*** COVID-19 UPDATE 17th March *** Our housekeepers are taking extra care with cleaning and additional disinfecting of surfaces at the house. If you have any questions feel free to drop us a line. Wainford Mill House is a stunning, spacious riverside house, which is part of a large former maltings/watermill building just outside Bungay. You'll have access to riverside gardens, a boat, wood-fired pizza oven and, for small extra charge, a wood-fired sauna by the river! Sleeps 12+2 people.
The house comprises six large bedrooms, arranged across two floors. Five are doubles or king size, and one room is a bunk room set out with 2 + 2 single beds. Three bedrooms have en suites, and a separate shower room and WC is available on the first floor for the other rooms. Roll-top baths and high pressure showers are supplied with plenty of hot water by our our wood pellet boiler, which also powers central heating throughout. At the back of the house and overlooking the river you will find a large well-equipped kitchen including range Smeg cooker, fridge, toaster, kettle and washing machine. The large river-fronted garden at the back of the house is accessed over a small footbridge and is private and south-facing. For an extra charge of £50 per session, you will have private use of the Secret Sauna - a secluded wood-fired sauna, perched just over the water’s edge overlooking the River Waveney. The sauna can accommodate five people at a time, and is on an adjacent plot of land, a moment’s walk from the house. You will be provided with towels, robes and flip flops. A bit of history...the first record of a flour mill at Wainford was in 1444, but by the 1800s the site was being used for malting of barley (for beer). Part of the working buildings were converted into a large house around 1850. Today the malting business continues at Wainford, with a modern facility 200m along the lane and a large white grain storage silo directly opposite Wainford Mill House to the north (you can see this in some of the pictures, it is now disused).
The Waveney valley is a gentle, rural kind of place, where you can amble through pretty market towns, or walk along country lanes and across marshes. The high street of Bungay and its ruined castle amongst other attractions is around 15 minutes walk. Going a bit further afield, the pretty towns of Beccles and Halesworth are around 10-15 minutes drive. It's about half an hour's drive to the seaside (Southwold, Dunwich and Walberswick), and about 25 minutes to the lovely city of Norwich.
  • Great location and house - great for groups

    Collette2020-03-15T00:00:00Z
  • The house is vast - we all got lost in its many rooms and bathrooms! Everything very clean and comfortable. It was great for our big family get together. The sauna over the road is amazing and was the perfect way to spend a cold, rainy afternoon!

    Lucy2020-03-01T00:00:00Z
  • The house is beautiful, with large rooms and a very well stocked kitchen (one of the best we've stayed in, great if you want to cook!) We loved trying out the pizza oven too. It was cold outside but the fireplace and heating made sure it was warm inside, so it worked well for our winter break. Really good spot for a group of friends.

    Miriam2020-02-24T00:00:00Z
  • We really enjoyed our time here. We hope to be able to visit in another season as well so as to sample use of the river! The house is huge, plenty big enough for a few families and Bungay is well located for exploring Norfolk or Suffolk. We loved using the pizza oven as well - great tasting pizzas. Toby was very responsive to our questions - a great host!

    Ian2020-01-16T00:00:00Z
  • Great house. Lots of space. Perfect kitchen/dining/living room space- great for a large group. Everything you need

    Gary2019-12-30T00:00:00Z
  • Fantastic property with beautiful surroundings that are perfect for any time of the year. Clean throughout and with all the kitchen amenities you could need. Enjoyed using the pizza oven and collecting eggs from the very friendly chickens for breakfast. We used this to celebrate Christmas but all said how amazing it would be in the summer as well. Toby the Host was very good making sure we had settled in ok and also prior to our stay.

    Paula2019-12-23T00:00:00Z
  • Amazing place. So many bedrooms and bathrooms that we got lost in the house. Incredible setting , even on a dull November weekend. Children loved collecting and eating the eggs! We loved the sauna . Toby was an outstanding host . Thanks for an amazing weekend. We sure will come back to row the boats and make a pizza in the outdoor oven

    Helma2019-11-17T00:00:00Z
  • My friends and I had the most wonderful stay here. The house was cosy and spacious, With comfortable beds and a fantastic long dining table that accommodated our group of 14 with ease. Being right on the river was a treat and we made good use of the pizza oven! I can highly recommend booking the outdoor sauna too, a perfect way to spend a Sunday morning. Can’t recommend enough!

