  • What a fantastic little find this gem was! The house is so impressive. Everything you could of thought of was in the house, the space was amazing for 16 adults and 9 kids. All the rooms had Tv’s in them so no arguing about watching Telly! All the appliances in the world you could think of and Stephen was a great host, replying ASAP to any questions that we had. We will definitely be coming to stay again!

  • Fabulous stay for a 40th birthday with friends. The house is spectacular. All the bedrooms were lovely and spacious. Lots of storage space for food and drinks for everyone. Paul the housekeeper was very, very quick to respond with any questions we had during our stay. The hot-tub, jacuzzi bath and coffee machines were extra-special touches.

  • Booked this for a hen do and it was perfect! Large property with great grounds! We particularly loved the kitchen area and hot tub! There were also great options for those who did not want to use the hot tub, like the cinema room and the games room with table tennis etc. Would be great for family gatherings and big groups for hen do parties etc.

A quiet and comfortable self contained house with private off street parking in the middle of the National Forest. The pub and village shop are a 2 minute walk away. The town centre is a few minutes drive with supermarkets, leisure centre, restaurants, etc. Several lovely walks literally from the doorstep. We'll loan you our dog to show you the way if you need! Great for couples, small families or business travellers with motorway, rail and airport all within easy reach
The house is detached, self contained and has recently been refurbished. It has a fitted kitchen, dining area and living area. The kitchen will hopefully contain everything you need, including a cooker/hob, microwave, kettle, toaster and washing machine. The daybed in the dining area converts to a full size double, with bedding provided. We can also provide a travel cot if it would be helpful. The upstairs has a double bed and en-suite bathroom with shower. The house sits opposite the main house, so while you'll always have your own privacy, we are only across the way if there's anything you need. Parking for one car is just outside the gateway to the house and away from the main road. If you are coming in more than one car let us know and we can arrange a second space for you. The house is suitable for people travelling for business or pleasure.
Packington is a small, peaceful village, set in the Leicestershire countryside just off the A42 and close to the historical market town of Ashby-de-la-Zouch. Ashby is famous for its 15th century castle which is open for the public to explore. The town is also home to a variety of pubs and restaurants. Given that Packington sits within the National Forest we are surrounded by large and small woods planted as part of that scheme which offer lovely walks. Calke Abbey, a National Trust property, is about a 20 minute drive away. We also about 15 minutes away from Conkers Discovery Centre, 120 acres of maturing woodlands, lakes, ponds and play areas, including an 18 stage Activity Trail challenge. Slightly further afield, the National Space Centre, Twycross Zoo, Drayton Manor Park, Alton Towers, the Battlefield Line and the National Memorial Arboretum are all accessible for day trips out. The local pub, the Bull and Lion, is a short walk away and serves food on most days.
  • The place is exactly as it is on pictures. Very clean, comfy, has all the appliances needed in the kitchen. Good double bed, hot and good pressure in the shower. Very quiet for a good night sleep. Phil and Anna were quick to respond at all times, and helpful throughout the stay. Communication and directions were very clear, and check in was smooth and easy. Lovely place, lovely people, highly recommended.

