chemist, paper shop and a small supermarket called Harrods of Hingham. We now have a Coop in Hingham as well which is very well stocked. Our village, Cranworth, is very small with no amenities but we do have a lovely church with its own set of stocks from the 16th Century.
  • Beautiful cottage, it was perfect for myself and my partner for a few days to relax. Really helpful hosts with information about the local area and everything you would need provided. We would love to stay again!

  • Marks cottage is a beautiful place to stay with it’s private garden and homey touches. We stayed for three nights and were sad to leave. The cottage is sparkling clean and well organised. The kitchen basics provided were gratefully received. We were travelling with our 8 month old daughter and the cottage provided a safe space for her to crawl and explore. We loved our stay and look forward to returning. Thank you Mark! Jasmine, James and Aaliyah.

  • A compact little escape, which was an excellent alternative to a hotel as a base for work for a few days. Peacocks in the garden, a comfy bed, good WiFi and mobile signal and flowers to welcome you. I'd be happy to stay there again, as a couple or alone.

    Sally2019-07-31T00:00:00Z

  • Mark was very helpful from start to finish! The converted stables was a beautiful place to stay during our Norfolk trip with our dog Bonnie. The place was very clean and felt cosy, with everything you need! Lots of local walks and dog friendly pubs around. A car is advisable as most places require driving. Thank you so much for our stay. We would love to stay again when we next return to Norfolk :)

  • Katy was fantastic! Communication is friendly with quick responses. The Cabin had lovely little touches and the bed was super comfy. Set in a beautiful woodland, even the rain didn’t put a downer on it. The cabin we stayed in heated up ever so quickly with the wood burner and would hold the heat for hours after the fire went out. Hot tub was fantastic and warm! I have already recommended Happy Valley to friends and colleagues!

  • Cool place to stay, close by to seaside towns and quant villages. Comfortable surroundings. The shower block located a short distance from the hut was kept warm and had some toiletries which was a nice touch. Met Scott, he was friendly and layed back introduced us to the furry member of their family, Timber, a huge black bounding dog, who visited us every morning for bacon and gave the best cuddles. Would love to go back 🧡

  • I booked Denver Rest as a birthday present for my partner as wanted something special and unique - our trip did not disappoint! The location was beautiful, surrounded by masses of woodlands and nature. The venue was perfect, with enough privacy as needed without feeling like you were in the middle of nowhere! The cabin and outdoor kitchen were equipped with everything you need and were beautifully decorated inside - very cosy. Bathrooms very clean and modern and not an issue as were only a 30 seconds walk away from the cabin. Great addition that that they were private to your accommodation. We enjoyed use of the wood fired hot tub which was a treat. Took a nice 4 mile walk to The Dabbling Duck in Massingham and enjoyed a pub lunch there which was delicious! Overall, loved our stay at Happy Valley and can't wait to come back! Thanks Katy & Co !! xx

Tinker treehouse is the perfect romantic hideaway, with stunning views from the private terrace across a meadow where lambs play in springtime. You’ll be sharing Tinker with living Ash trees that grow with ivy winding round them. Tinker is 1 of 6 Treehouses we have here at West Lexham. To view full details of all our properties please search for our .org website! The treehouse has a comfortable double bed with colourful blankets, pillows and hot water bottles. There’s a log-burning stove with plenty of wood and kindling to keep you nice and cosy, along with an extra electric-heater for colder nights. The walls are fully-insulated with double clad wood designed to give plenty of natural warmth. The reclaimed Georgian windows set into each side let in plenty of light and each morning you will wake to the sound of the birds milling about in the trees. Tinkers terrace gives you plenty of outdoor space to sit surrounded by trees and watch the world pass by. There’s a picnic table and a gas-powered BBQ for you to use and it makes the ideal spot for stargazing - Norfolk is famous for its spectacular dark skies. Inside the Treehouse you’ll find battery powered camping lanterns, fairy lights, beautiful reclaimed furniture and Moroccan flavoured decoration give the whole thing a warm glow to lounge around in. There’s also a cool box and a kettle that you can heat up on the wood stove. The luxury Garden Wash House is a short walk away. Here you’ll individual bathrooms with steaming hot showers, proper flushing toilets and underfloor heating. There’s even a bathtub for a relaxing soak. There’s organic hand soap, shampoo and plenty of loo roll for you to use. For cooking meals, the fully-equipped Garden Kitchen has everything you’ll need - oven, hob, utensils, cutlery and all the basics (salt, pepper, olive oil, tea & coffee). There’s even a wood-fired pizza oven for you to use. It’s a brilliant place to get to know your fellow glampers, with a large fire bowl nearby for toasting marshmallows by nightfall.

