  • Had a lovely trip, really warm and welcoming place to stay. The alpaca feed and little sweets was a nice extra. Alpacas was friendly! Would highly recommend.

  • We stayed for three nights for my husband’s birthday and wasn’t disappointed. A lovely little place in a quiet spot but close enough to amenities should you need them. A lovely clean modern lodge with a secluded patio area with a hot tub, which was fab watching the wildlife. Was even great in the wind and rain although a bit chilly getting in and out. Absolutely loved feeding the alpacas an added touch. Thanks for a great stay, would love to come back soon in the warmer weather.

    Sudbury, Suffolk, United Kingdom

Based in the heart of Suffolk, this second floor industrial studio apartment is a combination of metropolitan luxury and rustic country charm. As though the city has gone back to basics, the only noises audible post sundown being the sounds of nature.
A converted grain-store based on a working farm, you'll have the comforts of a loft-style studio apartment encapsulated by all of the charm of the countryside. Boasting views east and west, the opportunity to appreciate the rise of the sun over the hills or the sun setting over the rolling gardens will be yours to have. Situated 5 miles from Hadleigh, one of Suffolk's picturesque market towns, cycling is a favourite past-time of locals and visitors alike. Neighbouring villages' various pubs provide refreshment for a leisurely afternoon exploring. Footpaths sprawled through the countryside lead to some renowned gems such as Hintlesham Hall and Golf Club, being a 25 minute stroll away. Staying at The Granary also enables some lesser known local experiences. A mere five minute walk will allow the use of 'the hide', a flood-lit cabin above a flourishing badger sett. Perfect for nature enthusiasts (or those wishing to try something different) to view the day-to-day activity of the badgers and their cubs. This is managed by a local charity so donations and prior agreement would be required.
Unfortunately due to my work commitments, I've had to select the check in/out times to what they are. If you would prefer other times, I will try to coordinate and be as flexible as possible.
  • This was a much needed retreat to recover and write. The flat is ideal for relaxation and a peaceful retreat. Surrounded by beautiful landscape. Every inch of this unique space has been carefully and lovingly thought about and put together with love. Robin is a great and helpful host.

  • Beautiful views, well located but you may just want to stay an in the conservatory and look at the view. Comfortable beds and everything felt very relaxed. Sally is very easy to be around, so helpful and chilled out. We had a brilliant time with our friends.

    Ellena2020-03-15T00:00:00Z
  • Lovely large house in a beautiful setting. Well stocked kitchen and we loved the huge wood burner!

    Zelinda2020-01-26T00:00:00Z
  • A really cosy, comfortable house perfect for families with older and younger children and dogs. Little extras like having salt and pepper, Worcestershire sauce etc in the cupboard helped plus loads of space for everyone to sit and eat, high chair for baby, children's plates and cutlery etc. Two fridges to store food and lots of freezer space. Garden brilliant for kids and dogs even in the middle of winter and even though we were playing guitars and being very noisy after children's bedtimes, no one was woken up! Only thing to be aware of is very steep stairs for younger children, just need to help them up and down and keep an eye!

    Sian2020-01-05T00:00:00Z
  • Wow what can I say, our stay was unforgettable, The cottage is truly beautiful, a complete Gem with so much character and warmth you will instantly feel at home and the views are breathtaking! We wish we didn’t have to go home, Sally’s generosity is beyond words, she’s equipped the cottage and garden with everything you would ever need, we were all overwhelmed by how much there was for us and all the adults and children never had a opportunity to be bored with the amount of games, books, toys etc we had on offer. Stunning cottage, Amazing host, excellent location I would highly recommend booking this property to everyone, we already want to book to go back! Thank you again Sally.

  • Great beautiful house. Very cosy feel with loads of space.

    David2019-12-29T00:00:00Z
  • This house is so super special. We stayed here as a huge family for our Christmas and Clare and Sally couldn’t do enough for us. We struggled to get our christmas shop delivered as we couldn’t get a delivery slot, so Clare went and collected it for us from the local Tesco’s and put it all away for us! Talk about superstar! Everything was ready for our arrival. We was happily greeted when we first arrived, with a hand book with everything we needed to know and the house was beautifully decorated with christmas decor! The wood burning fire was a super special touch, and the house had a real homey feel to it! It literally had everything you needed and nothing was s problem! High chairs for kids, towels, bedding, even toys for my two boys, and the fact that my beagle was welcome was sooo kind and meant we could all spend christmas as a real family. If you ever want to shut the door on life, and stay in a. really lovely warm, family home... where nothing is too much... then this is the place for you. Can’t recommend enough! we would love to return.. thank you!