My place is good for families (with kids) and big groups. Please note our usual change over day is Friday. Orchard Barn & Anvil Cottage are a pair of adjoining 2 bedroomed barn conversions & sleeps a total of 10 guests, with ample space for everyone to get together & socialise in Orchard Barn around the large dining table or in front of the log burner. Outside the 7 seat Hot Tub is under an oak The 2 acre field has a mown area about the size of a tennis court for ball games.
Ideal for extended families, friends, re-unions and social get-togethers & with 2 night weekend breaks for up to 10 people (+ cot) from £895. If you are looking to book more than 12 months in advance, or for a short midweek break, please message us and we will send you a tailored quote (we don’t set our rates that far ahead)! We offer special midweek rates for charitable organisations either for corporate events or short breaks. When booking you are booking both cottages together (no need to make a separate booking for Anvil Cottage). Please note that Orchard Barn on its own sleeps 6 & Anvil Cottage 4 (which is included in the rate). We no longer let them out separately, so you will have exclusive use of the hot tub & recreational areas. Orchard Barn is the larger of the 2 barns & is 2 bedroomed (1 double & 1 twin) + a pair of single beds (75cm each) that can be zipped together to create a king sized bed downstairs (see layout in pic.2). This part of the barn sleeps 6 and has catering / dining facilities for up to 10 guests. The upstairs bathroom has a bath with shower over & a shower room downstairs all with under floor heating, contemporary fittings and fully tiled. Anvil Cottage is a luxury 2 bedroomed conversion (1 double & 1 bunk bed), it has a kitchen with breakfast table, separate lounge with 2 settee's & a log burner. The fully tiled contemporary bathroom upstairs has a shower over the bath & under floor heating. Both were completed in 2011 and new to the holiday rental market in 2013. Please note that whilst they are attached to each other, it is not possible to access the other without briefly going outside (just a few steps across the well lit, private paved area). Our guests tell us that this is ideal as it means that extended families have their own space, but there is ample room in Orchard Barn to socialise together. Many of our bookings have been for birthday parties, family get togethers and re-unions, with 2 night weekend breaks (Fri & Sat nights) for 10 guests from £895. We try to reserve the school holidays for slightly longer stays. Sited in the grounds of a 17th Century timber framed former farmhouse, the superb facilities include full under-floor heating powered by a Biomass Wood Chip Boiler & PV cells, lovely baths & showers, log burners (logs provided), Miele dishwasher & washing machines, washer/dryers. The 2 acre paddock is for you to play in. (Please note that this a field, not a garden, and we like to make hay from the grass, so at certain times of the year the grass will be too long to play games in, although we do maintain an area about the size of a tennis court for games and a path all around the perimeter). There are 37 inch Sony LCD TV's & blu-ray players in the lounges of both barns. Free Wi-Fi is available in both barns and there is ample private parking for at least 6 cars. Included within the price is all bedding, towels (min 2 each), Gas BBQ and in each barn there is a 'welcome starter pack' including some coffee, tea, sugar a pint of milk, washing up liquid, dishwasher & washing machine detergents, basket of logs for each wood burner, some toilet rolls & 1 or 2 local products for you to try when available. Being just 5 minutes from the A50 at Sudbury, we are situated on the outskirts of the village of Draycott-In-The-Clay on the very edge of the National Forest, with abundant beautiful woodland foot & bridle paths, 2 traditional pubs an Indian restaurant (who will deliver free) & a shop all in the village and just a few minutes easy walk away. We are within easy reach of the towns of Ashbourne, Burton upon Trent, Lichfield & Uttoxeter with all the attractions of the Peak District, Dovedale, Staffordshire Moorlands & Alton Towers on the doorstep. We have started to map our local walks on the Ordnance Survey App, which you can download for free and follow, or add to for future guests (search for OS Maps in your App store). Thanks for looking.
We are on the edge of the National Forest, close to the National Memorial Arboretum, St George's Park, Alton Towers and within walking distance of the largest non-nuclear explosion to occur during either of the World Wars....
  • Fantastic stay! House is beautiful, location is stunning, amenities like hot tub, coffee machine, sound bar etc all very luxurious. Log burner with ample wood a lovely touch. Detached house, garden, patio, conservatory, sitting room, dining room and kitchen. There are 2 bedrooms to rent with single beds shared family bathroom, toilet downstairs. I live in so am on hand if needed. Central to shops national trust walks restaurants skiing and cinema. Ample parking but due to work commitments may need discussions on this. A great place to chill in the sun trap garden which is well maintained and also 4 mile commute to M1 or Burton. My dogs are human friendly too.
The house is an unusual design for a fairly new home and is the only one of its type on the estate called the corner house by locals, the inside also reflects this with some interesting features which create interesting conversations. There are plenty of rooms to use and privacy is always respected and the desire to socialize too. I work so am often absent but all rooms are available except the other bedrooms of course. Make the space your own and enjoy the lovely facilities that the area has to offer.

