OCCUPANCY: Guests will not exceed the max occupancy of 8 people. No unauthorized guest and/or visitor may stay overnight. In the event that you exceed the maximum occupancy number of the Property, you will be liable and pay a penalty fee of $500 per person for every person over occupancy.

EARLY CHECK-IN/LATE CHECK-OUT: Unless approved prior to your stay, we do not allow early check-ins or late check-outs. Guests that do not vacate the property at 10 AM, and do not have prior approval, will be fined $100 an hour.

EXCESSIVE NOISE; QUIET HOURS: You are not permitted to create excessive noise at the property. Neighborhood quiet hours are strictly enforced from 9 PM - 7 AM. Please be considerate of the neighbors. Outdoor music and noise must be kept under 60 dBA at all times and is not permitted after 9 PM. Guests will be charged a minimum fee of $1000 for noise violations.

LIGHT POLLUTION: This area has a light pollution ordinance. No outside lights can be on past 10 PM. There are many neighbors who enjoy star gazing.

NO SMOKING: Smoking is NOT permitted anywhere on the property. Damage liability and additional cleaning attributable to smoking will be paid by the guest. Minimum fine of $500 up to $2000.

PETS: A maximum of 2 pets are allowed at this property. Only dogs are allowed, no other animals. The guest must pay a non-refundable pet fee of $150 per dog per stay. Damage or additional cleaning attributable to animals will be charged to you. Failure to pick up all feces on the property will result in an immediate fine of $150. All pets and animals must be fully vaccinated, non-aggressive, free of fleas and ticks and fully house-trained.

NO EVENTS; GATHERINGS; PARTIES: Any events or parties are cause for immediate eviction. The guest is responsible for any damages.

NO UNLAWFUL USE OF PROPERTY: Guest and registered guests may not use the property for any unlawful purpose including, but not limited to, using, manufacturing, selling, storing, or transporting illicit drugs or other contraband., and any pornographic or other filming and photography for commercial uses.

NO TRESPASS: Guests are only granted access to the premises within property lines. Accessing neighboring properties is strictly prohibited. Guests are responsible for any fines and penalties resulting from trespassing.

THERMOSTAT LIMITS: To prevent any damage to the HVAC system, the A/C thermostat may not be lowered below 72 degrees Fahrenheit at any time during your stay at the property. We remotely monitor the thermostat and a $50 fee per day will be charged if temperature is set below 72.

TRASH: All trash must be taken to the onsite dumpster

MAIL: Guests may not receive mail or packages at the Property.

Garage: Guests do not have access to the garage
