Ivywood cottage is medieval in age, but contemporary in design, with luxurious finishes and fine detailing. The house is in a unique rural setting and was once part of the Gawdy Hall Estate. The house sits next to a beautiful 15th century church, set within a 3 acre church yard. Glorious and plentiful Waveney Valley walks in all directions. Guests have complete privacy and run of the house, including a private garden. We respect our guest's privacy, and are on call for any advice or assistance that you may need during your visit. The cottage is a short picturesque drive from the coastal gems of Southwold and Aldeburgh. Harleston and Bungay are quintessential English towns with charming independent stores, delis, family butchers, bistro cafes, pubs, restaurants, and tea shops. It's the countryside, most people drive. Diss is the mainline station between London and Norwich and is just 15 minutes by car. Cycling is very popular and the cottage is on a regular time trial route. Buses are very reliable and the village is well serviced making it easy to hop between Suffolk and Norfolk villages. There is fabulous walking from the cottage. Located in the Waveney Valley paths such as Angles Way which follows the Waveney river valley are right on your doorstep.

The Old Music Room

The Old Music Room is in the beautiful and special village of Geldeston, in the Broads National Park. It’s a super-insulated ecologically-built guest house clad in traditional oak boarding, with a living wild-flower roof and stunning views directly out over the Waveney Valley. Geldeston is a glorious place to be and enjoyed by many visitors. The village is on the river Waveney with lots of places to access the river, very popular with walkers, cyclists and boaters. Walking distance to 2 pubs.

The Little Barn, Topcroft, Artist’s home

The Little Barn, a 16th Century hideaway artistically restored, by a Suffolk artist. With no through traffic and no light pollution, silent evenings and clear night skies. Topcroft is a sleepy village beside the Waveney valley and 25 minutes from the medieval city of Norwich. You'll love this rural location. A large modern kitchen and a real woodburner in the large sitting room. A private patio outside with fairy lights at night, a bbq, firepit and private garden at the back of the property.

Self-contained accommodation overlooking the river Waveney with full kitchen, dining and lounge area (including reclining sofa, smart TV and wifi), upstairs is a double bedroom with en-suite. The stairs are very steep (see photo). Allocated parking. Bistro table and chairs outside your door, plus a bench right by the water. Our annex is complete with spacious double bedroom, shower room, lounge & kitchenette. The Annex is located next to the Norfolk & Suffolk Avaition Museum and The Flixton Buck Inn for great food & locally made drinks. Flixton is a small rural village, 5 minutes to the historic town of Bungay, 20 minutes to the Norfolk Broads, 30 minutes to Southwold. 20 minutes to Norwich, 40 minutes to Bury St Edmunds or Ipswich. Our central location is perfect for holidaying in Norfolk or Suffolk.

Ours is a quirky home, with 2 bedrooms, 2 bathrooms a lounge (with wood burner)and kitchen diner. The Annex is nestled in the woods conveniently located for the broads, Beccles, Lowestoft and Great Yarmouth. Our closest beach, Gorleston is a 10 minute drive away. In a very peaceful setting, we hope you will be able to unwind and relax. The Annex can be arranged as 2 superking bedrooms, or 1 superking and 1 twin. With your own entrance you will be totally independent.