The cabin was well insulated and very cozy and we had a lot of fun cooking on the log stove. Solar lights lasted well and the kitchen was well equipped. Katie2020-02-02T00:00:00Z
  • I really enjoyed my little adventure in this well equipped little hideaway in the wild woods behind Andy and Katherine's farm. It's definitely a must if you're seeking some quiet time, off grid in a great part of Norfolk/ Suffolk, close to many places of interest and a short driving distance to the sea. It's like an upgraded camping experience where you can gaze at the starry sky from your bed, listening to the elements play out in nature and feel cosy, safe and secure.

  • Our large group of adults and small children had a lovely weekend at castle lodge. It’s a lovely property with lots of space in a beautiful setting. The rooms are big with very comfortable beds and lots of bathrooms for a big group! Lots of space for entertaining and relaxing and a well equipped kitchen. The property is well located for trips to the coast and other activities. Harriet always responded promptly to messages and check in was straightforward. We highly recommend this property and will certainly try and visit again.

  • Harriet's house is brilliant, such a nice part of the country and very good value as well! It's an incredible place and has everything you could need, our group had the best weekend. Harriet is also a great host, was very quick responding to any questions or issues.

  • We had a great stay - thank you Harriet!

    Rebecca2019-10-13T00:00:00Z
  • The house and gardens are an ideal space for a special occasion . We had a golden wedding anniversary celebration and did cooked breakfast and had a bbq. Plenty of crockery, cutlery, pans and serving dishes etc. Harriet responded very quickly to all my questions. The games room was dingy and cold and needs a lick of paint. Although we had every intention of spending time in there, as a group of adults this space was of no good to us but would still be ok for children . Would recommend and revisit.

  • WOW!! This place is a real gem! Conveniently located to travel to many different areas. A lovely space. Clean, modern, fantastic hosts, very comfortable and homely. All you could wish for in an AIR BNB. We arrived to wonderful home baked goods, a bottle of prosecco on ice and a beautiful smelling candle lit. The hosts go above and beyond to provide an excellent service with lovely personal touches and fantastic attention to detail. We will definitely be back!

    Char2020-03-17T00:00:00Z
  • A gorgeous place, it felt like a home away from home. It was the perfect place for a little weekend getaway. I would recommend Goose’s place to anyone, and Joe made it even better than imagined. The small touches that were added were amazing. Thank you so much Joe.

    Lily2020-03-15T00:00:00Z
  • Our stay was amazing and we are fully going to recommend a stay at Gooses place. The space is so stylish, and clean and for a small space Jospeh has made it feel roomy and there is all the space you need to enjoy yourself. The little touches like the milk in the fridge and the baked homemade treats made it special and set it apart from the rest. We really didn’t want to leave!

    Luke2020-03-08T00:00:00Z
  • Very well thought through accommodation. Spotless and modern with lovely little touches such as welcome pack and bathrobes. Joseph the host was very welcoming and always responded promptly before stay and I'm sure if we needed him during stay he'd be equally helpful. Definitely worth trying.

    Alison2020-02-25T00:00:00Z
  • Had a lovely stay, place was super clean, had everything you could want and more! Great location for chilling or exploring nearby towns and all the tips and help you could want!

  • If there was an award for greatest Air BnB ever this would win hands down! The reviews and the pictures don’t do this place justice (even though they are both incredible). Everything has been though of to make the stay so comfortable and relaxing! Cannot put into words what a wonderful time we had! Cannot wait to visit again in the summer! Thank you so much Joseph for everything (especially the knock on the door in the evening with a bottle of Prosecco!) You really made me an my girlfriend stay so special and memorable!

  • A perfect cottage, hosts were very welcoming and incredibly dog friendly. Spotlessly clean with modern furnishing. Great value for money and an ideal location for relaxation, country walks and a quiet break. I would highly recommend, a definite 5 star rating!

