It is also a short walk to Margaret Island for relaxation and exercise. The building itself with lift is in immaculate condition externally and internally adding to the experience of the apartment itself. It features a dedicated home office so is particularly good for those travelling on business or simply wish to have a dedicated space to catch up on work and emails as required. The kitchen features a five hob, three electric oven range cooker with dedicated dining area in the stylish hallway area so is wonderful for evening entertainment. The main living room has a new bluetooth enabled media and music player system along with smart TV. It is very unusual to find an apartment with A/C in Budapest due to restrictions on installation but this apartment comes with full hot cold function. It also has a back up electric hot water heating system in the event of a problem with the main boiler. Both bathrooms are en-suite with the master bathroom having both roll top bath with mixer and separate shower. Architectural features include period illumination, door fittings and artwork from Buenos Aires, designer furniture from UK providers, period bathroom fittings from Victorian Plumbing, parquet, mouldings, french style wall panelling and vitreaux. This is essential for achieving decent wi-fi coverage in the living room and main bedroom particularly for the smart TV so please do not disconnect or move socket locations. Heating and hot water The thermostat to switch the heating on and off is on the wall in the hallway next to the main bathroom. The Honeywell thermostat shows the ambient temperature, simply press the arrow buttons up or down to lower or increase the temperature. There is back up heating through the three air conditioning units located in the living room and bedrooms. To switch on ensure first the display on the remote control is showing the right mode which is the “sun” icon then simply switch on. It normally takes 3-5 minutes in standby mode before the heating comes on. The hot water is instant from the boiler located in the loft above the second bedroom. If the pressure drops there is a filling loop which feeds the boiler which should be switched on for no more than a couple of seconds and then switched off again. Both showers feature an “anti-scald” feature. This is a small button on the shower mixer which cuts supply to the hot water if there is a temporary interruption of cold. If the button is in the “high” position simply depress and simultaneously turn the mixer tap anti-clockwise The main water supply switch off is under the shelf space in the cupboard immediately to the left of the of the kitchen sink. To access take out the shelf and then using a small screwdriver insert to the valve and turn to shut off. Kitchen The electrolux reverse action tumble dryer is a condensor model so it traps the water in a plastic tank on the left hand side of the machine. Once this fills up (it wont go on if its full) you need to simply take out and drain water and then re-insert. It is also important to take out any fluff from the filter at the front of machine to ensure it operates correctly. Aeg lavanat prototex washing machine - the simplest program is the 20 minutes fast program followed by a 17 minute spin.Because of its location it is difficult to open the panel to put in the wash liquid so its easiest simply to enter directly in the machine. To start the daewoo microwave simply open the door as this triggers it switching on and select program. Electricity The apartment has 3-phase electricity. The fuse box is located in the hallway to the right hand side of the entrance door. If any part of the electricity cuts first check the lower box to see if a single phase has cut and then switch on again. If it is simply an individual item that has loss of electricity power then check the upper fuse box and see which switch has dropped and switch on again, all are labelled according to function. Miscellaneous Lowering the blinds at night helps reduce street noise and also helps heat insulation. The apartment is located on the third floor. Take the lift to the third floor and on coming out turn right and the entrance door is on the corner. Guests can buzz up from the street typing in “23” and the intercom button automatically opens the front door. The property is light and spacious and the reception looking out into the private garden offers a tranquil feeling. I have created a 'London Theme' throughout the property. The garden has a bistro table and chairs and a 3 Meter king built in seating bench (with made to measure cushions for comfort). There is also a built in braai / bbq and a decked area. Stunning lighting has also been installed to offer an ambient garden experience. We provide super fast unlimted fibre broadband for your added enjoyment and convenience. My Airbnb is a ‘permanent airbnb’. The property is for the exclusive use of guests. I live just a few minutes away from the property so am generally always available to assist where necessary, answer any questions or recommendations for local bars and restaurants. Balham is a wonderful small London suburb with a village feel, with many fabulous independent shops, cafes, bars, and restaurants and pleasant nightlife scene including bars, old-school pubs, and the Banana Cabaret comedy club. There are many parks just a short walk away, including Tooting Bec, Wandsworth and Clapham Commons for green open spaces and picnics. Great rapid transport links into Central London via Tube or Train as Balham Station is just a short 5 min walk away. Just a 5 minute walk from Balham Station which is on the Northern Line Underground and on the National Rail over-ground both offering easy quick access into the City and West End. It’s just 12 minutes on the National Rail From Balham to Victoria and then a short walk to Buckingham Palace. On the tube it’s Just 20 minutes to the South Bank (Waterloo/Embankment) and a couple more minutes to Leicester Square. For the kids wanting the Harry Potter Studio Tour there is a train from Balham once an hour to Watford Junction where you catch the short 10 minute bus ride to the Warner Bros. Studio!
