Dining & kitchen capacity (16 total dining seats inside):
Formal dining area (8), kitchen island seating(4), and adjacent casual seating areas (4) provide multiple options for shared meals and gatherings.

Drip coffee machine and Nespresso machine, full cookware and chef’s tools, microwave, blender, rice cooker, foil and wrap supplies, and everyday cooking staples (oil, salt, pepper, sugar, coffee, tea) are provided.

Please note that while we strive to keep all amenities in perfect working order, we cannot guarantee that everything will always function 100% of the time. We use high-end appliances (such as Miele and Sub-Zero), which are extremely reliable, but in the rare event that something needs repair, only qualified technicians can service them, and availability may take some time. Rest assured, we will do our best to resolve any issues as quickly as possible.

Guest access
Guests will have exclusive access to the entire property, including:
- All interior living spaces across all three levels (bedrooms, bathrooms, main living room, and upstairs family lounge)
- Year-round indoor swimming pool and cedar sauna (pool room is kept locked until house rules are acknowledged)
- Private home gym with cardio and strength equipment
- Fully equipped kitchen, casual dining areas, and laundry room with washer, dryer, detergent, iron, and steamer
- Backyard and outdoor seating areas

You will check in via self check-in using a secure lockbox. Detailed arrival instructions will be provided prior to your stay.

Certain locked closets and any locked storage rooms (including areas connected to mechanical or pool equipment) are reserved for housekeeping, maintenance, and supplies. The glass door in the gym must be remained closed at all times. Please do not attempt to open these areas.

For pool maintenance, a certified technician may require access approximately every two weeks to balance water and chemicals.
- Pool service will be scheduled between guest stays whenever possible, typically between 11 AM and 4 PM on check-out days
- For longer stays exceeding two weeks, a brief scheduled visit (about one hour) may occur during your stay via the glass doors by the pool. Advance notice will always be provided

Street parking is free and generally available in front of the house. The garage is not available to guests, and there is no EV charger on-site.

POOL & SAUNA SAFETY – IMPORTANT INFORMATION
The indoor pool and sauna are residential systems and must be used safely and responsibly.

By booking this property, you acknowledge and agree to the following:
- No running, diving, or horseplay in or around the pool room
- Children must be supervised by an adult (18+) at all times
- No glassware, bottles, or breakable items in or near the pool area or sauna
- Shower before entering to help maintain proper water balance
- Absolutely no urination, bodily fluids, food, or foreign objects in the pool or sauna
- Contamination may require immediate shutdown and specialized cleaning billed at our technician’s rate of $150/hour
- Keep the pool room door closed at all times for humidity control and safety
- Guests must not tamper with or adjust any pool equipment, heaters, valves, or control panels
- Use of the pool and sauna is at your own discretion (no lifeguard on duty)

POOL & SAUNA USE & TEMPERATURE
- The indoor pool and sauna are available for guest use year-round.
- The pool is not heated and will be at room temperature. Water temperature generally follows the indoor ambient environment and may feel cooler during fall and winter months. The sauna is fully heated and can be used to warm up before or after using the pool.
- Guests are welcome to use the pool and sauna at any time of year, provided all safety rules are followed.

POOL MAINTENANCE
For stays longer than two weeks, a certified pool technician will require access (about one hour) through the glass doors of the pool room to maintain proper water quality and system performance. We’ll always notify you in advance.

GYM & FITNESS ROOM – IMPORTANT INFORMATION
The home gym is a residential fitness space and must be used safely and responsibly.