    Laura2020-03-01T00:00:00Z
  • We had a great stay at David's cottage. The cottage was super clean, comfortable, and well furnished, conveniently located near a pub and dog walking area. We hugely appreciated the drinks and food that David left for us as we had had 6 hour car journey with a 5 months old baby and didn't fancy a trip to the shops for getting dinner. David has been very quick to reply to all messages and was very helpful in allowing us to have a slightly earlier check in on the day of arrival. Would certainly recommend David's cottage for anyone visiting the area.

    Elisa2020-02-23T00:00:00Z
  • We had a lovely couple of days away in this beautiful cottage. It was provided with so many little extras which made the stay even better. We were amazed at the cleanliness and the amenities. Bungay is a lively and attractive Georgian town (market day Thursday morning), in the beautiful Waveney Valley. Its specialist independent shops include an excellent deli, fishmonger, greengrocer, butcher, art shop and – for those needing to work here – even a computer supplies shop. Situated in the middle of East Anglia, Bungay makes the perfect base for exploring both counties, which have vast, often deserted beaches (30-40 minutes away by car) with few restrictions for dog walking, even in the summer. For anyone interested in fishing, Broome Heath – boasting 4 lakes covering 25 acres of water and stuffed with fish – is a short walk away. There are many award-winning pubs, restaurants and cafes within easy reach, including Bungay’s own Castle Inn (Michelin Guide recommended), The Suffolk Stonehouse (recently voted the nation’s Best Independent Pizza Restaurant) and The Green Dragon (which brews its own excellent ales exclusively for the pub). RSPB Minsmere and Pensthorpe, frequent hosts to the BBC’s Spring and Autumn Watch, are easily reached, as are many other nature reserves, and the Norfolk Broads begin at Beccles – only a 10 minute car ride away. Historic buildings such as Norwich Cathedral, Hoveton Hall, Framlingham Castle and Leiston Abbey are also all within a 30 to 45-minute drive.
  • Wow! What a beautiful stay. Exceeded our expectations in every way. The decor and style throughout are to a high standard and are simply beautiful. The barn is a lovely little bolt hole to escape busy lives and to enjoy the stunning views and log burner of an evening relaxing. Hosts were so attentive and welcoming and Georgie their dog was the cherry on the cake for our stay. Such a loving sweet dog. The accommodation was immaculate and clean and very comfy. Sad to have only had the pleasure of staying for one night but will definitely be returning. Thank you again.

  • Stayed here for one night, but wish it was longer. The barn is so comfortable and lovely and warm, especially after Chris had the wood burner already lit for us as a super welcome. Such a beautiful country location, so quiet, and a great place for dog walks (up to Broome Church was a lovely walk). Delicious breakfast a bonus. Chris was the perfect host. A wonderful stay.

  • This is a stylish and comfortable (1st floor) flat right in the middle of Bungay, accessed through a small courtyard and up some stairs. James is a genial host, although we didn't need to communicate after check-in. Parking was available either beside the courtyard, or on nearby quiet streets. Bungay is generally quite quiet, although light sleepers might note that the nearby church clock strikes throughout the night (but didn't bother us).

  • A wonderful little gem of a cottage for a couple to stay. In a small peaceful and quiet village within easy drive to Suffolk and Norfolk towns and attractions. Sophie and Antony have put a lot of thought into ensuring the cottage has lots of amenities. They were very helpful and went out of their way to make our stay a lovely one to remember. Especially loved the secluded garden area. Great value for money and we thoroughly recommend the cottage!

    Judy2019-09-01T00:00:00Z
  • Sophie and Antony’s place was super clean, very homely and the house and the garden were lovely. It was really peaceful and a great location for the coast and local running routes. Sophie found somewhere for me to store my bike and they went out of their way to make us feel us welcome, and even accommodated a later check in. They left a welcome pack bursting with local information and things to do around the local area. We can definitely recommend this as a great place to stay!