  • Susan went out of her way to ensure she could meet me on my arrival. As well as the ideal single room I was given the run of her entire house as needed. The location was great for my visit to National Forest and is very close to the Conkers facilities as well. Spotlessly clean and with some extra touches in the room.

Located centrally in the National Forest we are in a quiet and peaceful semi-rural position, on the edge of the Staffordshire, Derbyshire border, yet close to town. This is an ideal spot to explore the Derbyshire peaks, or for visiting any of Staffordshire's major tourist attractions (such as Alton Towers, the National Memorial Arboretum, and St Georges Park), and is ideal for ramblers, business travellers, and holidaymakers alike, however, connectivity could be difficult without own transport.
We are a retired couple who offer a newly-furbished double room overlooking green space. The main bedroom price per night is for 1 or 2 person, with an extra £10 for each individual using the sofa bed. In addition you will be able to enjoy a PRIVATE bathroom, and sitting room, on the ground floor, with patio access to a secluded rear garden with water feature and decking for al fresco dining in summer. The sitting room has a bed settee which may be used for an additional 1 or 2 guests at £10 per person per night. This living room space is only available to guests renting the main bedroom, and has a TV/DVD. It also has a microwave and toaster, and a small fridge, and cutlery along with crockery to enable guests to prepare simple evening meals for themselves. The listing is for one guest, or two, sharing the double bedroom. In the event that a guest would be uncomfortable sharing the double bed, the sitting room sofa bed is available, at an extra £10. However, the sofa bed is more suitable for younger people. Tea and Coffee is available if required.
Our semi-rural location means that we overlook countryside and yet are only a 20 minute walk into the centre of town. We are a stone's throw away from the river Trent which has beautiful riverside walks and countryside walks are also right on our doorstep. Canal walks and forestry centres and reservoir lakes are close by as is the National Memorial Arboretum. Day trips out are quite manageable to the Peak District National Park and also the Cotswolds.
  • Such a wonderful little set up with all the necessary amenities. The Hosts are super warm and welcoming and take clear pride in their home and the space they have to offer for your stay.

Lovely and quiet countryside studio for business or pleasure. Completely self contained with double bed, lounge area, dining table, bathroom and kitchen. Quiet hideaway with privacy for a single person or couple with its own off street entrance. Perfectly situated near major transport links including a railway station a 5 minute drive away. For convenience it is located a 5 minute drive from the village of Willington with shops, takeaways and 2 pubs.
Update: due to the current situation the apartment is being thoroughly cleaned before every guest and the keys can be picked up and dropped off with no interaction required and the apartment itself is completely isolated on the first floor. Hi, we are a family living in this lovely village. The studio is modern with its own off street entrance. The studio is private and completely self contained with free WiFi and a TV with FreeSat in the small lounge area with a sofa and a small dining table. It has a separate shower room complete with essential toiletries like shower gel and shampoo in case you forgot to pack them as well as complimentary tea and coffee. If you need anything we’re only next door!
It is a small village but very close to major roads such as the A38 and A50 and only 15 minutes into the centre of Derby. There are a range of shops 5 minutes away and there are takeaways that do deliver locally.
  • Lovely space. Lovely village. Only 15mins drive from derby centre. Good value. Quiet, private.

  • Very cosy and comfy studio apartment. My two week stay turned into almost a month as I looked for a permanent rental in the UK. I had everything I needed, a small hot plate, fridge and kitchen accessories. There is a laundromat that you can pop your clothes into and collect the following day in Burton just down the road which is very reasonable. The village is very pretty and welcoming. Jasmine was fantastic, very flexible when I changed dates and extended the stay. Would definitely recommend.