    Nicola2019-12-27T00:00:00Z
  • Sally's place in Thorpe le Soken exceeded our expectations in every way. She greeted us graciously as soon as we arrived and made us feel immediately at home. Her cottage has a lot of space, both inside and out, comfortably sleeping a large group of us, and had all the facilities (such as kitchen, etc.) we needed to make it a fun, relaxing weekend away. Sally also had a lot of local knowledge and was able to recommend a few places in the village which completed our trip. We're already planning to see when we can come back in the summer!

    Mac2019-12-08T00:00:00Z
  • We had a great stay and loved the house for the amount of folk. All the living rooms allowed us to have seperate gatherings with out interruptingthe others. Rooms were great and garden is a real winner in summer i bet. Sally was a great communicator and kept us posted throughout the process.

The place was very clean with some very luxurious touches (the bath and hot tub) and the Netflix account was a nice touch. There are some lovely places for walking and the local pubs are great. • I stayed here for 2 nights for my 30th birthday with my husband and friends. It was amazing, all of us had such a good time and would recommend The Stables to everyone! Very clean throughout, hot tub was amazing, kitchen was well equipped, fridge/freezer was a good size too. Communication was great, I received messages about check in and when the hot tub would be ready, very polite. Diesel the cat is lovely, very affectionate, however did wake us up a few times in the night for food, was happy once fed. Feeding the alpacas was a highlight. We were all so sad to be leaving, it was such a relaxing break and felt like we were in the middle of nowhere, very private. We will definitely be booking to come back soon. Thanks for a great stay!

  • We spent a couple of days and nights at Caroline’s amazing property. It’s really peaceful and set in some stunning grounds. We made use of the swimming pool, tennis court and BBQ and the kitchen, outdoor area and sitting rooms are perfect for socialising as a large group (and doing a murder mystery game!). Thanks Caroline for a really enjoyable stay and bring a perfect host.

  • 5 star! Everything was spot on with thoughtful touches to make our weekend special.

    Sophie2019-09-08T00:00:00Z
  • Lovely house, great facilities. Everything as advertised! Pool fantastic even in late August and fabulous grounds. We had a meal at the local pub too which was nice. Our8 teens loved it!

    Naomi2019-09-01T00:00:00Z
  • I was able to have one of the best weekends I can remember at Caroline’s place. The pictures don’t do it justice - amazing grounds, lovely pool, great house and everything was excellent. Caroline was very responsive with lots of thoughtful touches and the groundskeeper was also good to have on hand to help us but also gave us our space. A terrific weekend to celebrate a joint 30th with close friends. Once again, pictures don’t do the place justice. It is beyond expectations to say the least.

    Chris2019-08-26T00:00:00Z
  • We loved our weekend in Hempstead at Caroline’s house. Went for a birthday party, the house had everything we could need for 20 people. Gorgeous property, and Caroline was very responsive. Chris the groundskeeper was also great.

    Tara2019-08-18T00:00:00Z
  • This house exceeded expectations due to Caroline’s thoughtfulness and personal touches. The house was stunning, so comfortable. The grounds are stunning. We had 18 people staying very comfortably. Would highly recommend.

    Clare2019-08-11T00:00:00Z
  • The house is beautiful and spacious, the perfect place for a group holiday. The pool is lovely and we made good use of it as well as the tennis courts. The house has everything you could want and more and is set up to accommodate 17 people perfectly. Refurbished to a great standard throughout. Caroline was amazingly helpful throughout the whole process from initially looking until the end of our stay as was Chris the groundskeeper upon arrival. We all had a fantastic time. Thank you for letting us stay in your wonderful home x

In the local surrounding area you will find farm shops/farm cafes, tea rooms, fishing lakes, horse riding and much more. Only 15 minutes drive to historic Lavenham with outstanding Medieval Architecture, art galleries, boutiques and restaurants . Further afield you can visit many of Suffolks beautiful beaches, nature reserves and forests. There are lots of brochures in the cottage with places to visit. There are large supermarkets in both Hadleigh and Stowmarket.
  • What a fabulous cottage and an amazing weekend away for my wife's 40th birthday. The fireplace and pizza oven were big hits with all the family. Hosts were very helpful and rushed round to help us out when we got stuck making pizza dough 😁 Highly recommended place to stay, would love to go back in the summer

  • Nice old cottage in the middle of the Suffolk countryside

    Howard2020-03-09T00:00:00Z
  • Stunning cottage with amazing period features in a lovely peaceful location. The pizza oven is such a fun touch. Would recommend the King's Arms in the village too - such a friendly pub. And the local town of Lavenham is beautiful. (Both in Sammy's recommendations.) It was a perfect spot for a weekend away. Thanks so much!

