Under the New South Wales Government's Short Term Rental Accommodation (STRA) Regulations, all properties in NSW must be registered on the STRA Register to host on Airbnb.

To add your property to the NSW STRA Register, follow the below steps:
1. Visit the NSW Government Planning Portal
2. Create an account on the Portal or log in to complete the registration form. You may log in using your Service NSW account.
3. Pay the registration fee of $65 and submit your application.
4. Once your application has been submitted, take note of the registration number provided as you will need to add this to your Airbnb listing.

Add your STRA Registration number to your Airbnb listing.
To add your STRA registration number to your existing Airbnb listing, follow these steps:
1. After receiving your registration number, log in to your Airbnb account.
2. Switch to your Host profile.
3. Click on your listing to bring up the listing details, then go to Policies and rules > Laws and regulations > Regulations.
4. Click edit and follow the prompts to add your registration number.
5. Click save.
Your registration number will now appear on your listing.

Do I need to register my property?
All short-term rental accommodation listings on Airbnb, based at a NSW address, are required to register with the NSW Government and provide a valid registration number to Airbnb. Only traditional Tourist accommodations (hotels, motels and serviced apartments) are exempt from registration, but require this exemption to be claimed in the Airbnb listing details.
What are the fees associated with registration?
There is an initial fee of $65 to register a property for STRA. This initial fee covers the first 12 months period on the STRA Register. This fee is paid to the NSW Government for each property that is registered as part of the STRA Regulations. After the initial 12 months period, there is an annual renewal fee of $25.
If I plan to list another property, may I use the same STRA registration number?
Put simply, no, you cannot use the same registration number for different properties. The registration number is unique to the property. You cannot use a registration number for another property. You must register that property with the NSW Government's Planning Portal and then add the registration details to the Airbnb listing for that property.
What happens if I don't register my property?
For hosts setting up a new listing, it is a requirement to input your registration details or claim your exemption during the listing creation process. You will be unable to publish your listing until this information is provided.
For hosts with existing listings, If you do not register your property with the NSW Government STRA register or claim an exemption, you will be unable to accept short term rental bookings on Airbnb.
For Hosts with existing listings; if you have length of stay settings that allow for long term stays (90 days or more), your listing will be limited to those settings.
If your listing does not allow for long term stays, your listing will be deactivated.
For hosts with existing listings, If you do not register your property with the NSW Government STRA register or claim an exemption, you will be unable to accept short term rental bookings on Airbnb.
