The Lookout is all about making the most of where you are. With reversed living, the upstairs space gives you panoramic lake views from the best seat in the house. Four bedrooms, two en-suites and a master with its own balcony make it easy for groups to spread out, then come back together upstairs where everything happens. A place built for gatherings, shared stories and a bit of adventure.

The space
The Lookout sleeps up to eight across four bedrooms, including two en-suite rooms and a master with a private lake-view balcony. Reversed living places the open-plan kitchen, dining and lounge upstairs, giving you elevated views across the water throughout the day. Smart lighting, integrated speakers and relaxed, sociable interiors make it easy to unwind and spend time together.

Outside, two terraces provide space for slow mornings and long evenings, with a private hot tub, outdoor seating, and direct access to the lake. A kayak and life jackets are provided, making it easy to explore the water right from your doorstep.

The Lookout is dog-friendly and sits within the peaceful, gated Waters Edge estate. There is also a futon suitable for a child sharing with parents.

Guest access
You’ll have full use of the lodge, along with the private hot tub, outdoor dining area and BBQ. The enclosed deck leads directly to the water, and private parking is right outside the property within a secure, gated estate.

Other things to note
We’re dog-friendly and welcome up to two dogs (a third may be possible on request). A high chair and travel cot are already at the property and ready to use at no extra cost, so there’s no need to request them in advance. We can also help with light decoration touches for birthdays, proposals or other occasions.

Open-water swimming is permitted directly from the deck and is one of the highlights of staying here. Swimming is at guests’ own risk and requires a waiver before arrival. Paddleboard hire is available, and with easy lake access, it’s perfect for slow mornings on the water or sunset paddles.

The lodge sits within the private, gated Waters Edge estate - a peaceful place designed for relaxed breaks rather than large or noisy gatherings. If you’re travelling with a bigger group, we manage more than 18 homes on Waters Edge and nearly 50 across the wider Cotswolds, so we can recommend neighbouring houses or help coordinate multiple bookings.

This lakeside setting brings together natural beauty and an outdoors-focused lifestyle. It is ideal for walking, cycling, paddleboarding, or simply unwinding beside the water. Wildlife is abundant, the air is calm, and the area offers the feel of a true escape.

South Cerney is only a few minutes away and is one of the most established villages in the area. It offers traditional stone cottages, local shops, good pubs and friendly cafés. Tree-lined lanes and village greens lead directly towards scenic lakeside routes.

Cirencester is around 10 to 15 minutes by car and offers boutique shopping, restaurants, markets and a rich sense of history. Kemble Station is also close, with direct trains into London, making the location practical for weekend visits or longer stays.

Life here feels relaxed and connected to nature. Morning coffee can be enjoyed with views over the water, and evenings invite slow walks at sunset. It is a rare location that offers privacy, convenience, nature, and excellent access all at once.
