Please note that while we strive to keep all amenities in perfect working order, we cannot guarantee that everything will always function 100% of the time. We only have high-end appliances (like Sub-Zero, Wolf, Miele, etc...), which are extremely reliable. The house is also completely brand new, but in the rare event that something needs repair, only highly qualified technicians can fix them, and availability may take some time. Rest assured, we will do our best to resolve any issues as quickly as possible.

Guest access
Guests will have exclusive access to the entire property, including:

- All interior living spaces (main and upper levels, bedrooms, and bathrooms)
- Heated outdoor pool, Jacuzzi, and sauna
- Outdoor BBQ area, mini putt, and fenced backyard
- Two full kitchens, laundry room, and gym
- Private home office with soundproof sliding doors

You will check in via self check-in using a secure lockbox. Detailed arrival instructions will be provided prior to your stay.

Certain locked closets and one storage room inside the laundry area are reserved for housekeeping and supplies. Please do not attempt to open these areas.

HOT TUB & POOL HOURS
• The hot tub and pool may only be used between 10:00 AM and 8:00 PM.
• Absolutely no hot tub or pool use after 8:00 PM. This is due to our neighbours’ extremely strict quiet hour policies.
• No outdoor gatherings of any kind during quiet hours (after 8:00 PM until 10:00am).
• The hot tub covers must remain closed between 8:00 PM and 10:00 AM.


For pool maintenance, a certified technician may require access approximately every two weeks to balance water and chemicals.

- Pool service typically occurs between 11 AM and 4 PM on check-out days whenever possible.
- For longer stays exceeding two weeks, a brief scheduled visit (about one hour) may occur during your stay. Advance notice will always be provided.

Street parking is free and available in front of the house. The garage has become a gym so no garage will be available, and we do not have an EV charger.

We also have gardeners that come routinely. We pay for their yearly service so they will come routinely to help us maintain our garden, grass, and front yard. They come more often in the summer compared to winter times. If you see them on the property, in our backyard, or on the patio, please don’t be surprised. They most often use leaf blowers and trimmers in the morning times. They will only access the exterior of the house to get rid of leaves that fall or to upkeep our garden, yard, and greenery. They may also use the exterior outlets to plug in their tools by the front door, but they will have zero access inside the Airbnb.

POOL & JACUZZI SAFETY – IMPORTANT INFORMATION
The outdoor pool and Jacuzzi are residential systems and must be used safely and responsibly.

By booking this property, you acknowledge and agree to the following:
- No running, diving, or horseplay around the pool area
- Children must be supervised by an adult (18+) at all times
- No glassware, bottles, or breakable items near the pool or Jacuzzi
- Shower before entering to maintain proper water balance
- Absolutely no urination, bodily fluids, food, or foreign objects in the pool or Jacuzzi
- Contamination may require immediate shutdown and specialized cleaning billed at our technician’s rate of $150/hour
- Keep the pool area gate closed for safety and privacy
- Use of the pool and Jacuzzi is at your own discretion (no lifeguard on duty)


HOT TUB & POOL HOURS

POOL & JACUZZI HEATING
The outdoor pool and Jacuzzi are available for guest use year-round.
Heating is optional and offered at $100 CAD per night for the entire duration of your stay.

For example, a 3-night stay will incur an additional $300 CAD if heating is requested.
Because the heating system requires several hours to reach temperature and operates as a single unit for both the pool and Jacuzzi, we are only able to provide heating for the full length of your reservation rather than selected nights.

Please provide at least 48 hours’ notice prior to arrival if you would like the pool heated.
Both the pool and Jacuzzi share the same heating system and cannot be warmed separately.

Heating the pool consumes a significant amount of electricity, particularly during the cooler winter months. To keep our nightly rates fair for guests who may not wish to use the pool (especially during winter times and rainy seasons), so we’ve made heating completely optional.

Guests are always welcome to use the pool and Jacuzzi without heating, at ambient temperature, any time of year. The City of Vancouver requires mandatory cleaning of the pool every two weeks all year long, so rest assured the pool will be cleaned and available all year long!


POOL MAINTENANCE
For stays longer than two weeks, a certified pool technician will require access (about one hour) through the lower-level recreation and laundry area to maintain water quality. We’ll always notify you in advance.