  • A great fun place to stay. From the outside the property belies it’s age, step inside and it’s historic character becomes apparent. Lovely quiet location, easy to find food and drink supplies nearby. Everything you need for cooking provided. Will happily return.

  • A wonderful quirky cottage, in peaceful surroundings. We had a wonderful long weekend. Didn’t want to leave.

    Deborah2020-02-10T00:00:00Z
  • This cottage is absolutely amazing. Myself and my family came for a long weekend winter break and had the most perfect time. The cottage is really old and full of charm. Not sure we would get pizza of the year award but we gave it our best shot and Sammy kindly supplies all ingredients needed, just bring toppings of your choice. Sammy was very quick to respond and was keen to help when we needed her. The kids absolutely loved their bedroom and so did we. We had some great days out and ate in the Kings Head. Nigel the landlord was most helpful when we left a scarf behind. I can’t recommend the square house enough. Thanks Sammy for indeed being a “super host”

    Samantha2020-02-02T00:00:00Z
  • We had a great time staying here, its a beautiful cottage, everything you need is there, great location for country walks, and the pizza oven was a great bonus

    Liam2020-01-27T00:00:00Z
  • Lovely cosy cottage with some quirky little touches to make the stay a memorable one. Dogs settled well and the garden was very enclosed so prevented our stressy rescue dog from barking at anyone passing. Very good use of space and always at hand to help out if required with advice ans guidance

I expected to arrive late, but in the event arrived earlier than planned, and Jessica was very understanding and helpful nonetheless. A nice quiet stay in a great location for me, close to the Town centre and work.

  • It was a dream vacation away from the busy city life. The place reminded me of my childhood, i’ve been raised on fields too. The place was just as we expected and David and his wife are an amazing hosts. They response very quick and made sure our stay was pleasant. P.S now I know how does a chimney works. Haha

A brilliant combination of old and new in house and gardens ensures rest, comfort, beauty, enjoyment and so much more. There is nothing we could suggest that would improve the experience which we loved, and will remember for years to come. We can’t recommend our hosts David & Frankie to highly.

If you’re looking for a place to relax, in the countryside with plenty of local walks and attractions a short drive away, this is a great spot. Check-in and out were easy as David and his wife live in the other part of the house. Thanks for a lovely week!

A cosy bedroom (two available upon request) in a 300 year old Cottage Cheveley near Newmarket. Private parking and free wifi available. Room includes one kingsize bed, with a bedroom view of the orchard. An additional, bigger room is available upon request for £40 a night extra. Two bathrooms available but not en suite. There is a very friendly dog called Poppy living here. There is an acre of orchard in the back garden with ducks, geese, chickens and rabbits that children are welcome to see.
A beautiful cosy room in the quiet village of Cheveley within a 300 year old thatched cottage. A new Nespresso coffee machine is in your room and a selection of herbal teas and biscuits will be ready for your arrival. Within the room there is a kingsize bed with an antique dressing table, The bed has an electric blanket for you to use and there is very good wifi in this room (unlimited and usually 36mbs for the technically inclined of you!) Additional triple room available for £40 extra per night. I'm afraid no meals are provided, however you are more than welcome to make use of the large farmhouse style kitchen to prepare your own meals. This is an old house and in order to retain its charm we have refrained from making it very modern which we feel would damage its English charm. There are also a number of geese, ducks, rabbits and chickens in the orchard garden which children have previously been very fond of visiting!
The house is situated in a lovely traditional English village, it is very quiet and peaceful. There is a small local shop five minutes walk away. There are three pubs within walking distance. The house is quite old and has an English period charm to it.
  • Great value room with everything we needed, we didn’t meet our host properly but communication and check in was excellent. Would definitely stay again.

  • Lesley is a fantastic host and made us feel very welcome! She is very knowledgeable about Cheveley and the surrounding area and gave us good recommendations for places to visit and eat. Her home is charming and the dog Poppy is very friendly. Would definitely visit again in the future.

  • If you have a wedding to go to at St Marys then this is the venue for you. Just down the road from the church, the room was clean, the bed comfy and the house had private parking. Great value esp compared to a Premier Inn. Hosts v welcoming. Beware local pub only opens in evening and you need to drive into Mewmarket for food etc.

