There are 3 types of prices on Airbnb: base, weekend, and custom. They work together to help your listing stand out year round and help you meet your earnings goals.

Airbnb offers personalized price tips for all 3 types of prices. They use factors including location, amenities, your past bookings, and the latest prices in your area.

Base price

Your base price is the default price for all nights on your calendar. You first choose this price in Airbnb Setup, and you can change it in your price settings anytime.

A base price tip with a suggested price appears below the number you enter. If you want to set a different price, try to balance your costs with what guests are willing to pay. Here are a few things to take into account.

  • Your hosting expenses: Factor in things like a mortgage, utilities, maintenance, and taxes.
  • The value you provide: Consider ways to set your listing apart by highlighting popular amenities, accessibility features, and proximity to local attractions.
  • Similar listings: Use this pricing tool to compare the average price of booked and unbooked homes on a map of your area. Similar listings won’t appear if you use Smart Pricing.
  • The total price guests pay: Any fees you add, like a cleaning fee, impact the total price.

Starting with a lower base price can help you attract your first guests and reviews as you work toward your earnings goals.

Weekend price

You can add a premium for weekends, which are Friday and Saturday nights. Varying your price based on the night can help maximize bookings.

A weekend price tip appears below the number you enter and is a percentage increase over your base price. If you don’t set a weekend price, your base price applies to every day of the week.

Custom price

You can set a custom price for any night. This overrides your base or weekend price for the nights you choose.

Nightly price tips appear below your custom price on each day of your calendar to help you price for different days, seasons, and special events.

Why you may not see price tips

If you don’t see price tips, this could be because:

  • Smart Pricing is on
  • Your price is within the suggested range
  • Discounts or promotions are already applied to those nights
  • There’s not enough data to generate price tips

If you want to adjust your price automatically, turn on Smart Pricing.
