The cottage is located on the scenic Rt. 26. It has a bedroom with a twin bed on the first floor, a loft which we use as a sleeping den (our kids' favorite place) with a full-size bed on the 2nd floor, a private bedroom with a queen bed also on the 2nd floor, and cozy living and dining areas on the 1st floor. It is tastefully (that's what our guests say) furnished for year-round enjoyment. It also has an over-sized back porch with charcoal grill and a fire pit. Ski at Sunday River, Mt. Abram, or Black Mountain of Maine, until you can't walk any longer, then come back and sit by the fire in the large, beautiful, stone fireplace in the center of the cottage, built with stones from the Great Brook. We supply the firewood, stacked on the front porch, and more in the shed. Summer is a great time for kayaking or canoeing on the Androscoggin river and the Umbagog lake, mountain biking and hiking as well as golfing at the Sunday River resort. So much to do, welcome to the Great Brook Cottage!
“Miroslav's place was so cozy for a ski weekend! It was less than a 10 minute drive to Sunday River. The cabin was clean, roomy, and had the most amazing fireplace. It was also equipped with plenty of board games and books. I wish our group could have stayed longer! I highly recommend.”
A one-of-a-kind place. Retreat like setting & atmosphere. Utter quiet, save for the wind, birds, & sometimes owls & coyotes at night. Lakes, rivers & hiking nearby, or take a lovely, quiet walk right from the house. Grocery & drugstore 10 minutes away. Off-grid, solar powered, & woodstove cozy. Beautiful 3 season porch. Yoga studio & piano, too! COVID-19: PLEASE DON'T BOOK BEFORE YOU "Message Host" first! Thanks!
“Karen's place was absolutely perfect! The setting in the mountains was so quiet and peaceful. Nothing could beat the sounds of nature, the views of the mountains, or the peaceful gardens and landscaping making this place a true treasure. PLENTY of outdoor space including a big fire pit, a meadow/yard filled with flowers that Karen keeps well groomed for walking along the paths enjoying an oasis right outside of the back door. All the while a beautiful view of the surrounding mountains. The sun and breeze coming into from windows all around the house made for the perfect combination of indoor and outdoor space. Karen's house felt bigger than we thought it would from the listing pictures. The indoor spaces were beautifully decorated with so much thought and love. The nicely equipped kitchen with awesome retro appliances (all in great working condition), two sleeping lofts and an entire yoga studio on the bottom floor. Karen is a Yoga instructor with her own awesome Yoga CD for purchase in the home. My other half and I have never tried yoga before and decided to give it a go. We tried it once in the beautiful yoga studio overlooking the amazing grounds and fell in love. Her CD was so awesome to guide us through the exact peace we needed to enjoy our stay. We loved it so much we had our own mini yoga sessions a few times during our stay and have taken the CD home with us to continue the practice of Yoga at home. We saw a few reviews that mentioned difficulty with the usability of the property (using solar power and generator strategically). Karen's explanation in the description was plenty clear, and Karen's thoughtful in-person how-to (along with various notes and reminders throughout the home) helped to make using all the items easy easy easy! Just a small bit of extra care and awareness is needed, but nothing too difficult or confusing at all. There is also a guide that is left out to explain any tips and tricks on all usage, if you were to arrive without meeting Karen; And on that note, Karen's communication was great! We booked a few weeks out and agreed to touch base periodically leading up to our stay. Spoke again about a week out to confirm. We reached out with a few questions about the property, and Karen was quick to reply. Touch base the day before and the day of to confirm arrival times. Didn't hear from her throughout our 5 day stay, but she reminded us before and upon arrival to reach out with any questions. She made us feel more than comfortable to do. As Karen said "If you have a questions, just ask!" We knew we could if we needed to. We didn't use the wood stove on the bottom floor, but can imagine it'd be great on a colder night or in the winter. As stated in Karen's descriptions and a few reviews, privacy among the sleeping areas is limited for multiple couples looking for private intimate settings, but we were fully aware of that when we booked, and it was just the two of us, so it honestly wasn't an issue at all. In fact, we thought the open space made it kind of cozy. If you were staying with friends, family, or a couple looking to get away like us, it is a perfect situation. We are even hoping to bring some family during a future stay. All-in-all this home and Karen get 5 stars across the board. Amazing location, perfect amenities, and so much more I could say. 10/10, and we absolutely can't wait to stay again soon! PS - even our little pup, Peanut, enjoyed his time!”

“Stephanie has a great lil condo in the middle of the Sunday River mountain in reach of all the winter action. We actually stayed in the summer time, and had a blast hiking and swimming in the Frenchman's Hole where you can cliff jump just 20 minutes away... And a couple other swimming/wading areas on the river you'll see along the way up Sunday River Road. Stephanie was great at responding of we had a question, and helpful providing a link for local areas to check out.”