    Matthew2020-03-01T00:00:00Z
  • Delightful location , Friendly Host., would have loved to stay longer unfortunately we had an early start. If you are looking for food on a weekend evening ensure you book as the pubs get busy .

  • Super cool thatched-roof house, perfect for exploring the history of nearby towns and Cambridge if you've got a car. The room was clean and comfortable. Plus the dog was the friendliest little bundle of joy-definitely a bonus! If you're a really light sleeper bring earplugs, as the house does a lot of creaking at night.

  • Great base for a great holiday, great amenities, lots for kids to do, beautifully presented Court Barn, our family enjoyed it immensely, pool at 28 degrees was well used as was the tennis court and garden areas to thoroughly enjoy the country side. Close to two lovely villages for meals / pubs and supplies. Cannot recommend it higher, great time, thank you very much.

  • WOW, What an amazing place. My family and I loved everything about the court barn. So many amazing little areas to retreat to inside and outside the barn. And also some beautiful walks around the grounds. Claire and Nigel were very accommodating and we couldn't thank them enough. We will definietly be returning in the future.

    Orla2019-04-23T00:00:00Z
  • Court Barn is a wonderful place to stay. The main room is absolutely gorgeous - spacious whilst retaining a cosy feel. The outdoor space is also a pleasure and even though our visit was in February, we still managed to make use of the tennis court! We will definitely come again.

    Sam2019-02-23T00:00:00Z
  • A truly wonderful place! The pictures look amazing but they still don’t prepare you for the Wow factor when you arrive. The space manages to be one of the largest living spaces you’ll spend time in whilst achieving a warm and cosy feel. Even though our visit was in January, we made the most of the tennis court - what a treat! A really special place - highly recommend!

  • I had a very comfortable stay at Laura's place. The bed was comfortable and the house was warm. There was a very nice bathroom with shower and bath for my exclusive use. The light in the room had an LED bulb that could be set to many different colours - I set it to orange to remove the blue light that keeps you awake, and I slept very well! The whole place was very clean and tidy. I felt very welcome there.

The boat house restaurant is a lovely place to spend an evening. Or if you prefer, Ardleigh village also has two pubs (the Red Lion and the Wooden Fender). Only the Wooden Fender serve very good food. Colchester has plenty of night life, bars and restaurants to choose from. Or, there are good local takeaways. Our home is just outside the village of Dedham, on the Essex/Suffolk border, in the heart of Constable country, with its beautiful countryside and Flatford with its mill and river. We are close to main routes and the ports of Harwich (12 miles) and Felixstowe (15 miles), but far enough away to enjoy the tranquility and peace living in the country offers. There are lots of lovely things to do including walks along the 42 miles of footpaths by the river, round the village and across fields. You could hire a rowing boat and take a trip down the river. Visit the beautiful 14th century church (of which I am caretaker and groundsman), visit Flatford Mill. If you prefer your food more upmarket Dedham village also has Milsoms and La Talbooth. Everything in the village can be accessed by foot or bike. There is a bus stop within a minutes walk, giving access to Colchester, Mannintree and beyond. The nearest train station is Manningtree which is 10 minutes away by car. Colchester North station is about 12 minutes by car. Please note that we are located about 1.5 miles from Dedham village centre and about 5 miles from the centre of Colchester.

A single room in a spacious house near parkland from the Castle park within walking distance of the town. It's a quiet area near the river. I live here with my husband and have two single guest rooms and a twin room (feel free to contact me if you would like to book multiple room at once), all of which are used at various times. Often people who stay are working temporarily in the area. I offer a relaxed environment so you can chill out here. A single comfortable bed, wardrobe, desk, side table, and lamp. Each room overlooks the garden, shared good size bathroom, kitchen/diner and garden.
This is a quiet area near a field and river. The estate is called Riverside and has a path along the river. This path takes you to Wivenhoe or Colchester town. There is an outside gym area and bowling/sports centre with swimming pool within 8 minutes walking distance. About 4 minutes from the house there is a local shop, a pub that serves meals and several restaurants. It's a lovely town (the oldest recorded town in England), lots to do and see.

  • Jennie's house is an especially lovely place and she is an amazing host! The location is brilliant and you can walk everywhere within minutes. The room is lovely, cosy, welcoming, and very clean, as well as the rest of the house. Jennie is a super fun person to live with, kind and caring, and she is very forthcoming. Everything to master your everyday life is there and if not, Jennie is always happy to help - also with all sort of advice. Her dedication goes far beyond a regular host, and she feels responsible for your well-being, in and out the house. I can highly recommend her place to everyone, who is looking for the best experience in lovely Colchester!