The Tentsile Connect is a 2 person tree tent (a.k.a. portable treehouse). With a removable fly sheet, it offers you and your partner the chance to connect with nature and with each other. Bring all your normal camping equipment, but leave
A tree tent suspended off the ground. Its basically two hammocks with a roof and a few pockets. There is a rope ladder for access. A fire pit is available for you to have a campfire. Wood may be available to buy extra or bring your own. You must bring all your own camping gear like sleeping bags, blankets etc. A car park is provided at the top of the campsite along with wheelbarrows to move your luggage.
We are situated on the very southern edge of the Norfolk Broads in the Waveney Valley. There are lovely walks over marshes, quiet lanes to cycle and some super real ale pubs to sample.

  • We had a fabulous weekend away at Wardley Hill, the camp site was very isolated so great to get some peace and quiet! Staying in the tentsile tree tent was so much fun, I would highly recommend it, however be sure to take lots of blankets as it did get chilly in the night. Having the fire pit was an added bonus. We will definitely be returning and recommending to friends. :)

  • Had a lovely warm welcome even though we were much later than expected! Really helpful and were given loads of information about the area which was great. Had a fantastic stay and would definitely recommend to others.

  • Thank you for a lovely stay. Will be back soon!

    Amelia2016-06-06T00:00:00Z
  • Wardley Hill campsite was an absolute pleasure. Joe was really welcoming and helpful and made sure we had everything we needed, on the last night it was stormy and through his concern he moved us to thier new boat dwelling on the campsite which made sure we stayed dry and safe. I couldn't have asked for a nicer campsite, being allowed to have fires for one makes a huge difference to camping in spring! The facilities are fantastic with constant access to a hot shower (with built in flashing leds!) ..... ....All I can say was the weekend was fantastic and it's all down to how much care and attention has been put into the campsite and the care they bring towards thier guests. Would 100% recommend this as a place to retreat, also fantattsyix pubs close by and beautiful walks :) thanks Joe

The cottage is self contained in our peaceful garden, with delightful views over the Suffolk landscape and is the perfect place for 2 people to relax and enjoy the tranquility. The location is ideally suited for those who enjoy the great outdoors; lovely country walks, local cycle routes and good locally brewed craft beers.
The cottage is comfortably furnished and open plan with plenty of light from the large windows and the French doors . These open onto the paved seating area, where in the summer our guests can relax, use the barbecue and have a drink watching wonderful sun sets. There is also a small, more private sitting area behind the property. It has a fully equipped kitchen with a gas hob and electric oven and fridge to prepare your meals and ensuite there is a shower room. The rest comprises the sleeping and living/dining quarters. There is a King Size bed with dual control electric blanket and 2 armchairs to relax in!
The cottage is just over 2 miles from the the pretty market town of Bungay and within walking distance of St Peter's Brewery. There are many delightful walks and cycle routes around the villages in The Saints and on the award winning Angles Way. It is also close to the beautiful Norfolk Broads and the Suffolk Heritage coast- line, along which are the beaches of Dunwich, Southwold and Aldeburgh - all about 30 minutes away. The RSPB Reserve at Minsmere, and Snape Maltings Concert Hall are also popular and under 30 miles away.
  • Caroline and Quentin’s cabin is beautifully done - warm and cosy but also light and airy. I was working in the area and stayed for two weeks and it was just perfect. I got lots of work done as well as some writing I’d been putting off thanks to this lovely comfortable and peaceful place. It has everything you could need and loads of thoughtful touches. Kitchen is well stocked, bed and armchairs so comfy, and bathroom nicely presented with a big shower. It is stunning when the sun sets and sends beautiful golden light streaming in. The location is excellent. Very peaceful with lovely countryside surroundings and only a short drive from the town of Bungay for all the supplies you might want. There is a secure private drive to park in and the cabin itself is very private and you can come and go as you please. They are excellent hosts and always checked if I needed anything and always had time to stop and chat about how I was getting on. This was my first air bnb and overall it was just perfect - couldn’t ask for more. I can’t recommend enough and I’ll certainly be back if I’m ever in the area!

  • This was our second visit because it was so lovely last time! Caroline and Quentin were really helpful once again and the place was very cosy even in the midst of Storm Dennis!

