The cottage benefits from a private south facing garden and patio. It is ideally situated to explore the many National Trust properties close by.

A beautiful oak framed building with great views of the south downs. Accommodation comprising of a comfortable lounge with TV and wifi and log burner. The kitchen is well equipped with a dishwasher, oven and microwave. One double bedroom downstairs with en suite shower room. Today Sunday 26th check in is later at 5pm. Leave the world behind at our organic smallholding hideaway – the perfect antidote to stress and modern life. This is a true romantic retreat for two, with space for up to four (extra bed available). The ancient woodland, the orchard, the old fashioned sheep, the hens, make this the place to unwind. In the evenings, dine and chat by the log stove or around a campfire. I didn't have to move to Devon, after all, because I found here.

Situated in the High Weald Area of Outstanding Natural Beauty, on a sheep farm of 23 acres (which you are free to roam), this is a real get-away-from-it-all location. One of the most peaceful and relaxing places you will ever stay. With underfloor heating and a wood-burning stove you will be cosy whatever the weather.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