  • The lodge was a lovely peaceful place to stay - met expectations and more. We were two couples and had an amazing time - didn’t want to leave. Rooms were lovely and nice to have our own en-suite. There was everything we needed at the lodge including blankets to curl up to on the sofa. During the day we travelled to the different local towns which wasn’t too far away including Hadleigh, Lavenham, Dedham, Sudbury and Bury st Edmunds. During the evening we chilled at the lodge and relaxed in the hot tub. Host was lovely let us check in early and any queries we messaged host whom replied promptly. Will definitely be returning.

Nothing was ever too much trouble for Richard & his wife to the point where they had put a little decoration up for my partners birthday during our stay. Would 100% recommend this, lodges are beautiful.

  • Great, quiet location in garden next to Andrew's house. Perfect for getaway. Managed to read 2 books in a week. Andrew is very communicative and helpful. Place is clean and cosy. Few sweets on arrival. Small fridge, microwave, towels etc. Couple friendly degs behind fence. But I couldn't resist to pet them. Can't remember when I had such a great sleep and waking up without alarm, but rays of sun. 5 *****

  • What a find! Peters apartment is 7 minutes walk into town where there was much more to do than I expected. His apartment was very clean and beautifully decorated. His eye for design is obvious and inspired me and my friend! The apartment had everything we needed and was very cosy. Perfect for me and my friend meeting halfway between North Norfolk and West Sussex for chinwags and crochet! Peter also recommended Padro for lunch in town and we loved it so much we went back for breakfast the following day. Really enjoyed our break in Sudbury, and would recommend and return to Peter's apartment without a shadow of a doubt.

  • Great flat, very convenient for Sudbury- just a short walk into town. Easy and free parking outside. Sainsbury's and Waitrose within short walking distance. Flat is small but fine for one or two people, clean and with everything provided, efficient heating system, a pleasant place to come back to in the evening. On a quiet road so no problems with noise. Peter was there to meet me when I arrived, very helpful and welcoming. Would definitely stay here again and recommend it to others.

  • We had a fabulous stay and were made to feel very welcome from the moment we pulled up. Mark greeted us and showed us round, our cottage was lovely and cosy with the fireplace and Christmas tree already on. Mark talked us through the local pubs and attractions and was helpful and friendly throughout our stay. I would highly highly recommend!!

  • We arrived mid Friday evening after a long hard week and mark gave us a lovely friendly welcome with a full guide of all that snow cottage had to offer and the additional amenities in the farm yard. A generous welcome pack and a delightfully designed and well equipped cottage made for a wonderful romantic happy weekend. We would definitely recommend any cottages Mark has to offer Thank you.

  • Wow! Snow Cottage is an absolute dream. I wish I could move in and call this my home forever. My partner and I spent a magical weekend here in late October. We were greeted by Mark, who is a welcoming host full of fantastic hospitality and local tips. We felt like we were greeted by a friend, not a stranger. Mark showed us around his little patch of heaven in the Suffolk countryside, imparting his knowledge on places to eat, drink and visit locally. The cottage is beautifully decorated in an eclectic, effortless style. Everywhere you look there is something to catch your eye and spark your interest. The welcome basket of breakfast goodies was divine and something I admit I had been looking forward to after reading other guests comments. It did not disappoint! Soft jazz set a wonderful atmosphere for our arrival and leaving the cottage to trek across the field to the local pub was hard but somehow we managed! The White Horse in Edwardstone has an amazing microbrewery and had a cider festival in when we visited too. The medieval village of Lavenham is well worth a visit too. Snow Cottage is a fantastic place to explore the Suffolk countryside from, if you can bear to leave the cottage itself. Thank you Mark for a wonderful weekend. We most definitely will be back for more.

  • I highly recommend this place it was everything it says it is and more. Kathleen responded pretty much instantly each time I messaged. The instructions to find the place and to gain entry were very easy to follow , the place was exactly as described if not better. the value for money was immense , there was so much for my money. I was allowed a shower at the time I desired. The place was equipped with everything needed more than you'd have imagined for the price. All things described in the description were there for as and when I fancied , Kathleen's communication was great and instant the location was good the advice as to local shops etc was spot on , the place was pre heated for my arrival , I for one will be staying here again any time I'm in colchester.

  • Kathleen’s place was very cozy!!! Small wood private cabin house with all the amenities that you can possibly ask for! Even snacks and breakfast!! 😁The only thing that the accommodation didn’t came with was a shower, Kathleen is offering that to her own home -few meters away. Extremely kind and quick to her responses!! Highly recommended
