Residence 1440 is a fully upgraded luxury residence with penthouse-level finishes located on the 14th floor of 1 Hotel South Beach. Offering 2,092 sq. ft. of interior space, this rare 3-bedroom + den layout combines the comfort of a private residence with the amenities of a five-star resort.

The residence features warm wood flooring throughout, a beautifully upgraded marble kitchen with premium appliances, spacious living and entertaining areas, and designer bathrooms with elegant stone finishes. Floor-to-ceiling windows bring in natural light and create a bright coastal atmosphere.

A standout feature is the dedicated formal dining room with seating for eight, ideal for entertaining, family gatherings, or private chef experiences, a rare offering within 1 Hotel residences.

Guest access
Guests have full access to the resort amenities at 1 Hotel South Beach including multiple pools, the adults-only rooftop pool, full-service beach club, fitness center, spa, restaurants, valet service, and the private residence lobby. Complimentary house car service is also available within a three-mile radius.

Please note: In-room dining is not available for stays under 30 nights. Housekeeping services are managed directly through Five Star Luxury Travel.

Other things to note
For stays of 4 nights or longer, a required mid-stay cleaning fee of $175 applies. This includes a full cleaning service.

After booking, guests will receive a rental agreement where they will be required to:
• Upload a valid government-issued ID
• Register all additional guests for hotel access
• Pay the required cleaning fee
• Place a card on file for incidental charges during the stay

The hotel charges a daily resort fee of $95/night plus tax, paid directly to the hotel at check-in. Valet parking is available only through the hotel at $59/day.

For stays over 30 nights, the resort fee and valet for one vehicle are waived.