Our two storey apartment was built in 1810, is grade II listed and is part of the conservation area of Melbourne. Built by William Warren and Valentine Radford, it was traditionally the living quarters to a bakery below. It sits on floors two and three in a three storey building with a private entrance and it's own off street parking space to the rear. With lots of original and traditional features, it has sash windows, a log burner and some quirky staircases for you to enjoy.
A quirky blend of original and new. A newly fitted light and spacious kitchen with eating area, a cosy lounge with log burner and two bedrooms; one quirky small double which fits a double futon sofa bed (the double futon is a tight fit but has storage space too) and and a large double room which takes up the whole top floor with wardrobe space. We have a newly replaced bathroom with a deep bathtub and a separate large shower. Our apartment is accessed by going upstairs - these are old and spiral slightly so those who struggle with stairs might find them a bit tricky. Our property is original and quirky and we really hope you love it as much as us. The flat is above a commercial space which we also own. The ground floor is let to a couple that run a gin bar, which is open only at weekends. The capacity is only around 35 persons, so isn’t too lively. They occasionally have live music on Saturday evenings. Last orders are at 10-10:30pm though, so your sleep won't be disturbed in the top bedroom.
The apartment is 8 miles from the city of Derby, 10 mins from East Midlands airport and the M42 and strolling distance from Amalfi White (a popular restaurant, bar and wedding venue), the Bay Tree (an award winning restaurant) and 5 mins in a car to Donington Race Track. We are also a short drive from other attractions, such as National Trust Calke Abbey, Staunton Harold amongst other historical attractions. Melbourne itself hosts an array of events at the Melbourne Assembly Rooms and has Melbourne Hall and gardens which is open to visitors at certain times of the year. Melbourne has a range of independent shops, from interiors to clothes, pubs, bars, restaurants and historical sites - Thomas Cook was born here! For lazy breakfasts, Melbourne Deli is a couple of doors away and have everything from freshly baked bread to cheese, hams and sandwiches. We are also a walk from Tori and Ben's farm shop, voted in the top 20 farm shops in the UK where you can sit in or take away.
  • What an absolute gem! A beautiful home perfectly presented, which oozes character and charm! Centrally located in Melbourne with everything you need nearby. Jak and Jenna couldn’t of done enough to make us feel at home, what a brilliant weekend! We will definitely be using again.

    Kelly2020-03-16T00:00:00Z
  • Lovely stay for the weekend in a beautiful home. Bar underneath can be busy on weekends which you can hear in the flat however this wasnt an issue for us as it was quiet again by around 10pm. Jak was quick with responses and the whole booking went smoothly with no problems.

    Nicola2020-03-08T00:00:00Z
  • Well equipped and located within easy reach of many areas of natural beauty. Jak’s place was lovely and cosy with a fuss-free self check-in. Loved relaxing in front of the wood burner after long dog walks. Would highly recommend.

  • A comfortable, well equiped and very clean place in the Middle of Melbourne.

    Rob2020-02-07T00:00:00Z
  • A gem of a flat in a brilliant location. Melbourne has lots to offer and we loved the walking country right on the doorstep. Lots of pubs and eateries too as well as convenience and gift shops- a great place to potter. The flat itself was very stylish, clean and a lot more spacious than we were expecting. There was music coming from the bar downstairs for both nights we stayed but this wasn’t a problem as it wasn’t too loud at all and finished around 11 anyway. It was very comfortable and had everything we needed for the weekend with added basics like butter, real coffee, milk and cooking oil. Only tiny thing we missed was somewhere for the four of us to sit and eat together ( there is a breakfast bar which seats 2 in the kitchen). Overall, a fabulous place to stay which we will be returning to!

  • Cindy and her husband Steve couldn’t have made me feel more welcome in their home which was full of character. Super warm and friendly hosts. They kindly offered to make me cups of tea, some evenings, even though I had tea and coffee making facilities in my room, which was warm and cozy. They allowed me to use their fridge to store food and offered use of their cooking facilities. I drove up from London and stayed for 3 nights due to being on a work training course and wouldn’t hesitate to book again, if I had to stay up again. Thank you xx

  • A warm, cosy room to match a warm welcome. I was just staying one night and so it was a quick visit, but the room was lovely. Very clean and with a ridiculously comfortable bed! There is tea and coffee facilities in the room and Lucy kindly offered fresh milk. It was a flying visit, but a pleasant one!

