Listing setup
Complete my Inventory & Policy Checklists, write a property description, answer Airbnb questions, take pictures and list it.
Booking request management
I promptly answer guest inquiries, and follow up to earn new reservations. With a well managed calendar, declines are rare.
Guest messaging
Send a reservation confirmation, an ETA request, a check-in message with instructions, checkout details and answer questions.
Setting prices and availability
I increase rates during popular local events/seasons and set promotional short-term discounts for upcoming, unbooked nights.
Onsite guest support
I’m available every day/evening of the week, and if there is an issue, it will get worked on until it is safely resolved.
Cleaning and maintenance
I train my team to follow a checklist when cleaning and restocking essentials. Cleanliness is top priority!
Listing photography
I take as many photos as necessary for potential guests to get a feel for the flow of the home. Editing is included.
Interior design and styling
I created an Inventory Checklist that lists essential items and stylish items for each room. I use this as my planning tool.
Licensing and hosting permits
If there is a HOA, I ask them to review their CC&R’s to determine if short-term rentals are allowed. Town laws are posted.
Additional services
I offer comprehensive management of lawn care, firewood, water filters/softeners, snow removal, laundry, trash removal etc.