    Mike2020-02-17T00:00:00Z
  • Carolines place is the perfect getaway for anyone who wants peace and quiet along with a great view of the Suffolk countryside. I was able to do a weeks worth of writing there without distraction. Her place stylish, warm and the views are perfect. I should also add that the kitchen is very well stocked with all manner of utensils and everything needed to prepare most any kind of meal. I’m looking forward to going back again.

  • The farm was an ideal place for us to stay a couple of nights en route to an event in Norwich. The farm is a lovely old building with plenty of character set in beautiful gardens and surrounded by farm fields. A lovely space to be able to take the dog for a short potter too.

  • Lovely place to stay - great area and really helpful welcome guide which gave us lots of recommendations of where to go!

  • This is a wonderful little getaway for anyone wanting some peace and quiet in a clean lovely environment. We had a lovely stay, thank you to Bobbie, her husband and her gorgeous 2 dogs.

  • Very cosy flat for our little family. Great base for walking in Suffolk or Norfolk.

    Claudia2017-03-14T00:00:00Z
  • We booked some time ago, first experience of using Airbnb and found our hostess, Bobbie very reliable in answering our queries and re-assuring us on various points. The flat was beautifully furnished and had everything we needed. We had the use of the lovely grounds with chairs and tables you could move to where you wished. This venue was quiet and peaceful, we did not really see anyone around which is just what we wanted. It provided an excellent base from which to go out and explore Suffolk / Norfolk. We could go in and out whenever we wanted with a code for the main front door and our own flat key. There were lots of suggestions in the flat of places to visit, leaflets etc. plus Bobbie gave us a pointer as to where to eat on the first night. We had a fabulous holiday week, lots of big empty beaches but you had to drive a little to get there, swimming, seal spotting etc., English Heritage sites to visit, not so many National Trust but just perfect for us. You do need your own transport but that is made very clear in the advert.

  • Emma and Dan's place was one of the best Air BnBs we have stayed at! The local treats and goodies were a surprise which made the stay much more thoughtful and we enjoyed our breakfast in the morning! We were hit with bad weather during our stay but the house was cosy that we didnt notice the rain or wind. Quick responses and easy directions to find the property, we were given privacy which was appreciated however they were always next door and willing to help if needed! We would love to come back for another stay to enjoy some of the local attractions and walks. 100% recomend for everyone looking for a cosy getaway.

  • Emma and Dan really go above and beyond to make your stay perfect. The added personal touches and the breakfast goodies make it extra special. The Nook is a perfect place to relax in a beautiful peaceful setting. The house was sparkling clean and Emma replied quickly to messages. Couldn't fault our stay at all and would love to return.

  • We stayed at The Nook for 2 nights whilst visiting family close by. We absolutely loved it here! Beautiful, tranquil location, spotlessly clean, very comfy bed & with everything you need! The garden & surrounding countryside was just perfect to sit outside & enjoy the plentiful locally sourced breakfast hamper supplied. Emma & Dan are perfect hosts, they made us feel very welcome & responded very quickly to any questions that we had. We will definitely stay here again on our next visit to Norfolk! Thank you Emma & Dan!

  • We stayed at Emma & Dan’s The Nook for a long weekend, the accommodation is perfectly clean, it’s an adorable space, very homely! We loved it! The location is so peaceful and beautiful, there are the airstream caravans nearby but you can’t hear anything and the atmosphere of having other families around was really nice! Emma & Dan themselves were really helpful when we got lost and were always on hand if we needed anything. I would definitely recommend this place and we will go back! Thank you for having us!

    Victoria2019-08-26T00:00:00Z
  • We had a fantastic mid week break at the Nook. We were made to feel very welcome and the breakfast and brownies were a lovely addition. Dan kindly gave us some local tips which were very much appreciated! There is a welcome pack with lots of information on what is around also. We visited the North coast one day.. Cromer- a beautiful seaside town and Wells next the sea which is stunning! Holkham nature reserve is especially beautiful. There are lots of local walks and the broads are easily accessible from cottage (by car). We wish we were there longer as there is so much to explore! There are wonderful gastro pubs around. We especially liked the Waters edge, woodsend. Fab lobster and great service. The Nook was very clean and has everything you need. The garden is lovely and is the perfect place to sit in the morning with a coffee, or evening with some wine to relax in beautiful surroundings! Really fab stay, highly recommend!