    Caoimhe2019-11-24T00:00:00Z
  • With a 7am start at Donington I didn't fancy a 4am start from home, so Lucy's place was the perfect solution. It's 9 minutes from the track, superbly comfortable and Lucy was great, good communication, easy to deal with, convenient. 5 Stars from me.

    Geoff2019-11-01T00:00:00Z
  • Nicest Air bnb I have stayed in, great facilities and very friendly, thanks.

    Jason2019-10-23T00:00:00Z
  • I only had a brief stay at Lucy's house, but was very pleased with how clean and well thought out the accommodation was. Lucy is a great host and is clearly very proud of her house and rightly so. She made sure I had everything I needed for a nice evening in, including nice fresh milk and the offer of some bottled water. I enjoyed trying to educate myself with up to date technology, watching my YouTube on the telly. We need a new TV now! I was up and out early and opened the curtains to the most beautiful sunrise. Altogether a great stay and would recommend to anyone. Thanks

The Coach house is a self contained apartment within a village setting. However it is situated only 5 mins away from the M42 and good road links to all Midlands towns and cities. Netherseal is within The National Forest which allows access to numerous interesting country walks. There are also many attractions close some of them being Calke Abbey, The National Forest, Staunton Harold and Moira Furnace. We provide a welcome pack with fresh bread, milk, juice, cereal selection, eggs and preserves.
The Coach House is part of an old premises built in the 1800’s. It has recently been renovated keeping many of it’s original features. It is attached to our cottage but has its own private access. The Coach house is set within a large garden area both where we have a vegetable plot, chickens and a flower garden . Netherseal is a small village community with a church, village hall, public house” The Seal”, shop, post office and sports club all close to many amenities in neighbouring villages.
Netherseal is the southernmost village in Derbyshire which allows for easy access to Staffordshire, Warwickshire and Leicestershire. It is close to the M42 and A444 again making it easy to reach places such as th NIA. and NEC. in Birmingham. The picturesque village is part of a conservation area and has many listed buildings. The grave of Sir Nigel Gresley can be found in St Peters Church cemetry. Nigel Gresley lived for many years in the village. He was an engineer who designed the locomotive, The Mallard. The Mallard set the world speed record when it achieved 126 mph for a few seconds in 1938. Netherseal resides amongst the area of The National Forest and The National Forest Way can be accessed fom the village itself.
  • We stayed at The Coach House for 2 nights and had a fabulous time. The space was cosy and had a real home from home feel to it. Lynda added lots of thoughtful touches such as bread, milk & eggs and they were absolutely fabulous. The Coach House has everything you will need including Sky Q. The bathroom was lovely and the shower was amazing. A really nice location and a friendly welcome.

She’d made us fresh bread, and left us some eggs from her hens, lovely touches! Although the place is small it’s perfect for two people, it had all the amenities, including sky Q and fast WiFi. Bathroom facilities were very good, the shower was amazing! Lovely little place, would recommend to anyone!