GYM & FITNESS ROOM – IMPORTANT INFORMATION
The home gym is a residential fitness space and must be used safely and responsibly.

By booking this property, you acknowledge and agree to the following:

- Use of the gym and all fitness equipment is strictly at your own risk
- Children under 18 are not permitted in the gym without direct adult supervision (18+)
- Only registered guests may use the gym; no outside visitors or personal trainers without host approval
- Proper athletic footwear is required; no bare feet, socks-only, sandals, or heels
- Do not use the gym if you are wet from the pool or sauna, to prevent slipping and equipment damage
- No food is allowed in the gym; only closed-lid water bottles are permitted
- Do not drop weights, slam dumbbells, or misuse equipment
- Return all weights, attachments, and accessories to their proper rack or storage area after use
- Do not move large equipment (treadmill, bike, cable machine, bench) from its current position
Inspect equipment before use; if anything appears damaged, loose, or unsafe, do not use it and notify us immediately
- Guests with medical conditions, injuries, or pregnancy should consult a physician before using the gym
- No roughhousing, horseplay, or group activities that could cause injury or damage
- Keep the gym tidy at all times and avoid leaving equipment on the floor where it may become a tripping hazard
- If you are unfamiliar with an exercise or piece of equipment, do not attempt to use it without proper knowledge or instruction from a qualified professional outside of this property

The owners and hosts are not responsible for any injuries, accidents, or health issues that may occur as a result of using the gym or fitness equipment. By using the gym, you accept full responsibility for your own safety and the safety of any minors under your care.

SECURITY CAMERAS
Exterior cameras are installed at all entry points, around the pool, and by the garage for safety and property protection. They record 24/7 and are strictly exterior only — no cameras indoors or in private areas.

QUIET HOURS
Located in one of Vancouver’s most prestigious and peaceful neighborhoods, we kindly ask all guests to respect:

Outdoor quiet hours: 8 PM – 10 AM

Indoor quiet hours: 10 PM – 8 AM
Indoor activity is fine with doors closed, as the home is well sound-insulated.

PARKING
Free street parking is available directly in front of the house. The garage and EV charger are not available to guests.

SAFETY FEATURES
Smoke and carbon monoxide detectors are installed on every floor, and fire extinguishers are located throughout the home. The property also features earthquake-safe construction, offering peace of mind and long-term security.

HOUSEKEEPING & SUPPLIES
Our cleaning team photographs the property before and after each stay. Please notify us immediately if any damage occurs. We provide essentials such as oil, sugar, salt, pepper, and coffee. If anything is missing, we’ll restock promptly.

BBQ USE
Guests may use the outdoor BBQ and sink. Please turn off the propane valve after each use and store the tank securely.

MINI PUTT
Complimentary putters and balls are provided. Please return all equipment after use to avoid replacement fees.



HOUSE RULES AGREEMENT

**By booking this property, you agree to abide by all house rules below to ensure a peaceful stay for you and our neighbors.
Violations may result in removal without refund and responsibility for any associated fines, damages, or costs.

1. Occupancy
Maximum 16 guests (2 per bed). No unregistered visitors or overnight guests without written approval.

2. Events & Parties
Strictly prohibited — including gatherings, commercial shoots, or celebrations. This home is for quiet enjoyment only.

3. Pets
Not permitted. This property is maintained as an allergen-free environment.

4. Shoes
Please remove shoes inside. Complimentary slippers are provided.

5. Smoking
No smoking, vaping, or marijuana use inside or within 2 metres of the house. Dispose of cigarette waste responsibly.

6. Noise
Outdoor quiet hours 8 PM–10 AM / Indoor quiet hours 10 PM–8 AM. Any excessive noise or disturbance may result in cancellation without refund.

7. Pool & Jacuzzi
No running, diving, or horseplay around the pool area. Children must be supervised at all times.

8. Maintenance Access
Authorized staff may enter only with advance notice for scheduled pool service or urgent repairs.

9. BBQ Safety
Always turn off propane after use and store the tank safely.

10. Damages & Missing Items
Our cleaners document the property condition before and after each stay. Guests are responsible for repair or replacement costs.

11. Payments
All fees, including optional add-ons, must be processed through Airbnb. No off-platform payments are accepted.

12. Security
Exterior cameras record continuously 24/7. Tampering is prohibited.
