This spacious one bedroom apartment is on the first floor of a small block in the popular, Ipswich Waterfront area. The area is well served by bars, restaurants and cafes and it’s a short walk to the main town centre area and the business district, as well as ideally located for the main transport links (train, bus and coach depots and A14).

It has been furnished to a very high standard and with some nice touches gives it a lovely home from home feeling. There is a fully equipped kitchen including fridge/freezer, oven/hob, dishwasher, microwave, toaster, washer/dryer, iron/ironing board, and sufficient cooking/serving equipment for your day-to-day catering.


You will be provided on arrival with a welcome pack on arrival of basics such as bread/butter, milk, cereal, eggs, beans and tea/coffee. We also provide essentials such as washing up liquid, kitchen rolls, cooking oil, salt and pepper.


The main living area is open plan with a large leather corner sofa, coffee table and large flat screen Smart TV which has free to air terrestrial channels provided and also the facility for you to view your own streaming content. There is a dining table and four chairs.


The bedroom has a king-size bed and ample wardrobe storage space.



The bathroom has a shower-over-bath, basin and toilet. Welcome toiletries (shampoo/shower gel) are provided.


The building has secure entry via key fob and an internal lift to all floors. The apartment comes with one allocated parking space right outside the main entrance to the building.


Please note there is no requirement for a carbon monoxide detector as there is no gas supply to this apartment.


Ipswich is Suffolk’s County Town and due to recent and significant regeneration projects, the town is alive and bustling. It has a thriving business district, an excellent cultural and arts scene, a constantly growing food and drink offering, sports and outdoor activities galore, some spectacular coastal, rural and architectural scenery, many places of interest to visit, and not forgetting the impressive history and heritage of the area which dates back to the Anglo-Saxon times. You will not be bored visiting Suffolk!


The Waterfront area is iconic and is what makes Ipswich 'East Anglia's Waterfront Town'. This vibrant area of the town is alive with restaurants, cafes and bars; all perched on the water’s edge. A great place day and night; watch world-class dance at DanceEast, hop on an Orwell River cruise or simply soak up the atmosphere with a stroll along the quayside.


Ipswich has a great transport service network of buses, trains and taxis as well as good access to A12 / A14 arterial roads and is just one hour from both London Stansted and London Southend airports by car, and the train from London Liverpool Street.

What this means to you as a guest is that I make my living providing accommodation, which hopefully translates into you having a good experience. Feel free to read my reviews to verify this. There'll be no arriving outside a property and not being able to contact the owner to get access. You won't find the previous guests half eaten food in the fridge. You will have clean, fresh bedding and towels. I am contactable 24 hours a day in emergencies, and operate a Virtual Concierge service via a very popular messaging app for routine matters. All of my properties are of a high quality, and suited to calm, pleasant people, who will respect my property, their neighbours and local community. If you're here to cause a nuisance to others or party then do yourself a favour and look elsewhere. I do random spot checks to ensure that there is no smoking or illegal activity happening in my properties. Whether you're here for business or leisure, I probably have a place to suit you and your budget. Whether it will be available is another matter though - I enjoy a very high occupancy rate - well over 90% to date - due to offering good quality and service. We offer free meet and greet check-ins between 3pm and 8pm at a mutually agreed time. Between 8pm and 10pm check-ins are charged at £20 per hourly period and are subject to availability. Check-ins after 10pm are subject to availability and a fixed £100 fee.
After you've checked in, we offer a Virtual Concierge Messaging service.
We also have a 24/7 emergency line should an urgent matter arise.
Check out is before 10am. Subject to availability and by prior agreement, we can delay the check out time, at £20 per hour, to cover our additional operating costs.