  • Such a great air bnb. One of the nicest we’ve stayed in. The main room is cosy and has kept its historic charm. Bathroom and kitchen have everything you’d need. David and Jane greeted us with a warm welcome and little extras they provided made it feel like a proper experience rather than just another room to stay in. They were helpful and quick to reply throughout. Surrounding areas are full of great countryside walks and historic sites. Got so carried away with it all I proposed to my fiancé while we were there! Thanks again for a great stay.

In the Dutch barn is a double bed and an antique vanity bowl and jug for personal washing with mirror inside the barn. There is also a 'natural' butterfly for you to find in the wood - hint - you'll see it when you lie in the comfy double bed! Outside there is a seating area and a table for two with a fire pit/BBQ for summer use. *** VERY IMPORTANT: No outside ground campfires allowed - sorry. PLEASE NOTE: No electricity (Solar lighting) No water in the hut (but nearby drinking water tap & container provided), No modern heating (but wood burning stove with plenty of wood provided and more available to purchase in our local shop for £3.50 per bag) No mobile signal or wifi..probably but you can pick up wifi at the house. Loddon (and the adjoining village of Chedgrave) is a lovely and traditional Norfolk village with historic buildings and sits on the River Chet with boating moorings and access to the entire Norfolk Broads network. You can be virtually self sufficient in Loddon, as we boast numerous cafes, pubs, local shops and supermarket. We are also part of the National cycleway and boast some fantastic river walks, especially to the bird sanctuary at Hardley flood (15 minutes walk away).
  • Had a lovely stay at the cabin. Everything you need is in there for a short stay, we had coffees in the morning and the log fire was nice. Easy check in and very nice to be off the grid for a bit.

  • Brilliant little place, perfect for a technology detox and to reconnect to the elements as I stayed on a very stormy weekend. The hut was very sung, cosy and warm with the wood burner on.. Dont forget to bring wellies & a pair of slippers. Loddon is a lovely little village with walks by the river, little tea room and people that say "good morning" If you like cake and off grid retreats this is the place for you! Thank you Andy & Katherine for making a perfect little getaway. Will be returning soon xx

Plenty of lovely touches such as extra blankets and tea light holders. We will definitely consider booking again. Thank you Andy and Katherine for a lovely get away.

A pretty detached single storey holiday lodge, with a private garden. The lodge is cosy, self-contained and tastefully furnished. Adjacent to our property Meadow Cottage, situated right in the heart of Loddon, a small market town on the river Chet. Dogs welcome. Please note we have some low beams in the property and parking is in the Loddon Staith car park at a rate of £3 per day, free after 6pm on Sundays and Bank Holidays.
  • Such a lovely place to stay. We visited for just two nights and weren’t expecting it to be so cosy and relaxing. The best night sleep we have had in a long time. There is a hob and a fridge with a freezer section which was an added bonus. Parking is literally 20 seconds away alongside shops, take aways and some lovely walks. You couldn’t want anymore! Already discussing booking again in the NY.

  • Very private, warm, cosy and little garden to sit out in and the dogs were safe. Plenty places to eat and drink if you wished, love the village.

  • Beautiful little lodge, perfect for our 2 night stay. The location was perfect, lovely pubs nearby and only a short drive to other areas around The Broads that we wanted to visit. The garden was great for our dogs. Warm, cosy and comfortable lodge. Tea, coffee and shortbread was really appreciated. Would definitely stay again when we visit next. Thank you :)

Our house is surrounded by garden. Well stocked with trees and many different plants collected over a lifetime of gardening. Feel free to spend time in the garden whether you like sun or shade. From the wild flower hill to the meadow beyond or just sit in front of the house and enjoy the view across the valley.
High quality bed & breakfast in Bungay Looking for a bed and breakfast near to Bungay, Beccles or the Norfolk Broads? Our B & B is a great choice! High quality, wonderful views and great hosts will ensure that you have a great stay whilst visiting the area.
Location A bed & breakfast you can walk in to the town of Bungay from. Situated on a hill (yes a Suffolk hill) in Bungay with spectacular views over the Waveney valley. Approx 30 minutes from the East coast or Norwich

  • Treetops exceeded all our expectations. Valerie & Nigel were superb hosts, nothing was too much trouble: their welcome was warm, the accommodation was delightful, the cooked breakfasts were scrumptious. They took a genuine interest in their guests and we enjoyed their conversation.