The 'Outhouse' is a ground floor self contained studio which has been lovingly renovated and opened to our first guests in December 2019. Just a 2-3 minute walk from the centre of Melbourne, a beautiful georgian market town with a fabulous selection of pubs, cafes, restaurants & shops. The studio is divided into a shower room, kitchen with the living area and bedroom in one open plan space. The Outhouse sleeps 2 people in a double bed, with the benefit of air-con during the hot summer months.
The Outhouse is a compact space, with a fully equipped kitchen at one end. Facilities in the kitchen include a kettle, toaster, 4 ring ceramic hob, electric oven, microwave, fridge and crockery. Please note there is no dishwasher or washing machine in the Outhouse. In the living area there is a double sofa with a smart TV. There is underfloor heating throughout the studio, electric blackout velux blinds and air conditioning for when it is hot during the summer. There is currently no WIFI but we are hoping to have this up and running as soon as possible. Well behaved pets are more than welcome but please bring along their own bedding. Check in to the studio is from 3pm with access via a keysafe. There is ample on street parking on Penn Lane from where you access the studio.
Melbourne is a fabulous little town, with most things easily in walking distance. There is a lovely selection of cafes, pubs, restaurants and independant shops to have a wander around. A few minutes down the road is Melbourne Hall & Gardens and Melbourne Pool which are a great place for a stroll followed by some tea and cake at Melbourne Hall Tearooms.

  • What can I say, I was greeted warmly by Sharon and Simon and made to feel at home right away, after being shown around their beautiful home, I was directed to my bedroom which was very clean, spacious and has everything needed, the personal touches like tea/coffee and even biscuits in the room were excellent, the view from the window across the fields to Englands “St George’s Park” were a delight. Simon and Sharon are more than happy to chat, or to leave you in peace, if that’s what you require, if you stay here, you’re going to love the house, surroundings and of course, Simon and Sharon. Modern home, new build and finished to high specification, close to all major transport links. Parking for 2 cars on the drive and further road side parking available. The house has a very homely and cosy feel to it and is perfect for a little get away to explore the nearby Derbyshire countryside.
Located on a quiet cul-de-sac in Derbyshire There is only one bedroom with a double bed due to the other one room being used as an office and the other a dressing room. That said, plenty of space in the dressing room for a travel cot or to set up a blow up bed. The master bedroom has an en suite with shower and the family bathroom has a bath. The living room is very cosy and homely, with Sky TV with on demand, Netflix and an Amazon Fire Stick which can be used by guests. The master bedroom also has Sky TV with on demand and Netflix, perfect for lazy mornings in bed! There is a dining room within the kitchen and downstairs toilet off the kitchen. Outside there is a decking area which has sun on it all day. Any requests made can be fore filled before arrival with prior notice.
Quite cul de sac of a new build development. The area is finished so no building work is ongoing.

  • We stayed at Stacey’s house while visiting friends near by. The house is lovely well decorated and plenty of space. Nice that things like oils salt sauces etc were provided to save buying them. Nice and relaxing good base for exploring the area. We visited bakewell while staying there and a few other places. I would definitely stay again if in the area. Nice that there is also some outside space for when there was better weather and off road parking too.

  • Stacey's house was a fantastic place to stay, it was spotless and had everything we needed for a few nights away. Stacey was a great host and was quick to answer any questions we had.

Charming cosy character cottage tastefully renovated and opened to our first guests in March 2018. Located within a 2 minute walk from the centre of Melbourne, a beautiful georgian market town with a fabulous selection of pubs, restaurants & shops. It has an open plan kitchen, living room with log burner, 2 bedrooms (1 with a king size bed and 1 with a double bed) and a shower room (no bath). Outside there is a shared backyard and to the front of the property there is a shared picnic area.
A beautiful blend of old and new
The cottage is located 8 miles south of the city of Derby, 10 minutes from the M1, East Midlands Airport and the M42. The cottage is also very handy for Events at Donington Racetrack which is only 5 minutes down the road. Melbourne itself has a wealth of independent shops, cafes, pubs, restaurants and fabulous local history and buildings.
  • Sarah’s house is super-cute and great value. Clean and comfortable: would stay again.

  • The cottage is spotlessly clean and even lovelier than the photographs! Melbourne is a great little village with a good range of eateries and pubs. A fantastic stay. I can’t recommend it enough!

  • I recently stayed at Sarah’s amazing cottage with my niece whilst visiting my son. It was everything I had read in the other reviews and more very quaint and chic. Melbourne itself is a beautiful market town and definitely worth supporting the local business. Without hesitation would I recommend this cottage.
