Welcome to your modern and secure home-away-from-home! Guests have full, private access to the entire property, including all living areas, bedrooms, bathrooms, the garage, front patio, back deck, and yard. Smart keypad entry on the front door ensures a convenient, hassle-free check-in experience, with a unique code programmed for your reservation—providing peace of mind and eliminating the need for traditional keys.
While guests are welcome to use the garage for vehicle parking, only the front door locks can be programmed with your unique reservation code at this time. For security reasons, we do not provide garage remotes or keypad access, as these would allow access beyond our control. We ask that guests enter and exit through the front door, as lockouts may occur if exiting through the garage. This policy ensures the highest level of safety for both you and the property, while still providing convenient driveway and garage parking.
Step outside to relax on the patios, enjoy the yard, or unwind on the back deck. Beyond the property, you can take advantage of Bella Vista’s premier recreational amenities. 🎟 Many are managed by the Property Owners Association (POA), with guest passes available upon request:

We love hosting well-behaved pets! 🐶
Pet Limit: Up to two pets allowed. Additional pets or pets over 50 lbs require host approval—please contact us in advance for details and rates.
Pet Etiquette:
Pets must be kenneled/crated when left unattended.
Pets are not permitted on furniture, beds, or in/near the hot tub. Any damage, stains, or odors to bedding or mattresses requiring sanitizing or odor removal will be charged to the guest.
Guests are responsible for cleaning up after pets, including waste and excessive hair.
Crates are not provided by the host.
Pet Fees:
$65 per reservation for up to two pets. Covers typical cleaning only.
Additional charges may apply for abuse of pet etiquette, pet damage, waste, or excessive hair.
Pet hair in the hot tub is strictly prohibited, and any damage will incur repair/replacement fees.
🚭 Smoking & Substances
No smoking of tobacco, marijuana, or other substances inside the home or on the property.
Evidence of smoking or paraphernalia will result in a $500 remediation fee.
Odor mitigation fees may also apply if smoke odors are detected indoors.
Guests are responsible for cleaning up any cigarette butts or trash on the grounds, including exterior areas.

Always report accidental damages or breakages before checkout.
Follow all checkout instructions upon departure.
Guests are responsible for any damage beyond normal wear and tear, including furniture, appliances, or outdoor amenities.
🧼 Mid-Stay Cleaning Policy (14+ Nights)
To ensure a clean, comfortable, and well-maintained experience for both you and future guests, we require at least one mid-stay cleaning for reservations of 14 nights or more.

Hot Tub Servicing: Hot tubs will be drained, cleaned, and refilled to maintain hygiene standards.
Home Refresh: Professional cleaning team restores the home's cleanliness, replenishes basic supplies, and resets the space.
Property Protection: Ensures the home is respected, maintained properly, and supports the owner’s long-term care standards.
💲 Cleaning & Security Deposit:
$250 security deposit is required for extended stays.
Airbnb does not always automatically collect the cleaning fee—guests will be prompted to add this service after booking.

No additional guests or parties without prior host approval.