The cottage is down a lane with a large back garden (including patio and BBQ). Open plan living on the ground floor with fireplace & kitchen. Home good for friends, families, business travelers & groups (8 max). The top floor master/ensuite has a study, twin showers & a private lounge (sofa bed). There are 2 large, double bedrooms (one ensuite), a bunk room & an amazing family wet-room with bath. Charming though it is, please expect 8 legged visitors, the occasional fly and intermittent wifi.
PLEASE READ: Oaklands cottage is full of character and we're certain you'll fall in love with the home. That said, it is a country cottage and while we pride ourselves on cleanliness (toilets, linens, kitchen), bugs, as in spiders and flies are to be expected. It is a COUNTRY cottage. Long, luxurious, steaming hot showers are not recommended as you will quickly leave your fellow guests without hot water for their own showers. There is a 100 gallon tank that gets heated twice a day so, when it's gone, you'll have to wait another 12 hours for the next cycle. Also, we are 7 kilometers from a BT exchange with overland, copper lines and internet can be spotty with weather and this is not within our control. Please be respectful in your usage of the heating, gas and electricity as well. We have a Hive heating system and a smart meter which provides usage information regarding the utilities. We can see how much energy is being consumed in the home. To give you an idea, if you run the heating all day, you could easily burn £50 in gas in a single day. In the HOUSE RULES, you will find a FAIR USAGE policy. We reserve the right to apply additional charges or claim a portion of the deposit for excessive and abusive use of utilities. The cottage is highly insulated and once warm, will hold the heat very well; likewise, the house is cool in summer and provides a nice retreat from the heat. You must specifically request AT THE TIME OF BOOKING to have the pool switched on and then brought up to temperature as it uses an electric heater which is switched off between uses. The pool may be available but we cannot guarantee anything without the pre-requisite advanced notice. The cost of this is £75 fee plus £15/day (3 day minimum). Regret, pool closed October 1 - April 30. The house was built in 1870 and is an old workman's cottage. The roof has been raised to allow for the loft-style living on the top floor. Some things to note about the house are the multi-level living spaces and the additional lighting. There are loads of switches that control low-level lighting (reds and blues), down-lit wall lighting and over-head lamps. It takes a bit of trial and error but you'll soon work it out. Again, mind your feet when it comes to the multi-level common areas. There is a large outdoor patio just off the kitchen with a bbq for your use. It is in stark contrast to the cozy lounge, complete with wood-burning fireplace found at the front of the house. The kitchen is very spacious with a long, wooden table that allows for family style meals and most activity tends to center around this area. As can be seen in the photos, the house has a granny annex and this is a private residence occupied by permanent lodgers who help maintain the grounds. They have a private entrance and are welcome to park where they like. We would ask that you please be respectful and courteous of their private space, especially with regard to noise late into the evenings.
I live on a quiet and sparsely populated country lane. The neighbors are kind and friendly so don't be surprised if you get a wave as you make your way to the cottage. To the South you have Bungay, a traditional, quaint, English town and to the North, the village of Loddon and Norwich city (about a 35 minute drive).
  • I would definitely recommend this cottage, the place is clean and tidy and has great modern appliances. There was a problem with the downstairs lights but Richard provided us with loads of smaller lights that we more than adequate. We especially liked the huge wood fire in the lounge. Richard was a great host and was always available to call if needed.

  • Oakland’s Cottage is the ideal place for a quiet family or group getaway with fantastic grounds complete with friendly Peacock and an endless swimming pool, great for keeping up fitness levels or just relaxing. The cottage has a well equipped kitchen with a great family dining area. All rooms are clean with clean and fresh linen. This is a great base for trips to the coast and the many inland attractions Norfolk has to offer.