Gypsy caravan set in the heart of the norfolk countryside, on the paddock adjoining a popular traditional public house (good beer guide listed). Full facilities available onsite. Breakfast by arrangement with the landlord.
  • Cold and wet weather but dry and warm and cozy. Great fun for my 12 year old boy. Pub is friendly great food. Shower all new and clean. I am over six foot and could stretch out easy in bed.

  • We really enjoyed our nights stay. Our 7 yr old thought it was amazing and Ted our fox terrier thought it was great too. The hut is located in a secluded field by a pub. The hut was really clean, as were the loos and shower at the pub. The pub landlord was really helpful. We had a lovely evening playing games and had a tasty dinner in the pub. The breakfast was good too. We hope to return for another nights stay soon.

  • The Shepherd's hut was comfortable, and on the grounds of an excellent pub with great food and very friendly staff. Highly recommended.

  • Winnie (the hut) was very sweet. The inside was throughout and designed very well for a small area. Exceptionally clean and very peaceful. The toilet and shower was very clean and very spacious. Good in the pub Winnie is based on was great too.

    Gemma2019-09-01T00:00:00Z
  • We loved staying in Winnie and her being in a secluded paddock next door to a great pub was perfect. The pub shower and toilet facilities were great and just made staying in Winnie all the better. The bed in Winnie was very comfortable and our only concern was that we were both over 5.8" so stretching out was not possible but did not spoil our stay. Our weekend was very hot and the addition of a fan in the Hut was very welcome. Tea and coffee making facilities were great. Highly recommend visiting Castle Acre, a nearby medieval ruin and a great pub. Also in easy reach of the coast where we visited Brancaster, Blakeney and Wells and spent a lovely morning at Walsingham. Top spot.

  • A real gem of a place - Winnie is so comfortable and unique, and I loved every minute of my stay. The bathroom in the pub was clean, modern and accessible, and everyone was friendly and helpful. I can also recommend getting meals from the pub, they're well worth it. It is such a homely space and I was very sad to leave, so I will definitely be back!

    Catherine2019-08-25T00:00:00Z
  • Stayed here with my hsband, grandson and dog, Winnie is clean and cosy with thoughtful touches- water, tea & coffee. Set in a great location very quiet and peaceful but next to a lovely pub with great food and amenities. Great value and would definetly stay here again!!

    Yvette2019-08-18T00:00:00Z
  • Very quirky little space but fantastic, we squeezed in with my wife 2 years old and a new born sleeping in a bassinet just enough room and very cosy and comfy, the cabin is in a wonderful little orchard behind a lovely pub, evening meal and breakfast were both very good and reasonably priced. Definitely recommend a short stay here to anyone after something a bit different especially on a budget

  • This was the nicest little place we have stayed, would definitely come back.

    Becca2019-11-29T00:00:00Z
  • A warm welcome from owners who are attentive to needs yet also respectful of privacy. It's a cosy traditional space and although compact with regard to the shower facility and kitchen it is a more than functional space and being able to watch TV in bed is a luxury! Appreciated the little touches of flowers, candles and eggs from the resident hens and ducks and being able to watch the wildbirds at the feeders. I would stay again (if they'll have me!).

    Barbara2019-11-22T00:00:00Z