By booking this property, you acknowledge and agree to the following:

- Use of the gym and all fitness equipment is strictly at your own risk
- Children under 18 are not permitted in the gym without direct adult supervision (18+)
- Only registered guests may use the gym; no outside visitors or personal trainers without host approval
- Proper athletic footwear is required; no bare feet, socks-only, sandals, or heels
- Do not use the gym if you are wet from the pool or sauna, to prevent slipping and equipment damage
- No food is allowed in the gym; only closed-lid water bottles are permitted
- Do not drop weights, slam dumbbells, or misuse equipment
- Return all weights, attachments, and accessories to their proper rack or storage area after use
- Do not move large equipment (treadmill, bike, cable machine, bench) from its current position
Inspect equipment before use; if anything appears damaged, loose, or unsafe, do not use it and notify us immediately
- Guests with medical conditions, injuries, or pregnancy should consult a physician before using the gym
- No roughhousing, horseplay, or group activities that could cause injury or damage
- Keep the gym tidy at all times and avoid leaving equipment on the floor where it may become a tripping hazard
- If you are unfamiliar with an exercise or piece of equipment, do not attempt to use it without proper knowledge or instruction from a qualified professional outside of this property

The owners and hosts are not responsible for any injuries, accidents, or health issues that may occur as a result of using the gym or fitness equipment. By using the gym, you accept full responsibility for your own safety and the safety of any minors under your care.


SECURITY CAMERAS
Exterior cameras are installed at entry points and around the perimeter of the property for safety and asset protection. They record 24/7 and are strictly exterior only — no cameras indoors or in private interior areas. Tampering with cameras or security equipment is strictly prohibited.

QUIET HOURS
Located in one of Vancouver’s most peaceful residential neighborhoods, we kindly ask all guests to respect:
- Quiet hours: 9 PM – 9 AM (indoors and outdoors)

PARKING
Free street parking is available directly in front of the house, subject to city bylaws.

SAFETY FEATURES
Smoke and carbon monoxide detectors are installed on multiple levels, and fire extinguishers are located throughout the home for your safety and peace of mind.

HOUSEKEEPING & SUPPLIES
Our cleaning team photographs the property before and after each stay. Please notify us immediately if any damage occurs. We provide essentials such as oil, sugar, salt, pepper, coffee, tea, foil, and saran wrap, as well as laundry detergent, an iron, and a steamer. If anything is missing, we’ll restock promptly.

HOUSE RULES AGREEMENT
By booking this property, you agree to abide by all house rules below to ensure a peaceful stay for you and our neighbors.
Violations may result in removal without refund and responsibility for any associated fines, damages, or costs.

1. Occupancy
Maximum 16 guests (2 per bed). No unregistered visitors or overnight guests are allowed at any time.

2. Intended Use
This home is intended for quiet families and calm, respectful groups only. It is not suitable for party groups, event hosting, or social meet-ups with outside visitors.

3. Events & Parties
Strictly prohibited — including parties, gatherings, celebrations, commercial shoots, or dinners with outside guests. This home is for quiet enjoyment only.

4. Pets
Not permitted. This property is maintained as an allergen-conscious environment.

5. Shoes
Please remove shoes inside the house to help keep floors and carpets clean.

6. Smoking
No smoking, vaping, or marijuana use inside the home or within 2 metres of the property. Dispose of any cigarette waste responsibly off-site. Evidence of smoking may result in additional cleaning fees and penalties.

7. Noise
Quiet hours are 9 PM–9 AM (indoors and outdoors). Any excessive noise, neighbor complaints, or disturbance may result in cancellation of the reservation without refund.

8. Pool & Sauna
No running, diving, or horseplay in or around the pool room. No food, drink, glass, or bodily fluids in the pool or sauna. Children must be supervised at all times by an adult (18+). Guests must not adjust or interfere with pool or mechanical equipment.

9. Maintenance Access
Authorized staff or technicians may enter with advance notice for scheduled pool service, necessary maintenance, or urgent repairs. For longer stays exceeding two weeks, a brief pool maintenance visit (about one hour) may occur during your stay.

10. Damages & Missing Items
Our cleaners document the property condition before and after each stay. Guests are responsible for repair or replacement costs for any damage, excessive wear, missing items, or extra cleaning required (including specialized pool cleaning at $150/hour if contamination occurs).

11. Security
Exterior cameras record continuously 24/7 for safety and property protection. Tampering with, covering, or disconnecting cameras or security equipment is prohibited.

12. Check-In / Check-Out
- Check-in: 4 PM | Check-out: 11 AM
- Early check-in or late check-out requests require at least 48 hours’ notice, are subject to availability and host approval, and may incur an additional fee.
